Canopy cleaning across Lee

Multi-site and managed buildings

Whether it’s one building or many, the standard is the same: a survey first, a fixed quote, the work timed around the site and a report with photos.

We also work for facilities teams across offices, schools and healthcare in Lee and across Greater London. Work can be phased by floor, building or site to keep disruption down.

Canopy cleaning in Lee, done properly

Canopy cleans are done out of hours: evenings, overnight, early mornings or weekends. Cooking equipment is turned off and cooled, then covered, and the kitchen is left ready for the next service. If you are dealing with a hood coated in old grease and condensation running down the canopy, we can help.

In London, few kitchens can spare a day to close, so extract cleaning in Lee is usually done overnight, after the last service. Before the clean, we agree loading, parking and roof access with whoever manages the building.

A written report with pictures follows each visit, so there’s a dated record of the work. Where the work is a TR19® Grease clean, the certificate is issued through the BESCA Vent Hygiene Elite portal.

When something else is needed

Canopy cleaning cannot fix everything, and we’ll tell you before we start. It will not put right:

  • Filters that no longer seal in the housing
  • A canopy too small for the cooking under it (that is a design question)
  • A light fitting that doesn’t work

If in doubt, call 0345 646 2711 or use the quote form and we’ll say what we think before you book.

What the work covers

  • Grease gutters
  • Plenum chambers
  • Island canopies
  • Baffle filters
  • Canopy light fittings
  • Wall canopies

What we do, step by step

At the end of the visit, someone from your team can look over the work with us. Anything we couldn’t reach or that needs attention is pointed out there and then, and the same goes into the written report. The visit takes part of a shift for most kitchens, more where there are several canopies or heavy deposits. If your building in Lee has sign-in rules, permits or key holders, mention them when you book.

  1. We look at the canopy first, from photos or on a visit.
  2. Cooking equipment is left to cool and the area under the canopy protected.
  3. With the filters out, the plenum and housing are cleaned back.
  4. The canopy is cleaned inside and out, including troughs and seams.
  5. Filters go back, the area is cleaned down and pictures are taken.

There are about 234 cafés, restaurants and staff canteens and about 114 sandwich bars and takeaways in and around Lee, up to about a mile and a half out, according to the Food Standards Agency’s register. Wherever there’s a canopy over the cooking, its hood and plenum collect grease with every service. It’s Lewisham council that sends environmental health officers to food businesses in Lee. Extraction counts as kitchen equipment, so its condition can come up on the day. A TR19® certificate and photo report after each clean gives you a record to show an inspector. Fire safety in Lee falls to London Fire Brigade. In most workplaces, including commercial kitchens, it’s the fire and rescue authority that enforces the Fire Safety Order.

For schools such as Brindishe Lee School, kitchen extract cleaning is usually booked for the holidays, when the canteen is closed. If you run a café or takeaway near Lee station, early starts and late finishes leave little time to clean, so overnight extract cleaning suits.

Questions from Lee

Which fire service covers Lee?

London Fire Brigade is the fire and rescue service for Lee. A recent cleaning certificate and a note of the next clean date show that grease in the extract is being managed.

Do you work at weekends in Lee?

Yes, evening, overnight and weekend work is normal for us. The site is handed back ready to open. Just give us a ring on 0345 646 2711 or send us an email with your opening times and we will plan around them.

Is TR19 a legal requirement?

No. The law sets the duty, and TR19® is the recognised benchmark for meeting it. Under the Fire Safety Order 2005, the responsible person must reduce fire risk, and without records, many insurers may refuse or reduce a claim.

What does TR19 mean?

TR19® is the BESA specification for keeping ventilation systems clean. Since 2019, TR19® Grease has been a standalone specification for grease in kitchen extract systems, while TR19® Air covers other supply and extract ductwork.

Are you insured?

Yes. We carry full insurance and have been trading since 2009.

Why does grease run off the canopy edge?

Full gutters and a heavily coated plenum are the common causes. Grease has nowhere else to go, so it runs down and drips, and condensation can carry it too. Cleaning the canopy and plenum clears it.

Who is the responsible person?

The law calls them the responsible person. That’s generally the employer or the person in control of the premises, and in shared buildings more than one person can have duties. Your lease and fire risk assessment should make it clear.

Do you work with multi-site operators?

Yes. One number covers all your sites in our area, and visits can be set on a regular cycle.

Signs you need canopy cleaning in Lee

The canopy takes the hottest, wettest air in the kitchen. Fat in that air settles on the inside of the hood, in its seams and on the filters before what gets through reaches the plenum.

Most sites get in touch when they notice something like this:

  • Heavy deposits behind the grease filters
  • Grease filters blocking between washes
  • Grease dripping from the canopy edge
  • Condensation running down the canopy

Volunteers running a hall kitchen near Church of the Good Shepherd, or anywhere in Lee, may not know when the extract was last cleaned, and a grease test settles it.

Questions to ask before you book

  • Whether a survey comes first
  • What records you will receive afterwards
  • How areas they cannot reach will be recorded
  • When they can work, and whether that is outside your opening hours

How to choose an extract cleaning contractor

Why it’s worth doing now in Lee

When grease clogs the filters and plenum, the canopy can’t draw air as it should. Smoke and heat hang around the cooking line, and the fan works harder for less. A clean canopy and plenum let the extract do its job. Leaving it on a busy London site only adds to the work.

The cost depends on the size of the system, the condition it’s in and how easy it is to reach. You get a fixed price before we start, so there are no surprises.

Fixed quotes for canopy cleaning in Lee

We do not publish a price list, because sites vary so much. The quote depends on:

  • How big the system is
  • Travel, parking and unloading
  • Whether it’s a one-off visit or part of a schedule
  • How easy every part is to reach

Whatever the type of site, the quote works the same way: how much there is, how we reach it, what state it’s in and when we can work. Ask for a fixed quote and we will go through it with you.

What we need to know

What to send for a quote:

  • Photos showing the whole system and its surroundings
  • The times we could work without disrupting the site
  • The roof, plant room or outside wall the system runs to
  • Any previous report or certificate

Photos are the quickest way to a quote: the system from a couple of angles, plus any access panels or hatches. Add the site type and your opening hours, and we can price many jobs without a visit.

Between visits

Results last longer with the right care. We suggest:

  • Report new drips or smells from the canopy
  • Wash or exchange the filters on a regular cycle
  • Never run the range with a filter out
  • Wipe the canopy down at close every day

File the report alongside your fire risk assessment, so it’s ready when an EHO, insurer or fire officer asks. Photos of a clean canopy and plenum make the record easy to follow.

Keep the fan running throughout service and for a short while after. Turning the fan off early lets vapour settle on the hood.
