In-house cleaning or a specialist?
Logging matters as much as cleaning. A simple log of filter washes, wipe-downs and checks shows an inspector that the system is looked after between visits, next to our reports.
Day-to-day cleaning is something your team can do: wiping down canopy surfaces, cleaning filters and keeping a simple log. What they can’t safely do is clean inside the ductwork, the fan or the risers, which is where we come in.
Ductwork cleaning in Old Town, done properly
Grease in a duct is hidden, which is exactly why it’s dangerous. A flare-up drawn up from the range can light it, carrying a fire along the duct and into rooms far from the kitchen. Removing it is the whole point. If you’re dealing with grease leaking from duct joints and a duct clean needed for an insurer, we can help.
In a smaller place like Old Town, the kitchens with extract systems are more likely to be a pub, a café, a takeaway or a school or care home kitchen than a big restaurant. Quieter kitchens still collect grease in the duct, just more slowly, so cleaning is planned around how much it cooks and what the readings show.
Think of the report as the system’s health record: dated, with photos, and showing what was done. Grease extract cleans are also certificated to TR19® Grease through the BESCA VHE portal, ready for your insurer.

Looking after it afterwards
Simple habits between visits make a real difference. We recommend:
- File each certificate and photo report in the maintenance log
- Tell us if grease leaks from the ductwork
- Book the next clean before the recommended date
- Don’t switch the extract off early
Grease readings are taken again at the same set points, giving you before and after readings. Photos of each section go alongside them.
Book the next duct clean before the date passes. If the kitchen starts cooking longer hours, the interval may need to shorten, and grease thickness testing will show it.
Multi-site and managed buildings
Multi-site operators often want one contractor and one number. We work across London and the South East, so visits at different addresses can be planned together and kept to a regular schedule.
Whether it’s one building or many, the standard is the same: diagnosis, a fixed price, work booked around your hours and a written report with photos.
Old Town: your questions answered
Is ductwork cleaning any different in a coastal place like Old Town?
Yes, to a degree: at about 2 miles from the coast, Old Town gets salt-laden air that corrodes metal faster. A fan housing that’s rusting near the coast can fail sooner, so it’s worth catching early.
Which environmental health team covers Old Town?
The local authority for Old Town is Eastbourne council, and its environmental health team does the inspecting. Ratings are published by the Food Standards Agency, so a clean extract and good records are worth keeping up.
Which accreditations do you hold?
We’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we carry full insurance.
Which kinds of sites do you work on?
Any commercial site with kitchens or ventilation, from a single café to a large school. Hotels, schools, care homes, offices, shops and leisure sites are all part of our work.
Can you fit access panels in our ductwork?
Yes, as part of our fits and repairs work. Panels go where they give the best access to sections that couldn’t be reached, and we’ll recommend where.
What if parts of the system can’t be reached?
They’re listed in the report, never skipped quietly. You will know exactly which parts weren’t reached and why, along with a quote to put access in.
What if part of the duct cannot be reached?
Sections out of reach are written down on the report, in line with TR19. We can fit new access panels so they’re cleaned next time.
When is the ductwork cleaned?
Out of hours, at a time that suits the kitchen. Long ducts can be split across visits, with the kitchen ready to cook each morning.

Old Town kitchens: local notes
The coast is only about 2 miles from Old Town. Metal on the roof weathers faster close to the coast, and the extract fan and cowl are no exception. There are about 191 restaurants, cafés and canteens and about 33 takeaways and sandwich shops within roughly a mile and a half of the centre of Old Town, according to the Food Standards Agency’s register. Each kitchen that cooks under a canopy sends grease-laden air into a duct, where it cools and settles. In Old Town, food businesses are inspected by environmental health officers from Eastbourne council. An officer looking round a kitchen will see the canopy, and grease there is hard to miss. Our report lists what was cleaned and when, which is useful to have ready.
Volunteers running a hall kitchen near Church of St Mary, or anywhere in Old Town, may not know when the extract was last cleaned, and a grease test settles it. Commuter trade near Eastbourne station can mean long cooking hours, and long hours put a kitchen into BESA’s more frequent cleaning bands.

Signs you need ductwork cleaning in Old Town
The further the air travels from the cooking, the cooler it gets. Cooling air drops its grease onto the inside of the duct, which is why ducts go on gathering grease well beyond the filters.
Any of these means the system needs a check-up:
- Duct runs that can’t be reached
- A grease test showing the duct is overdue
- Thick deposits at the bottom of a vertical duct
- Hardened, baked-on grease in long horizontal runs
Healthcare kitchens, like those at hospitals such as Eastbourne District General Hospital (about 1 mile north), often cook for long hours, which puts them in BESA’s heavier-use bands.
What your quote should include
- Whether a survey comes first
- Whether inaccessible sections are listed on the report
- Whether the quote shows VAT
- Whether a written report and photos are included
Different parts, different methods
Attenuators and discharge
The discharge is where the duct ends and air leaves the building. It can gather grease and mark the wall or roof around it, so it’s cleaned as far as safe access allows.
Vertical risers
Risers often pass through floors and walls, where fire dampers may be fitted. We test those as a separate job.

The process
We work around your opening hours, not the other way round. We book the visit for a time the area is closed, whether that’s an evening, overnight or a weekend. When the team arrives, the work area is protected and the relevant equipment is switched off to cool, and the work takes a shift or more, depending on the length of the runs and the number of access points. Around Old Town, access is usually simpler than in a town centre, though gates and roof access are worth mentioning.
- We trace the duct and find every way in.
- Grease thickness is measured at set points.
- Once the kitchen has closed, we protect the area and open the panels.
- Thick grease is scraped out, then the runs and risers are degreased.
- We close up, re-test, photograph and record anything out of reach.
Getting ready for the visit
- Name a contact who can let us in at the agreed time
- Tell us where we can park and unload
- Make sure equipment near the work can be switched off and left to cool
Getting a quote
Every quote begins with a look at the system, either from photos and details you send or from a site visit. After that, you get a fixed price for the work, before any work starts.
