AHU cleaning for kitchens and businesses in Edenbridge
The fan pushes every bit of air in the system, so dust on its blades and housing ends up in the airstream. We clean the fan section along with the rest of the unit, once the unit has been shut down and isolated. Common call-outs are for units needing a clean before a new tenant or handover and coils clogged with dust and debris, across supply and extract fans, filter sections and internal panels.
Visits to a place like Edenbridge are fitted around opening hours. The work is the same as in any town: inspect, clean, record.
Accreditations are easy to claim and worth checking. We are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we hold CHAS, SafeContractor and ISO 9001, and we’re fully insured.

FAQs for Edenbridge
Is Edenbridge within the area you cover?
Yes. Edenbridge is within the area we cover across London and the South East. Photos of the system and directions to the site help us plan the visit.
Do you clean school ventilation in Edenbridge in the holidays?
Yes. The holidays are the usual time for school work. With about 3 schools and colleges on the FSA’s register within roughly a mile and a half of Edenbridge, it pays to plan holiday dates ahead. Just call 0345 646 2711, or email photos with your term dates and we’ll plan around them.
Which kinds of sites do you work on?
Commercial premises of every kind: from restaurants, pubs and hotels to schools, hospitals, care homes, offices, shops and food production sites. We fit the work around how the site operates.
Can you clean without disrupting the building?
Yes. The clean is planned around when the unit can be switched off. Healthcare and care settings are planned with staff.
What about areas you can’t get to?
We record them on the report, with a note of where it is, and we tell you what would make it reachable, such as extra access panels in ductwork.
Which accreditations do you hold?
Our accreditations are CHAS, SafeContractor and ISO 9001, alongside BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. The Vent Hygiene Elite scheme is run by BESCA and audited independently.
When should our AHU next be cleaned?
Inspection under TR19® Air decides it. A hard-working unit, or one serving a hospital or care home, may need cleaning more often.
Does the AHU have to be shut down for cleaning?
Yes. Cleaning needs the unit off and isolated, and we time the work to suit the site.
What your team can do, and what needs us
Logging matters as much as cleaning. A simple log of filter washes, wipe-downs and checks helps show that the system is managed between specialist visits, next to our reports.
A few tasks are always specialist work: entering ducts, working on fans, testing dampers and taking grease readings call for the right kit, training and safe access. Leave those to us.
Why it’s worth doing now in Edenbridge
A clogged coil or dirty fan makes the unit work harder for the same airflow. The result is extra wear and a building that does not feel as comfortable, and a planned clean is far less disruptive than a breakdown. In a smaller place like Edenbridge, a site that has to close is felt quickly.
One small site or a whole estate, the quote is built the same way: what needs doing, how we get to it and when. You’ll have a fixed price before any work starts.

Between visits
Good habits slow the build-up between visits. Our tips:
- Clear leaves and litter away from the intake
- Store the TR19 paperwork where auditors can find it
- Check the drain tray is emptying during routine visits
- Keep filter changes on time and recorded
The ducts served by the unit may need attention too. Cleaning the unit and ducts together gives the best result, and we can survey both.
Regular filter changes are the best protection an AHU has. Overloaded filters let more dirt through to the coils and fan.
Honest limits
AHU cleaning cannot fix everything, and we’d rather say so up front. It will not put right:
- Airflow problems caused by the system’s design
- Building management system faults
- Faulty motors, drives or bearings
If in doubt, call us on 0345 646 2711 or drop us a line and we will say what we think.

What we do, step by step
The visit has three parts: getting the area ready, doing the work and signing it off. Getting ready means protecting surfaces and switching off what needs to be off, while signing off means the written report and photos. Most of the time goes on the work itself, and that takes one overnight shift for many single units, with bigger plant phased. Around Edenbridge, access is normally simpler than in a town centre, though gates and roof access are worth mentioning.
- The survey covers the unit, its access and how it can be shut down.
- We sheet the area and the unit is isolated.
- Each section is cleaned of dust, debris and slime.
- We clean the coils and clear the tray and drain.
- We close every panel, hand the unit back and send the report and certificate.
Before we arrive
- Clear the space around the work
- Tell us where we can park and unload
- Make sure someone can let us in and lock up afterwards

Advice
Multi-site and managed buildings
We work for landlords, managing agents and facilities managers as well as the people running the site. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we can quote for the whole system.
Multi-site operators often want one contractor and one number. We cover South East England and London, so visits at different addresses can be planned together and kept to a regular schedule.

Ventilation in Edenbridge buildings
Going by the FSA’s register, there are about 3 schools, colleges and universities and about 6 caring premises (care homes, nurseries and hospitals) serving food across Edenbridge and its immediate surroundings (about a mile and a half). Buildings like these often rely on mechanical ventilation, which TR19® Air covers. Edenbridge, about 22 miles from central London, is within our usual area. The visit is fixed around your opening hours, not ours. The nearest hospital to Edenbridge is Tandridge Priory, about 4 miles north-west. Clean air matters most where people are unwell, and that is as true in a care home as in a hospital.
Classrooms and halls at schools such as Edenbridge Primary School are easiest to work in when pupils are away. If you run a surgery, dental practice or care home near Edenbridge, clean ventilation matters as much to you as to a hospital like Tandridge Priory (about 4 miles north-west). If you run an office near Edenbridge Town station, its supply ductwork can gather dust for years before anyone looks inside.
Edenbridge is about 6 miles north-east of East Grinstead, in Kent. Every kind of commercial site in Edenbridge, we can take on AHU cleaning. Visits can be booked for evenings, overnight or weekends so the site keeps running. Edenbridge is one of 922 places in Kent we cover for commercial clients. How we price AHU cleaning
A fixed price needs a few facts first. We look at:
- Whether it’s a one-off visit or part of a schedule
- Access, including roofs, risers and ceiling voids
- Any permits to work or inductions
- The size of the system
We do not list prices on the website, because the cost depends on the site in front of us. Call for a fixed quote, and we’ll talk you through it.
Asking for a quote
To speed up the quote, please include:
- Anything you’ve noticed, such as smells, noise, drips or poor airflow
- How we’d reach plant on a roof or in a plant room
- When the site is open and when it’s quiet
- Where the site is and what kind of site it is
If you need AHU cleaning in Edenbridge, give us a ring on 0345 646 2711 or send us an email. Let us know the site type and the opening hours, and send photos or your last report if you can. We usually send a fixed quote within one working day.
