Fire damper testing in Church End

Fire damper testing in Church End, done properly

Fire dampers sit inside ductwork where it passes through a fire-resisting wall or floor. A fusible link holds the blade open until heat melts it, and the blade then drops to shut the duct. A drop test shows that the damper still does that when it matters, and every result is written down, damper by damper. Common call-outs are for missing or out-of-date damper records and dirty dampers that may not close, on hospitals and care homes, offices and schools and motorised smoke dampers.

Damper testing in London buildings is typically planned around the people in them, so we work floor by floor or out of hours. Access to ceiling voids and risers is agreed with the building manager first.

A written report with photos follows each visit, so you have a record of what was done and when. Kitchen extract cleaning to TR19® Grease is certificated through the BESCA Vent Hygiene Elite portal.

The process

Each visit runs to the same pattern: protect the area, isolate whatever needs isolating, do the work, clear away and leave you the report. On site, the work takes anything from a couple of hours for a handful of dampers to a full day for a large building. We fit London jobs around the building rather than the other way round, so a visit in Church End is normally out of hours.

  1. We plan access and timing with you first, including any out-of-hours work.
  2. Ceiling tiles and hatches are opened and each damper’s access panel removed.
  3. We release each blade and check it shuts all the way.
  4. We reset it and record any dirt, corrosion or damage.
  5. We close everything up and send the results in a report.

Before we arrive

  • Make sure someone can let us in and lock up afterwards
  • Mention any locked doors, roof access or ceiling voids
  • Dig out any earlier paperwork for the system

What the work involves, part by part

Smoke dampers

Testing smoke dampers sometimes needs input from whoever looks after the control system. We agree the arrangements with you in advance.

Fusible link fire dampers

For dampers closed by a spring, BESA guidance is annual testing as a minimum. Dropping the blade reveals springs that are tired and blades that drag.

Questions from Church End

Who is the fire and rescue service for Church End?

Fire safety enforcement in Church End is handled by London Fire Brigade. A report listing every damper, its location and its result is the easiest way to show the dampers are maintained.

What do you need to know about parking in Church End?

We plan it in advance, so let us know about loading bays, permits and access rules at the building. Much of our London work is done overnight, which helps.

How much does fire damper testing cost?

We do not publish prices, because the cost depends on the job: the size of the system, its condition, access and when we can work. We fix the price before work begins.

What happens if you cannot reach some of it?

We never leave them off the paperwork. You’ll know exactly which parts weren’t reached and why, along with a quote to put access in.

Can you test motorised smoke dampers?

Yes. Smoke dampers are motorised, so we test them by operating them through their controls. We check every blade moves fully and record the outcome.

Can you test out of hours?

Yes. Testing can be booked outside working hours, which helps where ceilings cannot be opened during the day. Hospitals and care homes are planned with the site team.

Where does the waste go?

We contain it and take it with us. Grease, debris and waste water are collected as the work goes on rather than letting it spread.

What does TR19 mean?

It’s BESA’s specification and the benchmark insurers, fire officers and EHOs look to. It covers how systems are inspected, cleaned and checked, and it takes a risk-based approach.

Fire damper testing around Church End

Food Standards Agency data includes about 42 schools, colleges and universities, about 51 care, childcare and hospital premises and about 3 hotels and guest houses within about 1.5 miles of central Church End. Larger buildings like these are often divided into fire compartments, with dampers where ducts pass between them. London Fire Brigade covers Church End. Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and keeping dampers working is part of the responsible person’s duty. Testing in London is usually done zone by zone, evenings and weekends included, so occupants are not disturbed.

For schools like Pardes House Grammar School, damper testing is easiest in the holidays, when corridors and ceilings are clear. Heath Hall, about 2.1 miles south-east, is one of the historic houses near Church End, and older buildings converted to new uses often have ventilation added later. Multi-site and managed buildings

We also work for facilities teams across offices, schools and healthcare in Church End and across Greater London. Work can be phased by floor, building or site around the people who use them.

When the building owner and the occupier are different, it’s worth checking the lease for who maintains the systems. We are happy to deal with either side, and the report can go to both.

What affects the quote in Church End

Every site gets its own quote. This is what makes a difference:

  • One-off work versus a regular cycle
  • Access, including roofs, risers and ceiling voids
  • How big the system is
  • How many systems or sites are involved

Several systems or sites on one quote often makes better use of the time. Tell us about everything you’d like looked at, and you’ll get one fixed quote.

What we need to know

Many jobs can be priced from pictures and some basics. Send what you can of the following:

  • Close-ups of filters, grilles, hatches or access panels
  • How we’d reach plant on a roof or in a plant room
  • Problems your staff have spotted
  • Your last certificate, test record or report

Photos are enough for some jobs, while others need a look on site. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, you get a fixed price before we start.

Leave it or put it right?

Until a damper has been dropped, you cannot say whether it works. Testing turns it into a known pass or a known fault, with remedials offered for anything that fails, and that is something you can plan around. Planning ahead in Church End lets you pick a quiet night rather than lose a busy one.

One small site or a whole estate, the quote is built the same way: the work involved, the access and the timing. The price is fixed before we start.

Staff cleaning versus specialist work

Some jobs should never be done in-house: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease need training, the right equipment and safe access. Leave those to us.

Logging matters as much as cleaning. A dated log of in-house cleaning and checks helps show that the system is managed between specialist visits, alongside our reports.

Between visits

Aftercare is simple, and it makes the next visit easier:

  • Report leaks or condensation near ductwork quickly
  • Book the next test before the year runs out
  • Act on failed dampers rather than leaving them on file
  • Warn anyone working in ceiling voids about the dampers

When we finish, we send a report covering every damper on the visit, with its location and its result. Keep it with the building’s fire safety records so it’s ready when your assessor or insurer asks.

Good access is half the battle. Where there’s no hatch, an access panel makes testing possible before the next test.
