Kitchen extract cleaning in BN20: how it works
A closed kitchen isn’t earning, so the timing of a clean matters. We work evenings, overnight and at weekends, or between services where the kitchen has a gap. With the equipment off and cool and the area sheeted, we clean and hand the kitchen back ready for the next service. Typical jobs include grease dripping from the canopy or filters and an extract that has never been cleaned to TR19, on vertical risers, canopies and hoods and discharge points.
Night work is normal for us. Evenings, nights and weekends are when much of our work happens, so a kitchen or building can carry on as usual the next day. On site, the work takes a few hours for a small kitchen, longer for a large system.
- We survey the system first, from your photos and details or on a site visit.
- Grease readings are taken at set points and you get a fixed quote.
- Once the kitchen has closed and the equipment has cooled, we sheet and protect the area.
- Canopy, plenum, filters, duct runs, risers, fan and discharge are all cleaned to TR19® Grease.
- We test again, photograph the result and issue your TR19 certificate and photo report.

Kitchen extract cleaning across BN20: local notes
Kitchens across BN20 cook for very different hours, from all-day town-centre sites to part-time hall and school kitchens. Grease readings and BESA’s minimum intervals set the schedule for each.
London and the South East cover everything from city basements to rural kitchens. Wherever the site is in BN20, the work is done to the same TR19® standard. BN20 includes coastal places, where salt in the air speeds up corrosion of roof-level equipment. Fans and cowls on sea-facing roofs are worth checking at each visit.
Lower Willingdon: For schools such as Willingdon Primary School, kitchen extract cleaning is normally booked for the holidays, when the canteen is closed. Where a hall near St Wilfrid, or anywhere in Lower Willingdon, hosts lunch clubs or events, its extract gathers grease just as a café’s does.
For landlords and multi-site operators
We regularly work with managing agents. Tell us the site, the work and the access arrangements and we will come back with a fixed quote.
Facilities teams in offices, schools and healthcare sites book us too in BN20 and across East Sussex. Work can be phased by floor, building or site to keep disruption down.
Why it fails
In BN20, as anywhere, grease gathers where the air slows down: in long flat runs, at bends and changes of direction, and in the fan housing. The cooler the duct, the more grease drops out of the air.
It’s time to book a visit if you see:
- An extract that no longer clears the smoke
- Rancid smells from grease in the duct
- A new tenancy or takeover with no cleaning history
- Fat running down the canopy edge
Looking after it afterwards
Looking after the system between visits is straightforward, and it helps at the next visit:
- Keep grease collection points emptied
- Wipe the canopy down at the end of each day
- Run the extract fan throughout cooking
- Report grease drips, smells or fan noise straight away
The kitchen is left clean and ready for the next service. Waste grease and water are contained and removed, so you can start cooking as normal.
Keep the outside of the canopy wiped and any grease cups emptied. A daily wipe isn’t a deep clean, but it helps between visits.
What happens if it’s left?
An overdue clean in BN20 is best dealt with now rather than after the next inspection. The job takes anything from a few hours to a full night, depending on the size of the system, and we work evenings, overnight and weekends so you don’t lose a service. Every extra month adds grease.
What your quote should include
- Proof of accreditation you can verify
- Whether they’re fully insured
- Whether the whole system is included, or only the parts that are easy to reach
- Whether the quote is based on a survey or photos
Staff cleaning versus specialist work
For ventilation and air handling systems, in-house care is mostly about checks: clear grilles, a log of filter changes and reporting anything odd. Cleaning inside ducts and units is specialist work.
If your staff spot something between visits, such as dripping grease, a noisy fan, a smell or a filter that will not come clean, it’s best reported rather than tackled in-house. We’ll take a look and send you a fixed quote.
Questions from BN20
How long does it take to clean a kitchen extract system?
Short systems are done in a few hours, while long runs and tall risers take longer and may need more than one visit. Your quote says how long to expect.
Do you clean the whole extract system or just the canopy?
Everything from canopy to discharge: canopy inside and out, plenum, grease filters, ductwork, risers, extract fan and discharge, plus attenuators where fitted. Anything we can’t reach is recorded on the report.
Will my insurer ask for a TR19 certificate?
Many policies require TR19 cleaning, and insurers often ask to see the certificate. An insurer may refuse or reduce a claim if there’s no evidence, so it’s worth checking your policy wording.
Do you work with multi-site operators?
Yes. One number covers all your sites in our area, with visits on a regular schedule.
Can we book visits on a schedule?
Yes. Regular plans can run on 3, 6 or 12-monthly cycles, to suit the system and how it’s used.
What happens if you can’t reach some of it?
Anything we can’t reach goes on the report, with photos where possible, and we tell you what would make it reachable, such as extra access panels in ductwork.
Does the law say I must clean to TR19?
The legal duty sits in the Fire Safety Order 2005 rather than in TR19 itself. In practice, TR19 is how kitchens show they’re managing grease, and many insurers ask for proof of it.
