Fire damper testing in Castle Green

Fire damper testing in Castle Green

BESA guidance is that fire dampers should be tested by a competent person when they’re installed and at least annually after that. Spring-operated dampers need testing every year as a minimum. Our job is to do the testing and hand you the paperwork that shows it. If you have blades that jam part-way when released and fire dampers nobody can get to, we can put it right, from motorised smoke dampers, wall and floor dampers and hospitals and care homes onwards.

In a village or hamlet like Castle Green, there may be only a few buildings with fire dampers. Wherever there are dampers, each one needs testing at least annually.

Our accreditations include CHAS, SafeContractor and ISO 9001, and we are fully insured. On top of that, we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

In-house cleaning or a specialist?

Your own staff can handle the daily basics: wiping down canopy surfaces, cleaning filters and keeping a simple log. What they can’t safely do is clean inside the ductwork, the fan or the risers, which is where we come in.

Staff cleaning and specialist work are not the same thing. Wiping filters daily and washing them weekly keeps the visible parts in order, but they don’t reach the grease that builds up further in. That part needs specialist access and equipment.

Castle Green: your questions answered

Do you work overnight in Castle Green?

Yes, evening, overnight and weekend work is normal for us. It means the site in Castle Green keeps running as normal. Your opening times are the first thing we ask for.

Is Castle Green within the area you cover?

Yes. Villages and rural sites across the South East are part of our work, Castle Green included. Just mention lanes, gates or anything else about the site when you book.

What about areas you can’t get to?

We never leave them off the paperwork. The report says which parts couldn’t be reached and why, and we can quote to improve the access.

Will we have to shut during the visit?

Typically not. Booking the work out of hours means the site can carry on as normal. Bigger sites can be done in stages to keep things running.

Whose job is it to make sure fire dampers are tested?

The Regulatory Reform (Fire Safety) Order 2005 puts it on the responsible person. Testing at least yearly and keeping the reports is how they can show it’s being done.

Can we book visits on a schedule?

Yes. Regular plans can run on 3, 6 or 12-monthly cycles, depending on what the system needs.

What do you do to protect the area?

Floors and surfaces near the work are sheeted before we start, and anything we remove is contained. At the end, the area is cleaned down.

Is a quote from photos possible?

Usually, yes. Send a few wide photos plus close-ups of panels, filters or grilles, and we normally come back within one working day. Some sites still need a visit, and we’ll say so.

Landlords, agents and facilities managers

Managing agents often deal with us directly. Tell us the site, the work and the access arrangements and we’ll come back with a fixed quote.

For anyone managing more than one site, we can schedule visits across all of them on one quote. Every building has its own written report, so each one has its own record.

What we’re called out for in Castle Green

In most buildings, Castle Green included, dampers are out of sight in ceiling voids, risers and service shafts. Without an access panel nearby, they’re easy to forget, and anything nobody can get to goes untested.

These are the problems we see most often:

  • Dampers overdue for their annual drop test
  • Dust or grease build-up on damper blades
  • Motorised smoke dampers due for testing
  • Blades that jam part-way when released

If you manage an older building converted to a hotel or venue, like many historic houses in the area (Botleys Mansion is about 4.2 miles north-east), finding every damper is the first job.

What to look for in a quote

  • When they can work, and whether that is outside your opening hours
  • When the next visit should be, and why
  • Whether the quote shows VAT
  • Proof of accreditation you can verify

Our hiring checklist

Why deal with it now?

A sticking blade caught on an annual test can be a small repair. Left for years, corrosion and build-up can turn it into a full damper replacement. Equipment tucked in a roof space or outbuilding near Castle Green rarely gets looked at unless someone books it.

A single site or a whole portfolio, we price it on the same basis: the work involved, the access and the timing. You will have a fixed price before work begins.

Why us?

  • One number for every site across the South East and London
  • CHAS and SafeContractor accredited, with ISO 9001
  • Photo reports with every job
  • Fixed quotes, normally within one working day

What the work involves, part by part

Offices and retail

In shared buildings, some dampers sit inside tenants’ space. We agree access with the managing agent before the visit.

Ceiling voids and risers

Ceiling voids are where lots of dampers end up. Ceiling tiles are lifted for access and replaced afterwards.

The process

We work around your opening hours, not the other way round. Most visits are booked for when the area is out of use, such as evenings, overnight, early mornings or weekends. When the team arrives, the work area is protected and the relevant equipment is switched off to cool, and the job takes a morning or an afternoon for a small number of dampers, longer where there are many. Visits to a village like Castle Green are booked in advance, at a time that suits whoever runs the site.

  1. We start with whatever records exist: registers, drawings or old reports.
  2. We find every damper and open it up through the access panel.
  3. Every fire damper is dropped, and every smoke damper is tested through its controls.
  4. Dampers that close fully are reset and left open.
  5. We report on every damper, with faults and suggested remedials set out.

Preparing for the visit

  • Tell us the best time to work, such as after service or at a weekend
  • Clear the space around the work
  • Let us know about parking and loading

Ask for a quote

Photos are the quickest way to a quote: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Tell us what kind of site it is and when it’s open, and we can price many jobs without a visit.

What affects the cost of fire damper testing

The diagnosis comes before the price. We look at:

  • Travel, parking and unloading
  • The times the site is available
  • How many systems or sites are involved
  • Whether it’s a one-off visit or part of a schedule

The price reflects the work, not guesswork. That is why we survey first, from pictures or on site, and why the quote is fixed before any work starts.

Asking for a quote

The more you tell us, the more accurate the quote. With your enquiry, please include:

  • How we’d reach plant on a roof or in a plant room
  • Where the site is and what kind of site it is
  • When the site is open and when it’s quiet
  • The paperwork from the last visit, if you have it

Here’s what helps us quote: the address, the type of site and when it’s open, pictures of the system and the last certificate or report, if there is one. Once you have those, give us a ring on 0345 646 2711 or email us.
