Extract fan cleaning in Grain

Your questions about extract fan cleaning in Grain

Which environmental health team covers Grain?

The local authority for Grain is Medway council, and its environmental health team does the inspecting. Ratings are published by the Food Standards Agency, so a clean extract and good records are worth keeping up.

Can you come to Grain after we close?

Yes, evening, overnight and weekend work is normal for us. That way a site in Grain doesn’t have to lose a day’s trading. Your opening times are the first thing we ask for.

How much notice do you need?

Book as early as you can for planned work, particularly if your next visit is nearly due. For emergencies, we take calls 24/7.

Can we book visits on a schedule?

Yes. Scheduled maintenance plans are part of what we do, with visits at the interval your system needs. The report from each visit recommends the next date.

Who is the responsible person?

That depends on who controls the premises. Under the Fire Safety Order 2005, it’s the responsible person, which can be the employer, the owner, a landlord, an FM or a managing agent.

Do you offer emergency callouts?

Yes, day and night, every day of the year. Our office is open from 8am to 6pm on weekdays, with the emergency line covering every other hour.

Is TR19 cleaning required by law?

No. The law sets the duty, and TR19® is the recognised benchmark for meeting it. Under the Fire Safety Order 2005, the responsible person must reduce fire risk, and without records, many insurers may refuse or reduce a claim.

Are you accredited?

CHAS, SafeContractor, ISO 9001 and BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. We’re fully insured and have been trading since 2009.

How we handle extract fan cleaning in Grain

A fan never collects grease in a neat, even layer. Heavier deposits on some blades throw the impeller off balance, which brings vibration, noise and extra wear on the bearings and motor. A thorough clean removes the cause. If you’re dealing with an extract fan with no cleaning record and less air being pulled from the kitchen, we can help, from fan housings, axial fans and discharge points onwards.

Somewhere as small as Grain, commercial kitchens are few: perhaps a pub, a school or care home kitchen, or a hall used for events. Every one of them still needs its extract kept clear of grease, whatever the size of the place.

Insurers, fire officers and environmental health officers all look at records. So every job comes with a written report and pictures, plus a TR19® certificate through the BESCA VHE portal where the work is a TR19® Grease clean.

Why deal with it now?

Grease on the impeller makes the fan less efficient. Airflow at the canopy drops and the kitchen gets hotter and smokier and the motor works harder. A fault that closes a site in a village like Grain affects everyone who depends on it.

Whatever the type of site, the quote works the same way: how much there is, how we reach it, what state it’s in and when we can work. Ask for a fixed quote and we will explain each part.

Different parts, different methods

Kitchens with long cooking hours

A long-hours kitchen can’t afford a fan failure. Keeping the fan clean is part of avoiding that, and our 24/7 emergency callout is there if it happens anyway.

Wall fans

Wall fans often have a short duct, so grease reaches them quickly. They can need regular attention, which grease readings will show.

Grease, kitchens and Grain

Grain lies within about 1 mile of the sea. Salt in the air is hard on rooftop fans, discharge cowls and fixings, so we check them for corrosion as well as grease. Kitchens in Grain get their food hygiene inspections from Medway council. A greasy canopy or dripping filters are the sort of thing an inspection can pick up. A TR19® certificate and photo report after each clean gives you a record to show an inspector. Grain is covered by Kent Fire and Rescue Service. Its fire safety officers can audit commercial kitchens, and grease in the extract is part of a kitchen’s fire risk.

If you look after a school kitchen, at a school such as St James Church of England Primary Academy or anywhere near Grain, the holidays are the usual time for a TR19® clean.

When it’s something else

Not every problem is solved by extract fan cleaning, and we’d rather say so up front. It won’t put right:

  • A fan that is too small for the system (a design question)
  • A cracked or broken impeller (it needs replacing)
  • Electrical faults in the fan’s supply or controls (an electrician’s job)

Not sure which it is? You can give us a ring on 0345 646 2711, or send details by email and we’ll tell you honestly.

What the work covers

  • In-line fans
  • Roof-mounted fans
  • Discharge points
  • Centrifugal fans
  • Fan housings
  • Axial fans

Between visits

So the system stays in good health:

  • Report grease escaping from the fan
  • Don’t store items in front of the fan’s access point
  • Keep each photo report with the maintenance log
  • Book the fan into every full TR19 clean

The area around the fan is left clean, with waste grease removed. Wherever the fan is, the area around it is cleaned down.

Run the fan throughout cooking. Grease settles faster when the air stops moving, so keeping it running helps keep it clean.

How it works

The visit has three parts: getting the area ready, doing the work and signing it off. Getting ready means protecting surfaces and switching off what needs to be off, and the sign-off is a written report with photos. The middle part takes longest, and that takes an hour or two for one fan, longer when it’s hard to reach. If you can send pictures, we can arrive in Grain knowing what to expect.

  1. Diagnosis first: we look for grease, noise and vibration.
  2. With the fan isolated, the housing is opened.
  3. Each blade is cleaned so the impeller runs evenly.
  4. Housing, outlet and the area around the motor are cleaned.
  5. The fan goes back into service with a report on its condition.

Preparing for the visit

  • Plan for cooking equipment or plant to be off before we arrive
  • Mention any parking or loading restrictions
  • Clear loose items from the work area

Ask for a quote

The quickest way to a quote is to send photos: the system from a couple of angles, plus any access panels or hatches. Add the site type and your opening hours, and many jobs can be priced from that alone.

Advice

Common problems we fix in Grain

A fan collects more grease when the filters let more through. When filters don’t seal, grease goes straight through to the fan, so the fan takes far more than it should.

If you notice any of these, it’s worth a diagnosis:

  • Thick grease on the impeller and casing
  • A fan shaking on its mounts
  • A noisy fan that has got louder over time
  • Grease escaping from the fan outlet

Church and community hall kitchens, near Church of St James or anywhere around Grain, are easy to forget, but their extracts collect grease like any other.

What to look for in a quote

  • Whether VAT is included
  • If they look at the system before pricing
  • Whether the figure could change on the day
  • Proof of insurance

Questions to ask before booking

Landlords, agents and facilities managers

When the building owner and the occupier are different, it’s worth checking the lease for who maintains the systems. We can quote either party, and the report can go to both.

Multi-site operators often want one contractor and one number. We cover South East England and London, so visits at different addresses can be planned together and kept on a regular cycle.
