Questions from Chessington

Can parking be tricky for a job in Chessington?

Parking and loading in London need planning, so tell us about bays, permits and building rules when you book. Working overnight, as we often do in London, normally makes it simpler.

Do you test dampers in schools in Chessington during the holidays?

Yes. Half-terms and the summer break are the natural time for school work. The FSA’s register shows about 20 schools and colleges with food registrations within roughly a mile and a half of Chessington. Send us your term dates when you phone us on 0345 646 2711, or email photos, and we’ll fit the work in.

What information do you need?

Where the site is, what it is and when it’s open, along with a few pictures and any previous report.

What happens if you can’t reach some of it?

Anything we can’t reach goes on the report, with a note of where it is, and we tell you what would make it reachable, such as extra access panels in ductwork.

Which sectors do you work in?

All kinds of commercial and public premises: from restaurants, pubs and hotels to schools, hospitals, care homes, offices, shops and food production sites. Work is timed around how each site runs.

What if a fire damper won’t close?

The failure goes on the report, along with what caused it, whether that’s a stuck blade, rust or a damaged link. We offer remedials to repair or replace it, and it’s tested again once the work is done.

Can you price the work without visiting?

Yes, where the pictures show enough. Otherwise, we book a survey at a time that suits the site, then a fixed quote.

Whose job is it to make sure fire dampers are tested?

Under the Fire Safety Order 2005, it’s the responsible person, such as the employer, owner, landlord or managing agent. Keeping fire safety systems working, dampers included, is part of their duty.

Fire damper testing in Chessington, done properly

BESA guidance is that fire dampers should be tested by a competent person when they’re installed and at least annually after that. For spring-operated types, annual testing is the minimum. We carry out fire damper testing for buildings in Chessington and give you the records to show it’s been done. If you have smoke dampers that need testing through their controls and gaps in the fire damper test log, we can put it right, from motorised smoke dampers, offices and schools and fusible link fire dampers onwards.

Damper testing in London buildings is normally planned around the people in them, so we work floor by floor or out of hours. Access to ceiling voids and risers is agreed with the building manager first.

Think of the report as the system’s health record: a dated account with photos of everything we did. Grease extract cleans are also certificated to TR19® Grease through the BESCA VHE portal and sits alongside the report.

What we do, step by step

Everything the job needs comes with us, including protection sheets, the right tools and access kit. You only need to give us clear access and switch off what needs to be off. On site, the work takes a morning or an afternoon for a small number of dampers, longer where there are many. Before any visit in Chessington, we agree where the van can stop and how equipment reaches the system.

  1. We plan access and timing with you first, including any out-of-hours work.
  2. Ceiling tiles and hatches are opened and each damper’s access panel removed.
  3. We release each blade and check it shuts all the way.
  4. The damper is reset and its condition noted.
  5. Panels and tiles go back, and the results are written up.

Before we arrive

  • Allow time for equipment near the work to be turned off and cool down
  • Clear the space around the work
  • Dig out any earlier paperwork for the system

How to get a quote

We do not publish a price list, because no two systems are the same. Instead, we look at your site first, from pictures or a survey, and then give you a fixed quote. To get going, call us on 0345 646 2711 or send us an email.

Advice

What affects the cost of fire damper testing

A fixed price needs a few facts first. We check:

  • Whether it’s a one-off visit or part of a schedule
  • When the work can happen, such as evenings, overnight or weekends
  • Parking and loading at the site
  • How many systems or sites are involved

Several systems or sites on one quote can make for a more efficient booking. Tell us about everything you’d like looked at and we will price it together.

Helping us quote

Many jobs can be priced from photos and some basics. Send what you can of the following:

  • Problems your staff have spotted
  • The paperwork from the last visit, if you have it
  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • A few general shots of the system

Photos are the quickest way to a quote: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Add the site type and your opening hours, and many jobs can be priced from that alone.

What the work involves, part by part

Smoke dampers

Smoke dampers are motorised and run by a control system. We test them through their controls to confirm the blade moves all the way.

Schools, hospitals and care homes

In schools and colleges, testing fits well into holidays and weekends, with no classes to work around.

What a clean will not put right

We will not sell you work that does not address the problem, so here are the limits:

  • Signing off a building’s overall fire safety
  • Gaps in the wall or floor around the damper
  • Ductwork crossing a fire wall with no damper fitted

If in doubt, give us a ring on 0345 646 2711 or drop us a line and we’ll say what we think.

Where we work

  • Offices and schools
  • Hospitals and care homes
  • Wall and floor dampers
  • Motorised smoke dampers
  • Fusible link fire dampers
  • Riser dampers

Going by the FSA’s register, there are about 20 schools, colleges and universities, about 25 care, childcare and hospital premises and about 3 hotels and B&Bs serving food within 1.5 miles or so of the middle of Chessington. If any of them has ducted ventilation, its dampers need an annual drop test at least. Chessington sits within the area of London Fire Brigade. When a fire safety officer audits a non-domestic building, maintenance of systems like dampers can come up. London buildings tend to have dampers on several floors, so testing is typically done out of hours, a zone at a time.

Tolworth Hospital, about 1.2 miles north-east of Chessington, is the kind of building where dampers protect every compartment; smaller care sites need the same annual tests. Historic houses near Chessington, with Fitznells Manor about 2.2 miles east, are a reminder that older buildings can hold dampers in unexpected places. What your team can do, and what needs us

Good housekeeping makes our visits easier, not unnecessary. Clean filters and tidy surfaces slow the build-up, but hidden parts of the system still need specialist attention.

Keep a record of what your team does. A dated log of in-house cleaning and checks helps show that the system is managed between specialist visits, next to our reports.

What happens if it’s left?

A damper that is stuck open gives fire and smoke a route straight through a fire-resisting wall. The rest of the compartment can be built perfectly and still be bypassed by the duct. It’s far better to find that out on a test than in a fire. In Chessington, a planned overnight visit is much easier than closing unexpectedly.

What you pay reflects the actual work. That’s why we survey first, from photos or on site, and why the quote is fixed before any work starts.
