Ventilation duct cleaning in Castle Green

TR19® Air is the part of BESA’s TR19® that deals with general supply and extract ventilation. It’s risk-based and inspection-led, so every job starts with a look inside the ducts. We’re often asked to deal with ductwork never cleaned since it was installed and construction dust left in ducts after a refit, on toilet extract systems, hospitals and care homes and general extract ductwork.

Somewhere as small as Castle Green, ducted ventilation is typically limited to a school, a care home, a surgery or a converted business building, wherever there is one, but those that do need it inspected and cleaned like any other.

It’s worth checking any contractor’s accreditations. We are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we hold CHAS, SafeContractor and ISO 9001, with full insurance on top.

Why act early in Castle Green

An inspection-led approach avoids cleaning ducts that do not need it. Putting the inspection off just means you do not know where you stand. Planning a trip to Castle Green ahead is easier for everyone than a rushed one.

Leaving it longer rarely makes the work cheaper. Problems in a system tend to grow, and a neglected system can mean more work. If you are not sure what’s needed, phone us on 0345 646 2711, or send details by email for straight advice and a fixed quote.

What we do, step by step

A visit follows the same order every time: sheeting and protection first, make the system safe, carry out the ventilation duct cleaning, clear away and hand over the paperwork. On site, the work takes a weekend for a modest system, with large buildings phased floor by floor. We agree a date with you, plan the drive to Castle Green and turn up when the site is quiet.

  1. We look at the system and any earlier reports.
  2. We inspect the ducts at chosen points to see where cleaning is needed.
  3. We cover the area below and turn off the system.
  4. Ducts, grilles and diffusers are cleaned and the debris taken away.
  5. The report records what was cleaned, anything not reached and a next inspection date.

How to prepare

  • Clear loose items from the work area
  • Agree a time when the area can be out of use
  • Tell us about site rules, permits or sign-in

How to get a quote

The quickest way to a quote is to send pictures: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Add the site type and your opening hours, and we can price many jobs without a visit.

Advice

What the work involves, part by part

Offices and retail

Multi-let buildings may share ductwork between tenants. We plan access with the managing agent.

Schools and colleges

Holidays and weekends are the natural time to clean school ventilation, with nobody in the classrooms.

Landlords, agents and facilities managers

Multi-site operators often want one contractor and one number. We cover South East England and London, so visits at different addresses can be planned together and kept on a regular cycle.

Where a tenant occupies the premises but the landlord owns the building, the lease normally sets out who maintains what. We’re happy to deal with either side and send the paperwork to whoever needs it.

What affects the cost of ventilation duct cleaning

Sites vary more than people expect. What affects the quote:

  • Any permits to work or inductions
  • How big the system is
  • When the work can happen, such as evenings, overnight or weekends
  • The condition of the system

The cost depends on how big the system is, the condition it’s in and how easy it is to reach. We give you a fixed price before work begins, so there are no surprises.

What to send for a quote

A few details help us quote accurately. When you get in touch, it helps to send:

  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • The paperwork from the last visit, if you have it
  • Any symptoms, from odd noises to smells or leaks
  • Any access panels or hatches you can see

Every quote begins with a look at the system, either from pictures and details you send or from a site visit. After that, you get a fixed price for the work, before we start.

What staff can safely do

A few tasks are always specialist work: entering ducts, working on fans, testing dampers and taking grease readings need training, the right equipment and safe access. Leave those to us.

Away from the kitchen, the in-house job is mainly checking: clear grilles, a log of filter changes and reporting anything odd. The inside of ducts and units needs a specialist.

Common questions in Castle Green

Can you get to a site in Castle Green?

Yes. Castle Green is within the area we cover across London and the South East. The journey is planned ahead, so a few details about the route help.

Do you work overnight in Castle Green?

Yes. We work evenings, overnight and at weekends. That way a site in Castle Green doesn’t have to lose a day’s trading. Let us know the hours you are closed and we’ll book within them.

How do you keep the site clean during the work?

With sheeting and covers, before anything else happens. The work is kept contained and clean down when we finish.

When should our ventilation next be cleaned?

It depends on the building, how the system is used and what inspection finds. Regular inspection tells you when it’s due.

Are you fully insured?

Yes. We carry full insurance and have been trading since 2009.

Who is the responsible person?

It depends on the building. Under the Fire Safety Order 2005, it’s the responsible person, which can be the employer, the owner, a landlord, an FM or a managing agent.

Will we have paperwork to show the system was cleaned?

Yes. Every clean comes with a TR19® certificate and a photo report. Keep them in the maintenance log.

Do we need to close while you work?

Not normally. The area we’re working in has to be out of use while we are there, so the visit goes in a quiet slot.
