What staff can safely do

Staff cleaning does not replace a specialist visit; it supports it. Regular in-house cleaning slows the build-up, but the parts you cannot see still need a specialist at the right interval.

For ventilation and air handling systems, in-house care is mostly about checks: clear grilles, a log of filter changes and reporting anything odd. The inside of ducts and units needs a specialist.

How we handle fire damper testing in Phoenix Green

Wherever a duct crosses a fire-resisting wall or floor, there should be a fire damper inside it. A fusible link holds the blade open until heat melts it, and the blade then drops to shut the duct. Drop testing proves that this still happens, and every result is written down, damper by damper. If you’re dealing with buildings with no damper register and dampers clogged with dust or grease, we can help.

Testing in a small place like Phoenix Green is planned around the journey and access, and the test itself is the same as in any city building.

We have been trading since 2009, as a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we carry full insurance.

Why deal with it now?

If a damper cannot close, the wall it sits in has a hole in it during a fire. Everything else about the compartment can be right and the duct still lets it down. Testing now is how you find out before it matters. A planned visit to Phoenix Green is easier to arrange than an emergency callout.

Every site is different, so each one gets its own fixed quote. Size, access, the condition of the system and when we can work all play a part.

How the visit works

Night work is normal for us. Evenings, nights and weekends are when much of our work happens, so the site can open as normal afterwards. On site, the work takes a morning or an afternoon for a small number of dampers, longer where there are many. Photos of the system and how to reach it help us plan a visit to Phoenix Green.

  1. Before the visit, we agree access, timings and any areas with restrictions.
  2. Ceiling tiles and hatches are opened and each damper’s access panel removed.
  3. The blade is released and watched to make sure it closes fully.
  4. The damper is reset and its condition noted.
  5. Panels and tiles go back, and the results are written up.

How to prepare

  • Make sure equipment near the work can be switched off and left to cool
  • Name a contact who can let us in at the agreed time
  • Have your last certificate or report to hand

How to get a quote

Quoting starts with a diagnosis, from your photos and details or, where that isn’t enough, a survey on site. Then we send a fixed price so you know the cost before work begins.

Advice

Honest limits

Some problems need a different service or another trade:

  • Designing the building’s fire compartments
  • Fire-stopping gaps around the duct where it passes through the wall
  • Sign-off of the whole building’s fire safety

If you are not sure, just call us on 0345 646 2711 or use the quote form and we will give you a straight answer.

What the work covers

  • Hospitals and care homes
  • Riser dampers
  • Offices and schools
  • Motorised smoke dampers
  • Fusible link fire dampers
  • Wall and floor dampers

Different parts, different methods

Fusible link fire dampers

Most fire dampers are held open by a fusible link. Heat melts the link and the blade falls shut across the duct. Testing means dropping the blade, checking the full close and resetting it.

Smoke dampers

A smoke damper that does not respond to its controls is recorded as a fault, along with what we saw.

When to call us in Phoenix Green

Over time, dust builds up on the blade, the runners and the spring. If the duct carries cooking vapour, a film of grease adds to it, and either can stop the blade dropping fully.

Common reasons sites call us are:

  • Dampers overdue for their annual drop test
  • Rusted damper blades and springs
  • Smoke dampers with no recent test
  • Dampers that cannot be reached without an access panel

For managed buildings around Winchfield station, damper testing can be booked out of hours so tenants are not disturbed.

What to look for in a quote

  • Whether the work can be done while the site is closed
  • Whether the figure could change on the day
  • Whether VAT is included
  • Their accreditations, such as BESCA Vent Hygiene Elite, CHAS or SafeContractor
