Fire damper testing for sites in Rise Park

Fire damper testing in Rise Park, done properly

The point of testing is to find dampers that fail. When one sticks, has a damaged link or is corroded, we report it and offer remedials, so the fault doesn’t just sit on a list. Common call-outs are for dirty dampers that may not close and motorised smoke dampers due for testing, across motorised smoke dampers, hospitals and care homes and riser dampers.

Damper testing in London buildings is normally planned around the people in them, so we work floor by floor or out of hours. We agree access to ceilings, risers and plant rooms with the building before we start.

The sign-off is always in writing: a written report, dated and illustrated with pictures, plus a certificate through the BESCA Vent Hygiene Elite portal when the work is a TR19® Grease clean. It shows what was done and what, if anything, couldn’t be reached.

The process

Before we leave, we walk the area with whoever is on site. Anything we couldn’t reach or that needs attention is pointed out there and then, and it goes on the report too. The visit takes a couple of hours for a few dampers, and a day or more across a big site. Many London buildings have a managing agent, a security desk or a permit-to-work system, so tell us who to contact in Rise Park.

  1. First we look at any damper register, drawings or earlier test reports.
  2. Dampers are located one by one and reached through their access panels.
  3. We release each fire damper blade and operate smoke dampers from their controls.
  4. We reset every damper that passes and check it’s left open.
  5. The results go into a report, with failed dampers and remedials listed.

Preparing for the visit

  • Tell us the best time to work, such as after service or at a weekend
  • Name a contact who can let us in at the agreed time
  • Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas

Ask for a quote

Photos are enough for some jobs, while others need a look on site. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, you get a fixed price before work begins.

When to call us in Rise Park

Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person has a duty to keep fire safety measures working, and dampers are part of those measures. Employers, owners, landlords and managing agents all need evidence that the dampers have been checked.

If you notice any of these, it’s worth a diagnosis:

  • Dampers overdue for their annual drop test
  • Gaps in the fire damper test log
  • Motorised smoke dampers due for testing
  • Fire damper items raised by an assessor

Historic buildings that have had ventilation added later can hide dampers in awkward places; Hare Hall, about 1.3 miles south-east, is one of the historic houses in the area around Rise Park.

What your quote should include

  • Whether the whole system is included, or only the parts that are easy to reach
  • Whether a written report and pictures are included
  • Whether the quote shows VAT
  • Whether the price is fixed

Questions to ask before you book

What fire damper testing can’t fix

It’s worth knowing the limits before booking:

  • Missing dampers that a designer needs to specify
  • Control wiring problems outside the damper itself
  • Approving the building’s fire strategy

Not sure which it is? You can phone us on 0345 646 2711 or email us and we will tell you honestly before booking.

What we work on in Rise Park

Why it’s worth doing now in Rise Park

When something goes wrong, people ask what checks were in place. A damper test log helps show the responsible person kept on top of things, and they only exist if the testing happened. It’s better booked as a planned job in Rise Park than handled as an emergency.

One small site or a whole estate, we price it on the same basis: what needs doing, how we get to it and when. You will have a fixed price before any work starts.

What you get with us

  • BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease

Questions from Rise Park

Which fire authority looks after Rise Park?

That is London Fire Brigade. Failed dampers on a report should be followed by a record of the repair, so the file shows the problem was closed out.

Can the work in Rise Park be done at night or at weekends?

Yes, out-of-hours work is a big part of what we do. It means the site in Rise Park keeps running as normal. When you call 0345 646 2711 or send us an email, mention when the site is quiet.

Who is the responsible person?

The Fire Safety Order 2005 calls them the responsible person: often the employer, owner or occupier. Landlords, facilities managers and managing agents can also hold responsibility.

How do you deal with dampers that can’t be reached?

Any damper we cannot reach is listed on the report, so you know exactly what’s outstanding. Fitting an access panel is the usual fix, and we can quote for it.

Whose job is it to make sure fire dampers are tested?

It’s the responsible person, under the Fire Safety Order 2005. Testing at least yearly and keeping the reports is how they can show it’s being done.

What should I send you?

Where the site is, what it is and when it’s open, plus pictures of the system and your last certificate or report if you have one.

Do you work with multi-site operators?

Yes. Our area covers London and the South East, so we can schedule a run of sites on one programme. Each site gets its own report and photos.

Is TR19 cleaning required by law?

No. The law sets the duty; TR19® is the benchmark used to show it’s met. Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person has to manage fire risk, and many insurers can refuse or reduce a claim without proof of cleaning.

How we price fire damper testing

We do not publish a price list, because sites vary so much. The quote depends on:

  • How big the system is
  • The times the site is available
  • One-off work versus a regular cycle
  • Where the site is and how we reach it

No two sites are the same, so we price each one individually. Size, access, the condition of the system and when we can work all make a difference.

Asking for a quote

The more you tell us, the more accurate the quote. When you get in touch, it helps to send:

  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • When the site is open and when it’s quiet
  • Where the site is and what kind of site it is
  • Your last certificate, test record or report

Every quote begins with a look at the system, either from pictures and details you send or from a site visit. Then we send a fixed price, before we start.

Aftercare tips

To keep the system working properly between visits:

  • Keep cables and fixings away from damper blades
  • Store test records alongside the fire risk assessment
  • Add new dampers to the register as they’re fitted
  • Act on failed dampers rather than leaving them on file

After testing, you get a report listing each of the fire and smoke dampers we tested, with its location and its result. Keep it with the building’s fire safety records so it’s ready when your assessor or insurer asks.

Deal with leaks and condensation near dampers quickly. Rusted parts are one of the main reasons dampers fail to close.

Fire dampers in Rise Park buildings

Food Standards Agency data includes about 20 schools, colleges and universities, about 54 caring premises (care homes, nurseries and hospitals) and about 7 hotels, B&Bs and guest houses within roughly a mile and a half of the centre of Rise Park. Buildings like these often have ducted ventilation, and wherever a duct crosses a fire-resisting wall or floor there should be a damper, tested at least once a year. Rise Park sits within the area of London Fire Brigade. Under the Fire Safety Order, the responsible person has to keep fire safety systems, dampers included, in working order, and the fire authority enforces that in most non-domestic premises. For Rise Park, the closest hospital is Harold Wood Hospital, roughly 1.8 miles east. Smaller healthcare sites, from surgeries to care homes, need the same annual damper test as a hospital.

If you manage a school site such as Rise Park Infant School, any fire dampers can be tested in the holidays. Healthcare buildings such as Harold Wood Hospital (about 1.8 miles east) rely on fire compartments, and the dampers in them need testing at least annually.

Staff cleaning versus specialist work

When your team notices a problem between visits, like drips, unusual noise, smells or damaged filters, it’s best reported rather than tackled in-house. We can diagnose it and quote.

In-house cleaning and specialist cleaning do different jobs. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they don’t reach the grease that builds up further in. Reaching it takes a specialist with the right equipment.
