Fire damper testing in Hackney

Smoke dampers work differently from fire dampers. A smoke damper is driven by a motor and responds to signals from its controls, so we test them by operating them through those controls and confirming every blade travels fully and comes back. The work covers offices and schools, fusible link fire dampers and motorised smoke dampers, and common reasons people get in touch are missing or out-of-date damper records and dampers hidden with no access panel or hatch.

Plenty of London buildings have been refitted more than once, and dampers are often left behind new ceilings with no way to reach them. In Hackney, as across London, finding every damper and recording its access is part of the job.

Duct Doctor has been trading since 2009, as a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we’re fully insured.

What happens on the day

Everything the job needs comes with us, including protection sheets, the right tools and access kit. All we need from you is clear access and the right equipment switched off. The visit takes a few hours for a single floor, with bigger buildings phased over more than one visit. In a London area like Hackney, parking, loading and building access are planned before the day of the work.

  1. Before the visit, we agree access, timings and any areas with restrictions.
  2. We open up ceilings and hatches and take off each access panel.
  3. We release each blade and check it shuts all the way.
  4. The damper is reset and its condition noted.
  5. Panels and tiles go back, and the results are written up.

Looking after it afterwards

Here’s the after-treatment advice, short and simple:

  • Store test records alongside the fire risk assessment
  • Never wedge or tie a damper open
  • Report leaks or condensation near ductwork quickly
  • Tell contractors where dampers are before they start work

Dampers we couldn’t reach are listed with the reason, for example a missing panel or a covered hatch. We can fit access panels so they can be tested next time.

The simplest way to avoid failures is to test on time, every year. A blade that is just starting to stick is easier to deal with than a seized one.

In-house cleaning or a specialist?

Away from the kitchen, the in-house job is mainly checking: clear grilles, a log of filter changes and reporting anything odd. The inside of ducts and units needs a specialist.

If your staff spot something between visits, like drips, unusual noise, smells or damaged filters, they should report it rather than try to fix it. We’ll take a look and give you a fixed quote.

For landlords and multi-site operators

We also work for facilities teams across offices, schools and healthcare across Greater London. Work can be phased by floor, building or site to keep disruption down.

From a single site to a large estate, you get the same standard: the system surveyed, the price fixed, the visit fitted around trading and everything written up afterwards.

What we are called out for in Hackney

Dust settles on damper blades, runners and springs over the years. If the duct carries cooking vapour, a film of grease adds to it, and either one can hold the blade part-open.

Common reasons sites call us include:

  • Dirty dampers that may not close
  • Dampers affected by leaks or condensation
  • Dampers flagged on a fire risk assessment
  • Motorised smoke dampers due for testing

If you manage an older building converted to a hotel or venue, like many historic houses in the area (Sutton House is about 0.3 miles north-west), finding every damper is the first job.

  • Whether a written report and photos are included

When it’s something else

Before you book, it helps to know what’s not included:

  • Sign-off of the whole building’s fire safety
  • Dampers that were never installed where they’re needed
  • Control wiring problems outside the damper itself

If in doubt, give us a ring on 0345 646 2711 or use the quote form and we will say what we think before you book.

Hackney buildings and fire safety

There are about 36 schools, colleges and universities, about 45 caring premises (care homes, nurseries and hospitals) and about 13 hotels and guest houses on the FSA’s food hygiene register across Hackney and its immediate surroundings (about a mile and a half). Many buildings of this kind have ductwork through fire-resisting walls and floors, and the dampers at those points need testing at least annually. Homerton University Hospital is the nearest hospital, about under half a mile north of Hackney. Smaller healthcare sites, from surgeries to care homes, need the same annual damper test as a hospital. Managed London buildings typically need damper testing booked through the agent, often out of hours.

The nearest hospital, Homerton University Hospital, is about under half a mile north; healthcare buildings like it are a reminder that dampers protect people who can’t move quickly. For schools like Berger Primary School, damper testing is easiest in the holidays, when corridors and ceilings are clear.

Hackney is about 4 miles north-east of London, in Greater London. Every kind of commercial site in Hackney, fire damper testing is something we can help with. We can work out of hours so trading is not interrupted. Across Greater London, we cover 764 places, and Hackney is one of them.

Postcode districts we cover here for fire damper testing: E9, E8, E3 and E5. Fire damper testing is available to premises on Homerton High Street, Primrose Square and St John's Church Road and the roads around them. Hackney sits on or near the A107 and B113, which makes travel easy for evening and night visits. We also cover the places around Hackney: Homerton (1 mile north), Lower Clapton (1 mile north), Hackney Central (1 mile west), London Fields (1 mile south-west) and Cambridge Heath (1 mile south-west). Within a short drive, we also cover London (4 miles south-west), City of Westminster (5 miles south-west), Marylebone (5 miles south-west), Kensington (7 miles south-west), St Pancras (3 miles west) and Walthamstow (3 miles north).

Local landmarks in Hackney

In Hackney, that means kitchens and buildings near The Urswick School, Clapton Park and Chesham Arms and the streets around them. There’s a railway station in Hackney itself: Homerton station. A little further out are Hackney Walk (under half a mile north-west) and Cell Project Space (0.9 miles south-west). Not far away are Tower Hill and Old Ford Island.

What the work involves, part by part

Fusible link fire dampers

Spring-operated fire dampers need testing at least once a year. Dropping the blade reveals springs that are tired and blades that drag.

Schools, hospitals and care homes

Buildings where people sleep or need help to leave rely heavily on compartments holding fire back. Regular damper testing supports that.

Hackney: your questions answered

Can you work in Hackney outside opening hours?

Yes, evening, overnight and weekend work is normal for us. The site is handed back ready to open. Just call us on 0345 646 2711 or send us an email with your opening times and we will plan around them.

Can a school’s dampers in Hackney be tested out of term time?

Yes. Half-terms and the summer break are the natural time for school work. With about 36 schools and colleges on the FSA’s register within roughly a mile and a half of Hackney, it pays to plan holiday dates ahead. You can give us a ring on 0345 646 2711 or email us with the dates the site is empty.

Who has the duty to keep fire dampers working?

The responsible person under the Regulatory Reform (Fire Safety) Order 2005, who might be the employer, owner, landlord, facilities manager or managing agent. Keeping fire safety systems working, dampers included, is part of their duty.

What if parts of the system cannot be reached?

They’re listed in the report, never skipped quietly. The report says which parts couldn’t be reached and why, along with a quote to put access in.

Can we book visits on a schedule?

Yes. Scheduled maintenance plans are part of what we do, set at the interval the system needs. The report from each visit recommends the next date.

Do you carry out smoke damper testing?

Yes. Smoke dampers are motorised, so we test them by operating them through their controls. Each one is checked for full travel and the result recorded.

How much does fire damper testing cost?

Every site is different, so each gets its own fixed quote. For a quote, give us a ring on 0345 646 2711, or send details by email with the site type, opening hours and a few photos.

Will we have to shut during the visit?

Not normally. Visits are timed for when the area is closed, such as overnight or at a weekend, so the site can carry on as normal.
