What affects the cost of extract fan cleaning
Your quote is based on your site. We take into account:
- The condition we find in the survey
- Where the site is and how we reach it
- Any permits to work or inductions
- The size of the system
Whatever the type of site, the quote works the same way: how much there is, how we reach it, what state it’s in and when we can work. Call for a fixed quote and we’ll go through it with you.
What we need to know
We can often survey from photos. Try to include:
- Your opening hours and when the area is out of use
- Where the site is and what kind of site it is
- Where the plant sits or the system leaves the building, such as a roof or outside wall
- Detail shots of panels, filters and grilles
For a fixed quote, call 0345 646 2711 or drop us a line with the site type, your trading hours and a short description of the system. A few photos and your last certificate or report help a lot. You’ll usually have a quote within one working day.
Extract fan cleaning in Hythe, done properly
Not all extract fans are the same: fans on the roof, fans built into the duct run, and fans on an outside wall. The way in depends on the type and the survey shows us how to reach it. If you are dealing with a motor area thick with grease and a fan that hums, whines or rumbles, we can help, from fan housings, axial fans and in-line fans onwards.
In a town like Hythe, most of the kitchen extracts we’re asked about belong to restaurants, cafés, pubs, takeaways and school or care home kitchens. Each has a canopy, filters, ductwork and a fan to keep clear of grease, and each is cleaned to the same TR19® standard.
Every visit ends with a written report and pictures, so you have a record of what was done and when. Where the work is a TR19® Grease clean, the certificate is issued through the BESCA Vent Hygiene Elite portal.

What a clean will not put right
Not every problem is solved by extract fan cleaning, and we will tell you before any work starts. It will not put right:
- Grease in the duct and canopy before the fan (those need a full TR19 clean)
- Electrical faults in the fan’s supply or controls (an electrician’s job)
- A failed motor or worn bearings (that needs a fan repair or replacement)

What happens on the day
Our technicians bring everything the work needs, from protective sheeting to tools and access equipment. You only need to give us clear access and switch off what needs to be off. The visit takes a couple of hours per fan, depending on its size and the build-up. Before the visit, a few photos of the system and how to reach it help us plan the work in Hythe.
- We start by checking where the fan sits and how to isolate it.
- With the fan isolated, the housing is opened.
- The impeller and the housing around it are scraped clean.
- The fan and its surrounds are degreased, keeping clear of the motor’s electrics.
- We reassemble, run the fan and photograph the result.
Before we arrive
- Mention any parking or loading restrictions
- Clear loose items from the work area
- Make sure someone can let us in and lock up afterwards

Related advice
Hythe: your questions answered
Can you come to Hythe after we close?
Yes, out-of-hours work is a big part of what we do. The site is handed back ready to open. Tell us your opening hours when you ask for a quote.
Which fire and rescue service is responsible for Hythe?
Kent Fire and Rescue Service is the fire and rescue service for Hythe. A recent cleaning certificate and a note of the next clean date show that grease in the extract is being managed.
How often does the fan need cleaning?
At least as often as the rest of the extract, which BESA guidance sets by daily cooking hours: from 3-monthly for heavy use to 12-monthly for light use. A noisy or heavily coated fan may need it sooner.
Who is responsible for fire safety on the premises?
The law calls them the responsible person. That is generally the employer or the person in control of the premises, and where several people have control, each can have duties. Your lease and fire risk assessment should make it clear.
Are you accredited?
We hold CHAS, SafeContractor and ISO 9001, and we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. The Vent Hygiene Elite scheme is run by BESCA and audited independently.
Do you have insurance?
Yes. We carry full insurance, and we have been trading since 2009.
How far ahead should we book?
Earlier is better, particularly for night and weekend visits. We typically quote within one working day, and there’s a 24/7 line for emergencies.
Is the fan included in a TR19 clean?
Yes. A TR19 Grease clean covers everything from canopy to discharge, and the fan sits right in that path, so it’s cleaned too.
Hythe kitchens: local notes
Hythe is within about 1 mile of the coast. Near the sea, the fan and discharge at the top of a kitchen extract corrode faster than they would inland. There are about 28 restaurants, cafés and works canteens and about 7 sandwich bars and takeaways across Hythe and its immediate surroundings (about a mile and a half), according to the Food Standards Agency’s register. The fan at the end of each of those extracts collects grease that slows it and wears the motor. Food hygiene inspections in Hythe are the job of Folkestone and Hythe council’s environmental health team. A greasy canopy or dripping filters are the sort of thing an inspection can pick up. Keeping each certificate and photo report on file helps show the extract is looked after.
Healthcare kitchens, like those at hospitals such as Royal Victoria Hospital (about 4.1 miles east), often cook for long hours, which puts them in BESA’s heavier-use bands. If you run a church or community hall kitchen, near Church of St Michael and All Angels or elsewhere in Hythe, its extract still collects grease from every lunch and event. If you look after a school kitchen, at a school such as Hythe Bay CofE Primary School or anywhere near Hythe, the holidays are the usual time for a TR19® clean.

Landmarks near Hythe
We work in commercial kitchens and buildings around Oaklands Park, Red Lion Public House and Brockhill Park Performing Arts College and the streets around them. For rail, the closest station is Sandling station, roughly 1.4 miles north-west of the centre. Other landmarks nearby include Saltwood Castle (0.7 miles north) and Royal Victoria Hospital (4.1 miles east). Not far away are Tolsford Hill.
In-house cleaning or a specialist?
Staff cleaning and specialist work aren’t the same thing. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they don’t reach the grease that builds up further in. That part needs specialist access and equipment.
When your team notices a problem between visits, such as dripping grease, a noisy fan, a smell or a filter that won’t come clean, they should report it rather than try to fix it. We can diagnose it and quote.
Aftercare tips
A little care between visits keeps the system in better shape. We recommend:
- Keep the fan on whenever the range is lit
- Don’t store items in front of the fan’s access point
- Notice when the fan starts to sound different
- Watch for grease marks around the outlet
The area around the fan is left clean, with waste grease removed. Wherever the fan is, the area around it is cleaned down.
Fewer grease particles reaching the fan means less build-up. Keep the grease filters clean, fitted and in place, and replace any that are damaged.
Why deal with it now?
Without a working extract fan, a kitchen cannot cook safely. Grease is often where fan trouble begins, so cleaning the fan helps keep it working. If it does fail, our 24/7 emergency line is there. With a fire risk assessment or inspection due, getting the work done first puts you on the front foot.
We do not list prices on the website, because each job is priced on what it involves. For a fixed quote, phone us on 0345 646 2711 or email us, and we will talk you through it.
