About our fire damper testing in West End
Each damper we test gets a location, a result and a note of its condition. Passes are reset and left ready to work, while failures are flagged with what we found. That record belongs with the building’s fire safety paperwork. If you have damper actions from a fire risk assessment and dirty dampers that may not close, we can help.
Rural buildings that have been converted or extended can have ducts passing through fire-resisting walls, where the dampers are easy to overlook. The first visit starts by locating each damper.
Good records are part of the job. You get a written report with pictures after each visit, covering the work done, any areas we couldn’t access and a recommended next date. File it in your maintenance log so it’s to hand when an insurer or inspector asks.

Different parts, different methods
Schools, hospitals and care homes
In hospitals and care homes, people are there day and night. We plan the order of work with the site team so care isn’t interrupted.
Offices and retail
In shared buildings, some dampers sit inside tenants’ space. We agree access with the managing agent before the visit.
Staff cleaning versus specialist work
Some jobs should never be done in-house: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease need training, the right equipment and safe access. That’s our job.
Logging matters as much as cleaning. A dated log of in-house cleaning and checks helps show that the system is managed between specialist visits, next to our reports.
For landlords and multi-site operators
Where a tenant occupies the premises but the landlord owns the building, the lease normally sets out who maintains what. We are happy to deal with either side, and the report can go to both.
We regularly work with managing agents. Tell us the site, the work and the access arrangements, and we’ll send a fixed quote.
When something else is needed
It’s worth knowing the limits before booking:
- Dampers that were never installed where they’re needed
- Faults in the alarm or building controls that signal smoke dampers
- Deciding where dampers should be fitted
If you are not sure, just call us on 0345 646 2711 or email us and we will give you a straight answer before you book.

Do you need fire damper testing in West End?
In most buildings, West End included, dampers are out of sight in ceiling voids, risers and service shafts. If there’s no hatch to reach them, they slip off everyone’s list, and one that cannot be reached cannot be tested.
Most sites get in touch when they notice one of these:
- Fire dampers nobody can get to
- Motorised smoke dampers due for testing
- Dirty dampers that may not close
- Buildings with no damper register
Healthcare buildings such as No. 2 New Zealand General Hospital (about 2.6 miles north-west) rely on fire compartments, and the dampers in them need testing at least annually.
What to look for in a quote
- Whether inaccessible sections are listed on the report
- What hours they’ll be on site
- If they look at the system before pricing
- Their accreditations, such as BESCA Vent Hygiene Elite, CHAS or SafeContractor
Questions from West End
Can fire dampers in schools around West End be tested in the holidays?
Yes. Half-terms and the summer break are the natural time for school work. Around West End, the Food Standards Agency lists about 5 schools and colleges with registered kitchens within a mile and a half or so. Send us your term dates when you ring 0345 646 2711 or send us an email, and we will fit the work in.
Which fire service covers West End?
Fire safety enforcement in West End is handled by Surrey Fire and Rescue Service. Keep each damper test report with the fire risk assessment and the building’s log book, ready to show.
Where does the waste go?
Waste is contained during the work and removed when we leave, from grease and debris to used cleaning water. We don’t leave it behind.
What accreditations do you have?
CHAS, SafeContractor, ISO 9001 and BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. We have been trading since 2009 and we are fully insured.
How do you keep the site clean during the work?
By covering it before any work starts. We keep the work contained and leave the area clean.
What about areas you cannot get to?
Anything we can’t reach goes on the report, with photos where possible, and we tell you what would make it reachable, for example new access panels.
How much notice should we give?
Earlier is better, particularly for night and weekend visits. We normally quote within one working day, and emergencies are covered by our 24/7 line.
Who has the duty to keep fire dampers working?
The Regulatory Reform (Fire Safety) Order 2005 puts it on the responsible person. Testing at least yearly and keeping the reports is how they can show it’s being done.
How the visit works
We start by comparing what we find with the survey or your photos. Anything unexpected is raised with you before we go further. After that, the work takes from an hour or two in a small building to several visits on a large estate. Somewhere like West End, lanes, gates and parking are worth mentioning in advance.
- We plan access and timing with you first, including any out-of-hours work.
- Ceiling tiles and hatches are opened and each damper’s access panel removed.
- We release each blade and check it shuts all the way.
- We reset it and record any dirt, corrosion or damage.
- We close everything up and send the results in a report.
Getting ready for the visit
- Mention any locked doors, roof access or ceiling voids
- Agree a time when the area can be out of use
- Mention any sign-in, permit or induction we need
Getting a quote
Photos are enough for some jobs, while others need a look on site. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, the quote is fixed before any work is booked.
Advice
Fire damper testing in West End: local notes
Going by the FSA’s register, there are about 5 schools, colleges and universities and about 9 caring premises (care homes, nurseries and hospitals) serving food across West End and its immediate surroundings (about a mile and a half). Many buildings of this kind have ductwork through fire-resisting walls and floors, and the dampers at those points need testing at least annually. About 2.6 miles north-west of West End is No. 2 New Zealand General Hospital, the nearest hospital. Smaller healthcare sites, from surgeries to care homes, need the same annual damper test as a hospital. West End is covered by Surrey Fire and Rescue Service. When a fire safety officer audits a non-domestic building, maintenance of systems like dampers can come up.
Historic buildings that have had ventilation added later can hide dampers in awkward places; The Homewood, about 1 mile south-west, is one of the historic houses in the area around West End. School buildings such as Claremont Fan Court School are typically tested in the holidays, wherever they have dampers.

Looking after it afterwards
Once we have finished, these simple steps help:
- Tell contractors where dampers are before they start work
- File every damper report where your assessor can find it
- Keep to at least yearly testing
- Update the register when ductwork changes
Any damper that failed is listed with the reason, and we can quote for remedials. After a repair, we retest the damper and update the record.
A simple register of every damper helps a great deal: where each damper is, what kind it is and when it was last tested. It stops dampers getting lost as the building changes.
