Fire damper testing for sites in Fleet

Multi-site and managed buildings

We regularly work with managing agents. Send the address, what’s needed and how access works and we will come back with a fixed quote.

Facilities teams in offices, schools and healthcare sites book us too across Hampshire. Work can be phased by floor, building or site around the people who use them.

Fire damper testing in Fleet, done properly

Plenty of buildings have dampers nobody has looked at since they were fitted. Ceilings have gone up, access panels have been covered or lost, and the records have gone missing. We locate and test the dampers we can reach and record the ones we can’t, so you know where the gaps are. The work covers offices and schools, fusible link fire dampers and motorised smoke dampers, and the jobs we see most are dampers that can’t be reached without an access panel and corroded dampers in damp risers and plant rooms.

Many building managers in towns like Fleet find out about their dampers through a fire risk assessment. A first test usually starts with tracing the ductwork and recording every damper and its access.

Think of the report as the system’s health record: dated, with pictures, and showing what was done. Grease extract cleans are also certificated to TR19® Grease through the BESCA VHE portal and sits alongside the report.

Fleet questions

Which fire service covers Fleet?

That is Hampshire and Isle of Wight Fire and Rescue Service. Keep each damper test report with the fire risk assessment and the building’s log book, ready to show.

Can fire dampers in schools around Fleet be tested in the holidays?

Yes, holiday work suits schools best. Around Fleet, the Food Standards Agency lists about 8 schools and colleges with registered kitchens within a mile and a half or so. Booking early in the term gives the best choice of holiday dates.

Do you certify fire dampers?

We test, record and report, rather than certify dampers to a standard. For each damper it shows the result and anything that needs putting right.

What does TR19 mean?

It’s the industry benchmark for cleaning ventilation and kitchen extract systems, written by BESA. It sets out inspection, cleaning and record keeping and expects a risk-based approach.

How much time does a damper test visit need?

It takes from an hour or two in a small building to several visits on a large estate. How easily we can reach the dampers makes the most difference, and we will give you an idea when we quote.

What if parts of the system can’t be reached?

The report shows them clearly. Often the fix is extra access, such as new panels in ductwork, and we can fit those.

How much notice do you need?

That depends on the slot you want and the size of the job. Tell us your preferred dates when you ask for a quote, and for anything urgent, ring our 24/7 emergency line.

Can you test out of hours?

Yes. Testing can be booked outside working hours, which suits offices, retail and schools. In occupied care settings, we agree the order of work with staff.

What a clean will not put right

We will not sell you work that doesn’t address the problem, so these are the things it will not cover:

  • Fire alarm or control system faults behind a smoke damper
  • Sign-off of the whole building’s fire safety
  • Fire-stopping gaps around the duct where it passes through the wall

If in doubt, ring 0345 646 2711 or send us an email and we’ll say what we think before booking.

Where we work

  • Wall and floor dampers
  • Hospitals and care homes
  • Offices and schools
  • Fusible link fire dampers
  • Motorised smoke dampers
  • Riser dampers

How we price fire damper testing

Before we fix a price, we need to know a few things. We check:

  • The condition of the system
  • When the work can happen, such as evenings, overnight or weekends
  • The size of the system
  • How many systems or sites are involved

We don’t list prices on the website, because each job is priced on what it involves. Call for a fixed quote, and we’ll talk you through it.

What to send for a quote

There’s no need for technical detail. It helps if you can send:

  • Any access panels or hatches you can see
  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • Your opening hours and when the area is out of use
  • Where the site is and what kind of site it is

For fire damper testing in Fleet, call 0345 646 2711 or send us an email. Tell us what kind of premises it is and when it’s open, plus pictures or the previous report if they’re to hand. A fixed quote typically follows within one working day.

Why deal with it now?

Putting testing off doesn’t change whether the dampers will close; it just means you do not know. The guidance from BESA is at least once a year, so a missed year leaves a gap in the record too. Whatever the system, dirt and wear only get worse.

Combining work into one visit or one programme can make for a more efficient booking. Mention every system or site you need covered and we’ll price it together.

How the visit works

On the day, we arrive at the time agreed with you, which is often after service, overnight or at a weekend. Equipment that has to be off is switched off and allowed to cool first, and floors and nearby surfaces are sheeted. The work itself takes a few hours for a single floor, with bigger buildings phased over more than one visit. Send us pictures of the system and we can plan most of a visit in Fleet before we arrive.

  1. First we check the schedule and the last set of results.
  2. Each damper is found and checked for access.
  3. We test fire dampers by dropping them and smoke dampers by operating them through the controls.
  4. Passes are reset and any failures recorded with the reason.
  5. We report the results and offer remedials on failed dampers.

Before we arrive

  • Clear the space around the work
  • Let us know how we reach the system, including roofs, risers and plant rooms
  • Arrange a key holder or contact on site

Getting a quote

Every quote begins with a look at the system, either from pictures and details you send or from a site visit. Then we send a fixed price, before work begins.

Advice

What fire damper testing looks like in Fleet

The FSA’s food hygiene register lists about 8 schools, colleges and universities, about 19 care, childcare and hospital premises and about 5 hotels and B&Bs with registered kitchens or food service across Fleet and its immediate surroundings (about a mile and a half). Schools, care settings and hotels are the kind of buildings where fire dampers are commonly found. The nearest hospital to Fleet is Fleet Community Hospital, about 1 mile north-west. A hospital is the kind of building where dampers sit on every floor, and clinics, surgeries and care homes need the same annual testing for any they have. Fleet sits within the area of Hampshire and Isle of Wight Fire and Rescue Service. In most workplaces and other non-domestic buildings, it’s the fire and rescue authority that enforces the Fire Safety Order.

The nearest hospital, Fleet Community Hospital, is about 1 mile north-west; healthcare buildings like it are a reminder that dampers protect people who cannot move quickly. For schools like Heatherside Junior School, damper testing is easiest in the holidays, when corridors and ceilings are clear. If you manage a historic building in the area (Farnham Castle is about 4.1 miles south), dampers fitted during conversions can be hard to reach and need recording.

How the job changes from site to site

Smoke dampers

If a smoke damper won’t operate when signalled, it goes on the report as a failure, along with what we saw.

Ceiling voids and risers

Many dampers sit above suspended ceilings. We lift tiles where necessary and put them back as we found them.

Staff cleaning versus specialist work

Keep a record of what your team does. A dated log of in-house cleaning and checks helps show that the system is managed between specialist visits, next to our reports.

A few tasks are always specialist work: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease need training, the right equipment and safe access. Leave those to us.
