About our AHU cleaning in Four Elms

Units vary a lot in size, age and layout, whether it’s a compact unit in a ceiling void or a big unit on the roof. Every job starts with a survey, from photos or on site, followed by a fixed quote, so you know where you stand. The work covers drain trays, internal panels and dampers and louvres, and people most often call us about filters that are clogged or overdue and dust-coated heating and cooling coils.

Rural buildings with mechanical ventilation, such as care homes and country hotels, often keep their units in roof spaces or outbuildings, where filters and drain trays get forgotten.

Nothing is signed off by word of mouth: a written report, dated and illustrated with pictures, and for TR19® Grease cleans, a certificate issued through the BESCA VHE portal. It shows what was done and what, if anything, couldn’t be reached.

Four Elms questions

Can the work in Four Elms be done at night or at weekends?

Yes. We work evenings, overnight and at weekends. It means the site in Four Elms keeps running as normal. Just phone us on 0345 646 2711 or email us with your opening times and we’ll plan around them.

Do you offer AHU cleaning in Four Elms?

Yes, we work in Four Elms and the places around it. A fixed quote normally follows within one working day of the survey details.

Are you fully insured?

Yes, we are fully insured. We also hold CHAS and SafeContractor for clients who vet their contractors.

What is TR19?

It’s BESA’s specification and the benchmark insurers, fire officers and EHOs look to. It sets out inspection, cleaning and record keeping and expects a risk-based approach.

What do you do with what you remove?

It’s contained and taken away. Grease, debris and waste water are collected as the work goes on, so it does not spread.

Does the AHU have to be shut down for cleaning?

Yes, while the clean is under way. Out-of-hours work is available to keep disruption down.

Which parts of an air handling unit do you clean?

Everything inside the unit that air passes over, from intake to discharge, including coils, fan and drain trays. The photo report shows each section before and after.

Do you repair air handling units?

Our AHU work is cleaning rather than mechanical repair. Any faults we notice are recorded for your maintenance team to follow up.

Why deal with it now?

A light clean now is simpler than a heavy one later. Leave it for years and dirt bakes onto coils and casings, particularly where damp has made it stick. Systems in rural buildings are often out of sight and out of mind.

Putting the work off seldom saves money. Problems in a system tend to grow, which can make the next visit longer. If you’re not sure what’s needed, give us a ring on 0345 646 2711 or email us and we’ll give you an honest view and a fixed quote.

When it’s something else

We’d rather tell you now than book work that won’t help, so here are the limits:

  • Airflow problems caused by the system’s design
  • Leaking heating or cooling coils
  • Dirty ducts beyond the unit itself

If in doubt, give us a ring on 0345 646 2711 or send us an email and we’ll say what we think.

Where we work

  • Internal panels
  • Dampers and louvres
  • Heating and cooling coils
  • Filter sections
  • Supply and extract fans
  • Drain trays

How it works

There are three stages on the day: set-up, the treatment itself and the sign-off. Getting ready means protecting surfaces and switching off what needs to be off, while signing off means the written report and pictures. The middle part takes longest, which takes half a day to a full day per unit, with large plant planned over several shifts. If you can send pictures, we can arrive in Four Elms knowing what to expect.

  1. We look at the unit and the plant area during the survey.
  2. We sheet the area and the unit is isolated.
  3. Each section is cleaned of dust, debris and slime.
  4. We clean the coils and clear the tray and drain.
  5. We close every panel, hand the unit back and send the report and certificate.

Before we arrive

  • Mention any locked doors, roof access or ceiling voids
  • Tell us where we can park and unload
  • Name a contact who can let us in at the agreed time

What we’re called out for in Four Elms

Air handling units are usually tucked away on roofs, in plant rooms or above ceilings and are rarely seen by anyone but maintenance staff. It’s easy for a long time to go by without anyone opening the panels.

Any of these means the system needs a check-up:

  • Dirty coils holding back the airflow
  • Dirty fans and fan housings
  • Drain trays holding standing water
  • Units needing a clean before a new tenant or handover

Tandridge Priory, about 4 miles north-west, is the nearest hospital to Four Elms, and healthcare sites of every size need their supply air kept clean.

Questions to ask before you book

  • How areas they can’t reach will be recorded
  • If the quote is a fixed price or an estimate
  • Their accreditations, such as BESCA Vent Hygiene Elite, CHAS or SafeContractor
  • If they look at the system before pricing

Questions to ask before you book

Keeping the system healthy

Good habits slow the build-up between visits. A few tips:

  • Watch for drips or damp patches near the plant
  • Store the TR19 paperwork where auditors can find it
  • Report stiff or damaged access doors
  • Flag stale or damp smells in the supply air

The ducts served by the unit may need attention too. Cleaning the unit and ducts together gives the best result, and we can quote for both.

Regular filter changes are the best protection an AHU has. Overloaded filters let more dirt through to the coils and fan.

How the job changes from site to site

Drain trays

Standing water in a tray sits right where the air passes. We clean it and report anything about the tray or drain that needs fixing.

Internal casing and panels

Loose or damaged linings inside a unit can break up into the airstream. Anything like that is recorded with pictures.
