Ductwork Cleaning in Ashtead

Ductwork cleaning for commercial sites in Ashtead and across Surrey. BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease.

  • Stale grease odours from the duct
  • Heavy grease at the base of a riser
  • Ductwork that has never been cleaned

Need ductwork cleaning in Ashtead?

Common problems we fix in Ashtead

Damaged or poorly fitted filters let more grease into the duct. More grease reaches the ductwork than it should and it fills faster.

What we are most often called out for:

  • Readings above 200 microns from a grease thickness test
  • Duct runs that cannot be reached
  • A duct clean needed for an insurer
  • Ductwork that has never been cleaned

Kitchens that cook twelve hours or more a day, as some healthcare kitchens do, fall into BESA’s three-monthly minimum; Headley Court is the nearest hospital to Ashtead, about 1.7 miles south-east.

Questions to ask before you book

Ductwork cleaning in Ashtead, done properly

No two duct runs are the same, in Ashtead or anywhere else. Some run a short distance to an outside wall, others climb several floors to the roof. The survey traces the route and finds every access point before we quote. If you’re dealing with ductwork that has never been cleaned and duct runs that can’t be reached, we can help, from vertical risers, bends and junctions and multi-storey ducts onwards.

Around a town like Ashtead, extract cleaning usually means a restaurant, pub, takeaway or the kitchen of a school or care home. Each has a canopy, filters, ductwork and a fan to keep clear of grease.

Nothing is signed off by word of mouth: a written report, dated and illustrated with photos, plus a certificate through the BESCA Vent Hygiene Elite portal when the work is a TR19® Grease clean. Any parts we couldn’t reach are recorded on it too.

Honest limits

Not every problem is solved by ductwork cleaning, and we’ll tell you before we start. It does not solve:

  • Sections that can’t be reached safely without new access (those are recorded, and panels can be fitted)
  • Ductwork that was poorly designed
  • Fire dampers that do not close (they need testing and remedials)

If in doubt, call us on 0345 646 2711 or drop us a line and we will say what we think before you book.

Where we work

  • Bends and junctions
  • Attenuators
  • Vertical risers
  • Multi-storey ducts
  • Horizontal duct runs
  • Access panels

The process

There’s very little for your team to do on the day. Someone lets us in at the agreed time and shows us where everything is, and we take it from there. Before we leave, the area is tidied and the paperwork follows. Send us pictures of the system and we can plan most of a visit in Ashtead before we arrive.

  1. First the duct route is traced and every access point noted.
  2. Set points along the runs are tested for grease.
  3. Through the access panels, thick grease is removed by hand first.
  4. Next the ducts and risers are degreased, using whatever suits the deposit.
  5. We test again, take photos and note any part that couldn’t be reached.

Before we arrive

  • Arrange a key holder or contact on site
  • Allow time for equipment near the work to be turned off and cool down
  • Clear loose items from the work area

What affects the cost of ductwork cleaning

Your quote is based on your site. We take into account:

  • Where the site is and how we reach it
  • A single visit or a regular plan
  • Whether several sites go on one quote
  • The condition of the system

One small site or a whole estate, the quote is built the same way: the work involved, the access and the timing. You’ll have a fixed price before we start.

Helping us quote

Photos let us diagnose from a distance. The most useful are:

  • The roof, plant room or outside wall the system runs to
  • Any symptoms, from odd noises to smells or leaks
  • A few general shots of the system
  • The times we could work without disrupting the site

Photos are the quickest way to a quote: the system from a couple of angles, plus any access panels or hatches. Add the site type and your opening hours, and many jobs can be priced from that alone.

Kitchen extracts in Ashtead

The FSA’s food hygiene register includes about 7 bars, pubs and nightclubs in Ashtead and the streets around it, up to about 1.5 miles out. Wherever they cook, the canopy, duct and fan collect grease just as a restaurant’s do. Food hygiene inspections in Ashtead are the job of Mole Valley council’s environmental health team. They look at how clean the premises and equipment are, and the kitchen extract is part of that. Our report lists what was cleaned and when, which is useful to have ready. The fire and rescue service for Ashtead is Surrey Fire and Rescue Service. In most workplaces, including commercial kitchens, it’s the fire and rescue authority that enforces the Fire Safety Order.

Church and community hall kitchens, near St George's Church or anywhere around Ashtead, are easy to forget, but their extracts collect grease like any other. A kitchen near Ashtead station that serves breakfast and dinner can run its extract twelve hours or more, which shortens the cleaning interval.

What the work involves, part by part

Multi-storey and shared buildings

Long ducts in larger buildings can mean several visits. We agree a sequence that suits the building, out of hours where possible.

Attenuators and discharge

The last section of duct before the discharge is often the coolest, which can mean heavier deposits. We include it in the clean and the readings.

Multi-site and managed buildings

The Fire Safety Order 2005 puts the duty to manage fire risk on the responsible person, and that can be the employer, the owner, a landlord, a facilities manager or a managing agent. With shared responsibility, good records help everyone.

We also work for facilities teams across offices, schools and healthcare in Ashtead and across Surrey. Work can be phased by floor, building or site around the people who use them.

Your questions about ductwork cleaning in Ashtead

Do you do school kitchen extract cleaning in Ashtead in the summer holidays?

Yes, holiday work suits schools best. The FSA’s register shows about 15 schools and colleges with food registrations within roughly a mile and a half of Ashtead. Tell us your holiday dates and we will book the visit for when the site is empty.

Who enforces fire safety at workplaces in Ashtead?

Surrey Fire and Rescue Service is the fire and rescue service for Ashtead. TR19® is not law, but it’s the benchmark many fire officers and insurers look to when they ask how often the extract is cleaned.

How can I tell if my extract ducts are dirty?

A grease thickness test gives the answer. Using a Wet Film Thickness Test or Deposit Thickness Test, we check the grease at set points. BESA guidance says the mean shouldn’t exceed 200 microns, and 500 or more anywhere needs immediate spot cleaning.

Do you look at the system first?

Yes, every time. Diagnosis comes before treatment: the survey shows what needs doing and what access we need, and the quote is based on that.

What about areas you cannot get to?

They’re listed in the report, never skipped quietly. You’ll know exactly which parts weren’t reached and why, and we can quote to improve the access.

Can you fit access panels in our ductwork?

Yes, extra panels can be fitted. That lets the next clean reach sections that were missed, and the report will show where they’re needed.

Are you insured?

Yes, we are fully insured. We also hold CHAS and SafeContractor, for sites that check contractor safety.

What’s involved in cleaning extract ducts?

We open each access panel and clean the section it reaches. Heavy grease comes out by hand, and what’s left is degreased, with readings taken before and after.

Leave it or put it right?

Dealing with the ductwork in Ashtead now beats dealing with it after a problem. The work takes a shift or more, depending on the length of the runs and the number of access points, done out of hours so the kitchen keeps cooking. Whatever the system, dirt and wear only get worse.

What you pay reflects the actual work. That is why we survey first, from photos or on site, and the price is agreed before any work starts.
