Duct cleaning in London Docklands
Professional ductwork cleaning in and around London Docklands, booked around your opening hours and finished with a written report and pictures.
- Smells of old cooking grease from the ductwork
- Heavy grease at the base of a riser
- Duct runs that can’t be reached
Between visits
After the visit, a few habits help the work last:
- Have the grease measured if cooking hours go up
- Don’t block access panels with shelving or stock
- Keep the fan on while anything is cooking
- Report any grease dripping from duct joints
The report names every part of the duct that couldn’t be reached, with the reason. We can fit access panels so those sections are cleaned next time.
Grease that never reaches the duct never needs cleaning out of it. Clean, properly seated filters are the duct’s best protection.
How we handle ductwork cleaning in London Docklands
Many ducts were installed with too few access doors. Where a section cannot be reached, TR19 expects it to be recorded on the report, and we can fit new access panels so it’s cleaned next time. It’s better to know than to assume. The work covers multi-storey ducts, horizontal duct runs and bends and junctions, and the jobs we see most are a duct clean needed for an insurer and grease leaking from duct joints.
In a London area like London Docklands, a kitchen extract often passes through shared space on its way out: a riser, a service void, the floors above. A duct fire there can reach parts of the building far from the range, so a regular TR19® clean protects everyone in it.
Nothing is signed off by word of mouth: a written report, dated and illustrated with pictures, and for TR19® Grease cleans, a certificate issued through the BESCA VHE portal. It shows what was done and what, if anything, couldn’t be reached.

Do you need ductwork cleaning in London Docklands?
A duct with too few access doors can’t be fully cleaned. Stretches with no way in may never have been touched, and the grease there keeps building out of sight.
Any of these means the system needs a check-up:
- Smells of old cooking grease from the ductwork
- Years of grease along the duct floor
- A duct nobody has opened in years
- Sections of duct with no access panels
If you run a church or community hall kitchen, near St Peter's Church or elsewhere in London Docklands, its extract still collects grease from every lunch and event.

Why act early in London Docklands
A dirty duct is something insurers ask about. Many require cleaning to TR19, and they can refuse or reduce a claim without proof. A certificate that covers the ductwork is what they want to see. A booked night’s work in London Docklands costs you no trading time; an unplanned closure does.
Working hours, access and the scale of the site can all change the price. We take each of them into account, and the price is fixed before any work starts.

- A BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease

For landlords and multi-site operators
If you look after several sites, we can schedule visits across all of them on one quote. Every building has its own written report, so each one has its own record.
From a single site to a large estate, you get the same standard: the system surveyed, the price fixed, the visit fitted around trading and everything written up afterwards.
Common questions in London Docklands
Do you clean school canteen extracts around London Docklands out of term?
Yes. The holidays are the usual time for school work. Food Standards Agency records list about 59 schools, colleges and universities with registered kitchens within about a mile and a half of London Docklands. Just call us on 0345 646 2711, or send details by email with your term dates and we’ll plan around them.
Is parking a problem for work in London Docklands?
London parking can be tight, so details of loading bays and permits help. Working overnight, as we often do in London, normally makes it simpler.
How long does it take to clean extract ducts?
It takes a few hours for a short run, longer for long runs and tall risers. We will confirm the time when we quote.
What happens to the waste?
We contain it and take it with us. Grease, debris and waste water are collected as the work goes on rather than letting it spread.
What do you do to protect the area?
We start with protection: floor sheeting and covers over nearby surfaces and equipment. We tidy up and take our waste away before we leave.
Do you have insurance?
Yes. We are fully insured, and the details are available on request.
Are you accredited?
Our accreditations are CHAS, SafeContractor and ISO 9001, and we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. Vent Hygiene Elite is run by BESCA and independently audited.
Which sectors do you work in?
Restaurants and pubs, hotels, schools and colleges, hospitals and care homes, offices and retail, plus food production and leisure sites.
The process
A visit follows the same order every time: sheeting and protection first, make the system safe, carry out the ductwork cleaning, tidy up and leave you the report. The visit itself takes anything from a few hours to several visits, depending on the length of duct. Loading bays, visitor permits and roof access are the first things we ask about for a site in London Docklands.
- Diagnosis: a survey of the duct’s route, size and access.
- You get a fixed price before work starts.
- We clean section by section, working from panel to panel.
- Bends, risers and the base of each riser get extra attention.
- Readings, photos and a recommended next clean date complete the job.
Getting ready for the visit
- Mention any sign-in, permit or induction we need
- Agree a time when the area can be out of use
- Move anything stored near the system

Advice
In-house cleaning or a specialist?
In-house cleaning and specialist cleaning do different jobs. Wiping filters daily and washing them weekly keeps the visible parts in order, but grease that has passed the filters is out of reach. That part needs specialist access and equipment.
Day-to-day cleaning is something your team can do: wiping canopies, washing grease filters and recording it in a log. What they cannot safely do is clean inside the ductwork, the fan or the risers, and that’s where we come in.
London Docklands kitchens: local notes
There are about 483 cafés, restaurants and staff canteens and about 152 takeaways within 1.5 miles or so of the middle of London Docklands, according to the Food Standards Agency’s register. Each kitchen that cooks under a canopy sends grease-laden air into a duct, where it cools and settles. The fire and rescue service for London Docklands is London Fire Brigade. Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and in a kitchen that fire risk includes the grease in the extract. Night work suits London kitchens, and roads and loading bays tend to be quieter too.
For schools such as Tower Hamlets College, kitchen extract cleaning is normally booked for the holidays, when the canteen is closed. A kitchen near Canary Wharf station that serves breakfast and dinner can run its extract twelve hours or more, which shortens the cleaning interval.

Different parts, different methods
Horizontal duct runs
The underside of a horizontal duct collects the most grease. We scrape out the heavy layer first, then the walls and roof are cleaned too.
Vertical risers
In taller buildings, a riser may pass through several floors and fire compartments, so fire dampers may be fitted where it crosses them. Damper testing is a separate service.
