Landlords, agents and facilities managers
Multi-site operators often want one contractor and one number. We cover South East England and London, so a run of sites can go into one programme and kept to a regular schedule.
We regularly work with managing agents. Send the address, what’s needed and how access works, and we will send a fixed quote.
Fire damper testing in Reigate, done properly
Testing finds the dampers that will not close. Where a blade sticks, a link is damaged or corrosion has set in, we note it and can quote to repair or replace the damper rather than leaving you with a problem and no fix. If you have smoke dampers with no recent test and fire damper items raised by an assessor, we can help.
Many building managers in towns like Reigate find out about their dampers through a fire risk assessment. A first test normally starts with tracing the ductwork and recording every damper and its access.
It’s worth checking any contractor’s accreditations. We are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we hold CHAS, SafeContractor and ISO 9001, and we’re fully insured.

Do you need fire damper testing in Reigate?
Dust settles on damper blades, runners and springs over the years. Where the duct carries grease or cooking vapour, grease coats them too, and either one can hold the blade part-open.
Any of these means the system needs a check-up:
- Blades that jam part-way when released
- Fire damper items raised by an assessor
- Dirty dampers that may not close
- Corroded dampers in damp risers and plant rooms
Wherever there are offices above shops, near Reigate station or elsewhere in Reigate, ductwork may cross fire-resisting floors, and any dampers need testing.
What your quote should include
- Whether the whole system is included, or only the parts that are easy to reach
- What paperwork you get at the end
- Whether the work can be done while the site is closed
- Whether VAT is included
Reigate questions
Can you work in Reigate outside opening hours?
Yes. We work evenings, overnight and at weekends. That way a site in Reigate does not have to lose a day’s trading. When you ring 0345 646 2711 or use the quote form, mention when the site is quiet.
Can fire dampers in schools around Reigate be tested in the holidays?
Yes, and it’s the easiest time to do it. With about 15 schools and colleges on the FSA’s register within roughly a mile and a half of Reigate, it pays to plan holiday dates ahead. Send us your term dates when you ring 0345 646 2711 or drop us a line, and we will fit the work in.
How often do fire dampers need drop testing?
BESA guidance calls for testing by a competent person at least once a year. Dampers should also be tested when they’re first installed.
Who has the duty to keep fire dampers working?
The Regulatory Reform (Fire Safety) Order 2005 puts it on the responsible person. Testing at least yearly and keeping the reports is how they can show it’s being done.
Will we get a certificate for the dampers?
Our paperwork is a test report, not a certificate of compliance. It lists each damper, the result and any remedials needed.
Do you offer maintenance contracts?
Yes. Plans on a 3, 6 or 12-monthly cycle are available, depending on what the system needs.
Do we lose a day’s trading?
Not usually. Booking the work out of hours means the site can carry on as normal. Bigger sites can be done in stages so parts stay in use.
Who is the responsible person?
The law calls them the responsible person. That is generally the employer or the person in control of the premises, and where several people have control, each can have duties. Your lease and fire risk assessment should make it clear.
What the work involves, part by part
Offices and retail
In offices and retail units, dampers tend to be hidden above working areas. Testing can be done outside opening hours to keep disruption down.
Schools, hospitals and care homes
In hospitals and care homes, people are there day and night. The sequence of testing is agreed with staff to keep disruption to a minimum.
Between visits
Here’s the after-treatment advice, short and simple:
- Brief other trades about dampers in ceilings and risers
- Keep ceiling hatches and duct panels easy to open
- Book the next test before the year runs out
- Act on failed dampers rather than leaving them on file
Share the results with your fire risk assessor, so the assessment reflects where the dampers stand. Outstanding faults should be dealt with, not left on file.
Make sure every damper can be reached. If a damper has no access panel, have one fitted before the next test.
What a clean won’t put right
Fire damper testing can’t fix everything, and we’d rather say so up front. It does not solve:
- Ductwork crossing a fire wall with no damper fitted
- Sign-off of the whole building’s fire safety
- Deciding where dampers should be fitted
Not sure which it is? You can ring 0345 646 2711 or email us and we will tell you honestly before you book.

What fire damper testing looks like in Reigate
Food Standards Agency records list about 15 schools, colleges and universities and about 19 care, childcare and hospital premises registered as food businesses within 1.5 miles or so of the middle of Reigate. Smaller healthcare sites, from surgeries to care homes, need the same annual damper test as a hospital. Reigate is covered by Surrey Fire and Rescue Service. When a fire safety officer audits a non-domestic building, maintenance of systems like dampers can come up.
For schools like Reigate Priory Community Junior School, damper testing is easiest in the holidays, when corridors and ceilings are clear. Healthcare buildings such as East Surrey Hospital (about 2 miles south-east) rely on fire compartments, and the dampers in them need testing at least annually.

How it works
Our technicians bring everything the work needs, including protection sheets, the right tools and access kit. You only need to give us clear access and switch off what needs to be off. The visit takes anything from a couple of hours for a handful of dampers to a full day for a large building. Before the visit, a few pictures of the system and how to reach it help us plan the work in Reigate.
- We plan access and timing with you first, including any out-of-hours work.
- We open up ceilings and hatches and take off each access panel.
- The blade is released and watched to make sure it closes fully.
- The damper is reset and its condition noted.
- Panels and tiles go back, and the results are written up.
How to prepare
- Have your last certificate or report to hand
- Clear the space around the work
- Name a contact who can let us in at the agreed time
