Fire dampers in Euston buildings

The FSA’s food hygiene register lists about 76 schools, colleges and universities, about 57 hospitals, care homes and childcare premises and about 231 hotels and B&Bs with registered kitchens or food service within roughly a mile and a half of the centre of Euston. If any of them has ducted ventilation, its dampers need an annual drop test at least. In a London building, dampers are often spread across floors and risers, and testing is typically planned out of hours. Euston’s nearest hospital, University College Hospital, is about less than half a mile south-west. A hospital is the kind of building where dampers sit on every floor, and clinics, surgeries and care homes need the same annual testing for any they have.

If you manage a school site such as UCL School of Slavonic and East European Studies, any fire dampers can be tested in the holidays. For managed buildings around London Euston station, damper testing can be booked out of hours so tenants are not disturbed. Historic houses near Euston, with Handel Hendrix House about 1.1 miles south-west, are a reminder that older buildings can hold dampers in unexpected places.

Euston is about 1 mile west of St Pancras, in Greater London. About our fire damper testing in Euston

The idea behind drop testing is straightforward: the blade is released, checked for a full close and reset. We do this for buildings in Euston and across Greater London, logging each one so the record builds year on year. Typical jobs include fire dampers that haven’t been tested for over a year and missing or out-of-date damper records, across motorised smoke dampers, fusible link fire dampers and riser dampers.

London’s offices, hotels, hospitals and blocks of flats are full of ductwork crossing fire-resisting walls and floors. A taller building in Euston can have dampers spread across risers, plant rooms and ceiling voids.

The sign-off is always in writing: a written report, dated and illustrated with pictures, plus a certificate through the BESCA Vent Hygiene Elite portal when the work is a TR19® Grease clean. It shows what was done and what, if anything, couldn’t be reached.

How we price fire damper testing

Before we fix a price, we need to know a few things. We look at:

  • How easy every part is to reach
  • The condition we find in the survey
  • A single visit or a regular plan
  • The scale of the work

Combining work into one visit or one programme often makes better use of the time. Tell us about everything you’d like looked at, and you’ll get one fixed quote.

What we need to know

To help us quote quickly, please include:

  • The times we could work without disrupting the site
  • Problems your staff have spotted
  • Detail shots of panels, filters and grilles
  • Photos showing the whole system and its surroundings

We do not publish a price list, because no two systems are the same. Instead, we look at your site first, from pictures or a survey, then send a fixed quote. To start, ring 0345 646 2711, or email photos.

How the visit works

We work around your opening hours, not the other way round. We book the visit for a time the area is closed, whether that is an evening, overnight or a weekend. Once we are in, the area is sheeted and anything that has to be off is turned off and cooled, and the work takes a couple of hours for a few dampers, and a day or more across a big site. Expect the work in Euston to happen after your last customer leaves, not during trading.

  1. We go through the damper schedule and any previous faults.
  2. We locate every damper and note any we can’t reach.
  3. Fire dampers are drop tested, and smoke dampers are tested through their controls.
  4. Dampers that pass are reset, and failures are logged with what we found.
  5. The report sets out the results, and we can quote to repair or replace failed dampers.

How to prepare

  • Dig out any earlier paperwork for the system
  • Let us know how we reach the system, including roofs, risers and plant rooms
  • Allow time for equipment near the work to be turned off and cool down

Get a fixed quote

Photos are the quickest way to a quote: the system from a couple of angles, plus any access panels or hatches. Tell us what kind of site it is and when it’s open, and we can price many jobs without a visit.

Between visits

To keep the system working properly between visits:

  • Act on failed dampers rather than leaving them on file
  • Store test records alongside the fire risk assessment
  • Make sure access panels stay clear and usable
  • Update the register when ductwork changes

When we finish, we send a report covering every damper on the visit, with where it is and whether it passed. Keep it with the building’s fire safety records so it’s ready when your assessor or insurer asks.

Keep a damper register: location, type, last test date and result. It means nothing gets forgotten when staff or contractors change.

What staff can safely do

Logging matters as much as cleaning. A simple log of filter washes, wipe-downs and checks helps show that the system is managed between specialist visits, next to our reports.

Your own staff can handle the daily basics: wiping canopies, washing grease filters and recording it in a log. Inside the ducts, risers and fan is specialist work, and that is where we come in.

Your questions about fire damper testing in Euston

Can parking be tricky for a job in Euston?

London parking can be tight, so details of loading bays and permits help. Night visits tend to make loading easier on London streets.

Can the work in Euston be done at night or at weekends?

Yes. We work evenings, overnight and at weekends. The site is handed back ready to open. Let us know the hours you are closed and we will book within them.

Who is responsible for fire damper testing?

The Regulatory Reform (Fire Safety) Order 2005 puts it on the responsible person. Annual testing by a competent person, with written records, is a practical way to show the duty is being met.

How often do fire dampers need drop testing?

BESA’s guidance is a test on installation and at least once a year after that. Some sites choose to test more often where the risk is higher.

Do you carry out smoke damper testing?

Yes. We test smoke dampers through their control system, as they’re motor driven. We check every blade moves fully and record the outcome.

Are you accredited?

Duct Doctor is a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we carry full insurance.

Is TR19 a legal requirement?

No. The law sets the duty; TR19® is the benchmark used to show it’s met. Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person has to manage fire risk, and many insurers can refuse or reduce a claim without proof of cleaning.

How far ahead should we book?

That depends on the slot you want and the size of the job. Tell us your preferred dates when you ask for a quote, and if it’s an emergency, call us any time.

What fire damper testing can’t fix

It’s worth knowing the limits before booking:

  • Ductwork crossing a fire wall with no damper fitted
  • Control wiring problems outside the damper itself
  • Sign-off of the whole building’s fire safety

If in doubt, give us a ring on 0345 646 2711 or email us and we’ll say what we think before booking.

What the work covers

  • Hospitals and care homes
  • Offices and schools
  • Riser dampers
  • Motorised smoke dampers
  • Fusible link fire dampers
  • Wall and floor dampers

How the job changes from site to site

Ceiling voids and risers

Where ductwork runs up through a building, there are often dampers at every floor. Testing goes floor by floor so nothing is missed.

Smoke dampers

A smoke damper is opened and closed by a motor, not a link. Testing means operating them from the controls and check each blade travels fully.

For landlords and multi-site operators

Facilities teams in offices, schools and healthcare sites book us too across Greater London. Work can be phased by floor, building or site around the people who use them.

Records are where multi-site compliance often slips. Each visit produces a dated report with pictures, ready to show insurers, fire officers or EHOs.
