AHU cleaning for kitchens and businesses in Grain
Think of an AHU clean as a full check-up for the ventilation. Every section is opened, cleaned and photographed, so you can see the unit’s condition for yourself. Common call-outs are for units that have only ever had filter changes and stale or musty smells from the ventilation, across internal panels, drain trays and dampers and louvres.
Work in a small place like Grain starts with agreeing access and timings.

What we do, step by step
Protection comes first: floors, worktops and anything near the work are covered. Then we make the system safe and start. It takes anything from half a day for one small unit to several shifts for a plant room full of them, and we clear up before we go. Rural roads and tight entrances are worth telling us about before a visit to Grain.
- We start with a survey of the unit and a fixed quote for the work.
- With your site team, the unit is switched off and isolated, then the area around it protected.
- We clean or change the filters as agreed, then clean the coils, fan and internal panels.
- Drain trays are cleared and cleaned and the outlet checked.
- You get a TR19® certificate and a photo report.
How to prepare
- Mention any sign-in, permit or induction we need
- Let us know how we reach the system, including roofs, risers and plant rooms
- Find the previous report, if there is one
Getting a quote
Every quote begins with a look at the system, from your pictures and details or, where that is not enough, a survey on site. After that, you get a fixed price for the work, before work begins.
Advice
When to call us in Grain
An AHU’s intake draws in outdoor air and everything in it: dust, pollen, leaves and debris. The intake section and first filters take the brunt, and the finer material travels on.
What we’re most often called out for:
- Dirty fans and fan housings
- Odours coming through the supply air
- Coils clogged with dust and debris
- Plant that needs cleaning after a refit
Around Grain, as anywhere, ventilation cleaning begins with an inspection.
What to look for in a quote
- Their accreditations, such as BESCA Vent Hygiene Elite, CHAS or SafeContractor
- If they look at the system before pricing
- Proof of insurance
- Whether they recommend a next date

In-house cleaning or a specialist?
If your staff spot something between visits, like drips, unusual noise, smells or damaged filters, it’s best reported rather than tackled in-house. We can diagnose it and quote.
Away from the kitchen, the in-house job is mainly checking: keeping grilles clear, noting unusual noise or smells and logging filter changes. Cleaning inside ducts and units is specialist work.
Part by part
Drain trays
The drain tray collects water from the cooling coil. Standing water and slime are removed and the outlet is checked.
Filters
What’s on the filters is a good clue to what’s further in. We photograph them for the report.
How we price AHU cleaning
There’s no set price list, because no two systems are the same. The quote depends on:
- The condition we find in the survey
- Whether several sites go on one quote
- One-off work versus a regular cycle
- The times the site is available
You won’t find a price list here, because each job is priced on what it involves. For a fixed quote, phone us on 0345 646 2711, or send details by email, and we’ll explain what it covers.
Asking for a quote
Many jobs can be priced from pictures and some basics. Send what you can of the following:
- Where the plant sits or the system leaves the building, such as a roof or outside wall
- Photos showing the whole system and its surroundings
- The postcode and the type of business
- Any symptoms, from odd noises to smells or leaks
Quotes are quick. Send a few details and photos, and we normally reply with a fixed quote within one working day. If we need to see the system first, we book a survey around your hours.
Multi-site and managed buildings
Where a tenant occupies the premises but the landlord owns the building, the lease normally sets out who maintains what. We can quote either party and send the paperwork to whoever needs it.
For anyone managing more than one site, we can schedule visits across all of them on one quote. Each site gets its own report and pictures, so each one has its own record.
What AHU cleaning cannot fix
It’s worth knowing the limits before booking:
- Controls and BMS settings that run the unit
- Breakdowns that need a mechanical engineer
- Leaking heating or cooling coils
If in doubt, give us a ring on 0345 646 2711 or email us and we will say what we think.
Where we work
- Supply and extract fans
- Dampers and louvres
- Internal panels
- Drain trays
- Heating and cooling coils
- Filter sections

Questions from Grain
Do you work in villages like Grain?
Yes, we work in villages as well as towns, and Grain is covered. Photos of the system and directions to the site help us plan the visit.
Do you offer AHU cleaning in Grain?
Yes, Grain is covered. To start, ring 0345 646 2711, or send details by email with a few pictures of the system.
When should our AHU next be cleaned?
TR19® Air takes a risk-based approach, so it depends on inspection rather than a fixed interval. Each report suggests when the unit should next be looked at.
Do you offer maintenance contracts?
Yes. Plans on a 3, 6 or 12-monthly cycle are available, to suit the system and how it’s used.
Can you quote from pictures?
Yes, if we can see what we need. If not, a site survey comes first, and the quote follows that.
Can you fix a faulty AHU?
The clean includes noting faults, but repairs sit with your maintenance contractor, with photos where it helps.
How long does an AHU clean take?
Cleaning takes a single shift for a typical unit, longer for large or heavily soiled ones. Large plant can be split over several shifts, so ring 0345 646 2711, or send details by email to talk it through.
How much notice do you need?
Earlier is better, especially for out-of-hours work. Quotes normally come back within one working day, and emergencies are covered by our 24/7 line.
