When it’s something else

Before you book, it helps to know what’s not included:

  • Ductwork crossing a fire wall with no damper fitted
  • Fire-stopping gaps around the duct where it passes through the wall
  • Faults in the alarm or building controls that signal smoke dampers

Not sure which it is? You can give us a ring on 0345 646 2711 or email us and we’ll tell you honestly.

Where we work

  • Wall and floor dampers

Fire damper testing in Lumley, done properly

Plenty of buildings have dampers nobody has looked at since they were fitted. Ceilings get lowered, hatches get boarded over and paperwork goes astray. We find what we can, test what we can reach and list anything we can’t get to, so you know where the gaps are. If you are dealing with dampers hidden with no access panel or hatch and damper actions from a fire risk assessment, we can help, from hospitals and care homes, offices and schools and riser dampers onwards.

Testing in a small place like Lumley is planned around the journey and access, and every damper is drop tested, reset and recorded, the same as anywhere.

Duct Doctor has been trading since 2009, and we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we are fully insured.

Looking after it afterwards

No system stays clean for ever, but care slows the build-up. A few tips:

  • Don’t let anything obstruct a damper’s blade
  • Add new dampers to the register as they’re fitted
  • Fix water leaks in plant rooms and risers promptly
  • Book the next test before the year runs out

When we finish, we send a report covering every damper on the visit, with its location and its result. File it with your fire safety log so it’s to hand for assessors and insurers.

Keep a damper register: location, type, last test date and result. It stops dampers getting lost as the building changes.

What affects the cost of fire damper testing

Sites vary more than people expect. What affects the quote:

  • The scale of the work
  • Working hours and out-of-hours timing
  • Parking and loading at the site
  • Whether we need access equipment or extra panels

We don’t list prices on the website, because each job is priced on what it involves. Call for a fixed quote, and we’ll explain what it covers.

Asking for a quote

When you contact us, these details help:

  • A few general shots of the system
  • The postcode and the type of business
  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • Anything you’ve noticed, such as smells, noise, drips or poor airflow

We do not publish a price list, because every site is different. We look at your system first, from photos or on a visit, then send a fixed quote. To start, phone us on 0345 646 2711 or drop us a line.

When to call us in Lumley

The law puts a duty on the responsible person to keep fire safety systems, dampers included, in working order. Whoever that is, whether employer, owner, landlord, facilities manager or managing agent, needs to be able to show the dampers work.

Common reasons sites call us are:

  • Fire dampers that haven’t been tested for over a year
  • Missing or out-of-date damper records
  • Blades that jam part-way when released
  • Corroded dampers in damp risers and plant rooms

If you manage a care home or clinic near Lumley, the testing that a hospital like Havant War Memorial Hospital (about 2.4 miles west) relies on applies to your dampers too.

Before booking anyone

  • Whether VAT is included
  • What happens if part of the system can’t be accessed
  • Their accreditations, such as BESCA Vent Hygiene Elite, CHAS or SafeContractor
  • Proof of insurance

Our hiring checklist

What happens on the day

The visit has three parts: getting the area ready, doing the work and signing it off. Set-up means sheeting and making equipment safe, while signing off means the written report and photos. Most of the time goes on the work itself, and that takes a morning or an afternoon for a small number of dampers, longer where there are many. The timing of a visit to Lumley is set by you, and the travel is our side of the planning.

  1. First we check the schedule and the last set of results.
  2. We locate every damper and note any we can’t reach.
  3. We test fire dampers by dropping them and smoke dampers by operating them through the controls.
  4. Passes are reset and any failures recorded with the reason.
  5. We report the results and offer remedials on failed dampers.

Preparing for the visit

  • Make sure someone can let us in and lock up afterwards
  • Dig out any earlier paperwork for the system
  • Agree a time when the area can be out of use

Get a fixed quote

To get a fixed quote, call 0345 646 2711 or drop us a line and tell us the type of site, your opening hours and roughly what the system looks like. Photos and the last report, if you have one, make the quote quicker. We typically come back within one working day.

Offices and retail

Fit-outs and tenant changes are hard on dampers. Testing after a fit-out shows whether anything was disturbed.

Access panels

If we can’t reach a damper, it goes on the report as inaccessible. We can fit access panels so it’s tested next time.

Common questions in Lumley

Do you work in villages like Lumley?

Yes, Lumley is part of our area, however small the site. Photos of the system and directions to the site help us plan the visit.

Do you do school damper testing in Lumley in the summer holidays?

Yes, holiday work suits schools best. Food Standards Agency records list about 6 schools, colleges and universities with registered kitchens within about a mile and a half of Lumley. Tell us your holiday dates and we’ll book the visit for when the site is empty.

Who is responsible for fire damper testing?

The Regulatory Reform (Fire Safety) Order 2005 puts it on the responsible person. Testing at least yearly and keeping the reports is how they can show it’s being done.

How much time does a damper test visit need?

Expect it to take a couple of hours for a few dampers, and a day or more across a big site. Access is the biggest factor, and we will give you an idea when we quote.

What does TR19 mean?

TR19® is the BESA specification for keeping ventilation systems clean. TR19® Grease, a standalone specification since 2019, covers grease in kitchen extract systems, while TR19® Air covers other supply and extract ductwork.

What accreditations do you have?

Our accreditations are CHAS, SafeContractor and ISO 9001, alongside BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. The Vent Hygiene Elite scheme is run by BESCA and audited independently.

Can you test out of hours?

Yes, we plan around how the building is used. We can work evenings, overnight or at weekends if daytime testing would get in the way.

Do you certify fire dampers?

After testing, we provide a report covering each damper, showing where it is, whether it passed and what we found. It belongs in your fire safety log.

In-house cleaning or a specialist?

In-house cleaning and specialist cleaning do different jobs. Wiping filters daily and washing them weekly keeps the visible parts in order, but they don’t reach the grease that builds up further in. Reaching it takes a specialist with the right equipment.

Some jobs should never be done in-house: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease need training, the right equipment and safe access. Leave those to us.

Fire dampers in Lumley buildings

Sea air reaches Lumley, which sits within about 1 mile of the coast. Dampers close to louvres and air intakes can corrode in sea air, and a corroded blade may not drop. Food Standards Agency data includes about 6 schools, colleges and universities, about 17 care, childcare and hospital premises and about 5 hotels, B&Bs and guest houses across Lumley and its immediate surroundings (about a mile and a half). If any of them has ducted ventilation, its dampers need an annual drop test at least. The fire and rescue service for Lumley is West Sussex Fire and Rescue Service. Under the Fire Safety Order, the responsible person has to keep fire safety systems, dampers included, in working order, and the fire authority enforces that in most non-domestic premises.

If you manage a school site such as St James Church of England Controlled Primary School, any fire dampers can be tested in the holidays. For managed buildings around Emsworth station, damper testing can be booked out of hours so tenants aren’t disturbed.
