Fire damper testing for kitchens and businesses in Four Elms

We’re often asked to take on annual damper testing by the people who look after buildings in and around Four Elms. Send us the damper schedule or the drawings if you have them, and we’ll plan the visit around the building’s hours. The work covers fusible link fire dampers, wall and floor dampers and hospitals and care homes, and people most often call us about dampers affected by leaks or condensation and dampers overdue for their annual drop test.

In rural areas, conversions, country hotels and care homes can have ductwork crossing fire-resisting walls, and the dampers in them are easily forgotten. The first visit starts by locating each damper.

It’s worth checking any contractor’s accreditations. Ours are BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease, plus CHAS, SafeContractor and ISO 9001, and we’re fully insured.

Keeping the system healthy

Looking after the system between visits is straightforward, and it makes the next visit easier:

  • Get remedials done soon after a failed test
  • Don’t let anything obstruct a damper’s blade
  • Keep to at least yearly testing
  • Fix water leaks in plant rooms and risers promptly

Make sure trades working in ceilings and risers know where the dampers sit, and that they mustn’t tie, wedge or obstruct them. If a damper has been disturbed, have it tested again.

Deal with leaks and condensation near dampers quickly. Rusted parts are one of the main reasons dampers fail to close.

Landlords, agents and facilities managers

For anyone managing more than one site, we can schedule visits across all of them on one quote. Each site gets its own report and photos, so records stay tidy.

When the building owner and the occupier are different, it’s worth checking the lease for who maintains the systems. We are happy to deal with either side and send the paperwork to whoever needs it.

How the visit works

A visit follows the same order every time: protect the area, isolate whatever needs isolating, carry out the fire damper testing, clear away and leave you the report. On site, the work takes a couple of hours for a few dampers, and a day or more across a big site. Visits to a village like Four Elms are booked in advance, at a time that suits whoever runs the site.

  1. We go through the damper schedule and any previous faults.
  2. Each damper is found and checked for access.
  3. We test fire dampers by dropping them and smoke dampers by operating them through the controls.
  4. Dampers that pass are reset, and failures are logged with what we found.
  5. We report the results and offer remedials on failed dampers.

How to prepare

  • Plan for cooking equipment or plant to be off before we arrive
  • Agree a time when the area can be out of use
  • Clear the space around the work

Some systems can be priced from pictures; others need a survey. Big or complicated sites, and systems that are hard to see in pictures, get a survey first. Either way, you get a fixed price before any work starts.

  • Hospitals and care homes
  • Wall and floor dampers
  • Riser dampers
  • Offices and schools

Different parts, different methods

Access panels

A damper can only be tested if it can be reached. Most need an access panel in the duct and a hatch in the ceiling or wall.

Fusible link fire dampers

The common fire damper uses a link that holds the blade open. When the link reaches its set temperature it melts, and the blade drops to close the duct. Testing means dropping the blade, checking the full close and resetting it.

When to call us in Four Elms

Buildings in Four Elms change owners, tenants and maintenance contractors over the years, and the damper records do not always go with them. Without a register, nobody knows how many dampers there are or when they were last tested.

These are the problems we see most often:

  • Dust or grease build-up on damper blades
  • Dampers overdue for their annual drop test
  • Dampers that stick or will not close fully
  • Fire damper items raised by an assessor

If you manage a historic building in the area (Chartwell is about 2 miles north), dampers fitted during conversions can be hard to reach and need recording.
