Fire damper testing for kitchens and businesses in Epsom

Smoke dampers work differently from fire dampers. Smoke dampers are motorised and are opened and closed by a control system, so testing means running them through their controls and checking that each blade moves fully and returns. The work covers offices and schools, hospitals and care homes and riser dampers, and people most often call us about dampers that can’t be reached without an access panel and dampers overdue for their annual drop test.

Many buildings in a town like Epsom have only a few dampers, but a damper that has never been tested can stick just as easily as one in a tower block. Dust, grease and corrosion are what stop a blade closing.

It’s worth checking any contractor’s accreditations. We are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we hold CHAS, SafeContractor and ISO 9001, with full insurance on top.

Honest limits

A few issues sit outside what this work can do:

  • Ductwork crossing a fire wall with no damper fitted
  • Fire alarm or control system faults behind a smoke damper
  • Deciding where dampers should be fitted

If in doubt, ring 0345 646 2711 or send us an email and we will say what we think before you book.

What your team can do, and what needs us

A few tasks are always specialist work: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease call for the right kit, training and safe access. Leave those to us.

Good housekeeping makes our visits easier, not unnecessary. Clean filters and tidy surfaces slow the build-up, but the parts you can’t see still need a specialist at the right interval.

How it works

On the day, we arrive at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Equipment that has to be off is switched off and allowed to cool first, and floors and nearby surfaces are sheeted. On site, it takes from an hour or two in a small building to several visits on a large estate. In a town like Epsom, we normally work after closing or on a quiet day, so the site opens again on time.

  1. First we check the schedule and the last set of results.
  2. Each damper is found and checked for access.
  3. Fire dampers are drop tested, and smoke dampers are tested through their controls.
  4. Passes are reset and any failures recorded with the reason.
  5. We report the results and offer remedials on failed dampers.

Before we arrive

  • Arrange a key holder or contact on site
  • Tell us about site rules, permits or sign-in
  • Allow time for equipment near the work to be turned off and cool down

Photos are enough for some jobs, while others need a look on site. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, the quote is fixed before any work is booked.

For landlords and multi-site operators

The Fire Safety Order 2005 puts the duty to manage fire risk on the responsible person, which may be the employer, owner, landlord, FM or managing agent. Where responsibility is shared, records matter even more.

We regularly work with managing agents. Send the address, what’s needed and how access works and we’ll come back with a fixed quote.

Fire dampers in Epsom buildings

Food Standards Agency records list about 21 schools, colleges and universities and about 25 caring premises (care homes, nurseries and hospitals) registered as food businesses within roughly a mile and a half of the centre of Epsom. If any of them has ducted ventilation, its dampers need an annual drop test at least. For Epsom, the closest hospital is Epsom General Hospital, roughly 0.8 miles south. A hospital is the kind of building where dampers sit on every floor, and clinics, surgeries and care homes need the same annual testing for any they have. The fire and rescue service for Epsom is Surrey Fire and Rescue Service. Its fire safety officers enforce the Fire Safety Order in most non-domestic buildings, and that covers fire safety systems such as dampers.

Historic buildings that have had ventilation added later can hide dampers in awkward places; Fitznells Manor, about 1.3 miles north-east, is one of the historic houses in the area around Epsom. For managed buildings around Epsom station, damper testing can be booked out of hours so tenants are not disturbed.

Epsom is about 12 miles south of Kensington, in Surrey. Wherever you are in the KT19 postcode area, we can take on fire damper testing. Our area takes in 395 places across Surrey, large and small. We also work in London, around 14 miles away.

That includes premises on High Street, Upper High Street and Church Road and the roads around them. Epsom is on the A24 and B280, so it’s easy for us to get to for fire damper testing. If your site is just outside Epsom, we cover Ewell (1 mile north-east), North Looe (1 mile east), Horton (1 mile north-west), Epsom Downs (1 mile south-east) and Langley Vale (2 miles south). Larger places within reach include Guildford (15 miles south-west), Woking (13 miles west), Horley (12 miles south), Redhill (8 miles south-east), Egham (14 miles north-west) and Reigate (7 miles south-east). As one of the bigger places in Surrey, Epsom has a wide mix of commercial premises, all within our area for fire damper testing.

How we price fire damper testing

We quote each job individually. These are the things that affect it:

  • How many systems or sites are involved
  • What state the system is in
  • Any permits to work or inductions
  • The size of the system

Putting the work off seldom saves money. Problems in a system tend to grow, and a neglected system can mean more work. If you’re not sure what’s needed, give us a ring on 0345 646 2711, or email photos for straight advice and a fixed quote.

What to send for a quote

To speed up the quote, send us:

  • When the site is open and when it’s quiet
  • Wide photos of the system and the area around it
  • Where the site is and what kind of site it is
  • Detail shots of panels, filters and grilles

If you need fire damper testing in Epsom, give us a ring on 0345 646 2711, or send details by email. Let us know the site type and the opening hours, and send pictures or your last report if you can. We typically send a fixed quote within one working day.

When to call us in Epsom

Corrosion is another common cause of failure. Condensation, leaks and damp plant rooms corrode the parts that need to move, so a damper can seize without anyone noticing.

Signs it’s time to call us include:

  • Dust or grease build-up on damper blades
  • Blades that jam part-way when released
  • Rusted damper blades and springs
  • Fire damper items raised by an assessor

Hospitals such as Epsom General Hospital, about 0.8 miles south, are a good example of buildings with dampers on many floors; if you manage a clinic, surgery or care home near Epsom, the same annual testing applies.

  • Whether the whole system is included, or only the parts that are easy to reach
  • What paperwork you get at the end
  • Whether the quote shows VAT

Our hiring checklist

Between visits

So the system stays in good health:

  • Diary the annual test well ahead
  • Get remedials done soon after a failed test
  • Do not let anything obstruct a damper’s blade
  • File every damper report where your assessor can find it

Pass the report to whoever keeps your fire risk assessment up to date so their assessment matches what was found. Outstanding faults should be dealt with, not left on file.

Where a damper sits in ductwork that collects dust or grease, keeping that ductwork clean helps. Duct cleaning and damper testing can be planned side by side.

Your questions about fire damper testing in Epsom

Do you work at weekends in Epsom?

Yes, nights and weekends are routine for us. The site is handed back ready to open. Just phone us on 0345 646 2711 or use the quote form with your opening times and we will plan around them.

Who enforces fire safety at workplaces in Epsom?

Surrey Fire and Rescue Service is the fire and rescue service for Epsom. Failed dampers on a report should be followed by a record of the repair, so the file shows the problem was closed out.

How do you deal with dampers that can’t be reached?

Any damper we cannot reach is listed on the report, so you know exactly what’s outstanding. Fitting an access panel is the usual fix, and we can quote to fit one.

Is there a survey before the work?

Yes. Every job is surveyed first, either from photos and details you send or on a site visit. Then you get a fixed quote.

How often do fire dampers need drop testing?

BESA’s guidance is a test on installation and at least once a year after that. Some sites choose to test more often where the risk is higher.

What does TR19 mean?

A BESA specification in two main parts: TR19® Grease for kitchen extract systems and TR19® Air for general ventilation. It isn’t law, but it’s the benchmark.

Which kinds of sites do you work on?

Any site with a kitchen or a ventilation system to look after, from a small pub to a hospital. We work with hotels, schools, care homes, offices, retail and leisure sites.

What happens if you can’t reach some of it?

We never leave them off the paperwork. The report says which parts couldn’t be reached and why, and we can quote to improve the access.
