Ridgeway: your questions answered

Who enforces fire safety at workplaces in Ridgeway?

It’s Kent Fire and Rescue Service, which covers Ridgeway. TR19® isn’t law, but it’s the benchmark many fire officers and insurers look to when they ask how often the extract is cleaned.

Do you work in villages like Ridgeway?

Yes, smaller places are covered as well as towns. A survey first, from pictures or a visit, means we arrive with the right kit.

Do you survey before quoting?

Yes. Every job is surveyed first, either from pictures and details you send or on a site visit. A fixed quote follows.

Who is the responsible person?

In the words of the Fire Safety Order 2005, it’s the responsible person. That’s generally the employer or the person in control of the premises, and where several people have control, each can have duties. If you’re not sure, check your lease and fire risk assessment.

Is the fan isolated during cleaning?

We always isolate the fan first, so it cannot start while we work. That means the extract is off, so we clean while the kitchen is closed.

Which accreditations do you hold?

We hold CHAS, SafeContractor and ISO 9001, alongside BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. Vent Hygiene Elite is run by BESCA and independently audited.

Do you repair extract fans as well as clean them?

Fan repair and replacement is part of what we do. If we find wear or damage, we will explain it and give you a fixed quote.

Do you offer maintenance contracts?

Yes. We run scheduled maintenance contracts, set at the interval the system needs. The report from each visit recommends the next date.

Managing agents and facilities teams in Ridgeway

From a single site to a large estate, you get the same standard: a survey first, a fixed quote, the work timed around the site and a report with photos.

Where a tenant occupies the premises but the landlord owns the building, it’s worth checking the lease for who maintains the systems. We are happy to deal with either side, and the report can go to both.

Do you need extract fan cleaning in Ridgeway?

Fans that are hard to reach are often the ones that get missed. A fan that has never been cleaned can be heavily coated, and the report will show it.

Any of these means the system needs a check-up:

  • Grease around the motor and its mounts
  • Less air being pulled from the kitchen
  • A heavily greased fan housing
  • Grease stains around the discharge

For schools such as Smeeth Community Primary School, kitchen extract cleaning is normally booked for the holidays, when the canteen is closed.

What your quote should include

  • Exactly which parts of the system are covered
  • If the quote is a fixed price or an estimate
  • Whether the quote shows VAT
  • Which accreditations they hold, and whether you can check them

How to choose an extract cleaning contractor

What affects the quote in Ridgeway

You’ll get a fixed price before we start. It takes into account:

  • Any permits to work or inductions
  • How big the system is
  • How many systems or sites are involved
  • What state the system is in

Kitchens, offices, schools and hospitals are all priced the same way: how much there is, how we reach it, what state it’s in and when we can work. Ask for a fixed quote and we’ll go through it with you.

Asking for a quote

The more you tell us, the more accurate the quote. When you get in touch, it helps to send:

  • A few general shots of the system
  • The times we could work without disrupting the site
  • The site address and the type of premises
  • Any symptoms, from odd noises to smells or leaks

We do not publish a price list, because every site is different. We look at your system first, from photos or on a visit, and then give you a fixed quote. To get going, call 0345 646 2711 or email us.

What staff can safely do

Your own staff can handle the daily basics: wiping canopies, washing grease filters and recording it in a log. What they cannot safely do is clean inside the ductwork, the fan or the risers, and that is where we come in.

In-house cleaning and specialist cleaning do different jobs. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they do not reach the grease that builds up further in. Reaching it takes a specialist with the right equipment.

What happens on the day

Before we leave, we walk the area with whoever is on site. We point out anything that couldn’t be reached or needs a follow-up, and it goes on the report too. The visit takes an hour or two for most single fans. If you can send photos, we can arrive in Ridgeway knowing what to expect.

  1. Diagnosis first: we look for grease, noise and vibration.
  2. Once isolated, we open the fan up.
  3. The impeller is cleaned blade by blade so it runs balanced.
  4. We clean the casing, the outlet and around the motor.
  5. The fan goes back into service with a report on its condition.

How to prepare

  • Let us know when the site is closed or quiet
  • Make sure equipment near the work can be switched off and left to cool
  • Let us know about permits to work or site inductions

Get a fixed quote

Photos are the quickest way to a quote: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Add the site type and your opening hours, and many jobs can be priced from that alone.

Ridgeway kitchens: local notes

The FSA’s food hygiene register shows about 3 restaurants, cafés and canteens in and around Ridgeway, up to about a mile and a half out. The fan at the end of each of those extracts collects grease that slows it and wears the motor. Food hygiene inspections in Ridgeway are the job of Ashford council’s environmental health team. An officer looking round a kitchen will see the canopy, and grease there is hard to miss. A dated certificate in the maintenance file answers the question before it’s asked. Ridgeway is covered by Kent Fire and Rescue Service. The Fire Safety Order puts the duty on whoever runs a kitchen to control its fire risk, and a greasy duct is fuel.

If you run catering at a historic house or estate in the area (Westenhanger Castle is about 3.6 miles south-east), event kitchens in older buildings often have awkward duct runs that need planning. Volunteers running a hall kitchen near Church of St Mary, or anywhere in Ridgeway, may not know when the extract was last cleaned, and a grease test settles it.

Why it’s worth doing now in Ridgeway

A greasy fan at the discharge can spread grease onto the roof or wall around it. It marks the area around the outlet and leaves more fuel outside, which is one more reason to keep it clean. Rural sites cannot always move to another kitchen or room when something fails.

Putting the work off seldom saves money. Build-up, wear and faults tend to get worse, not better, which can make the next visit longer. If you are not sure what’s needed, phone us on 0345 646 2711, or email photos for straight advice and a fixed quote.

Inline duct fans

Hidden in a ceiling void, an inline fan is easily missed. We find it during the survey and include it in the clean.

Kitchens with long cooking hours

In a busy kitchen, the fan rarely gets a rest, which means grease and wear add up quickly. Regular cleans help it keep going.
