About kitchen extract cleaning in TN39
The ducts are where most of the grease hides. We reach horizontal runs and vertical risers through access panels, removing thick grease by hand, then using degreasers, hot water or steam to suit the deposit. Any section we cannot reach is recorded on the report, and new panels can be fitted. The work covers canopies and hoods, plenums and filters and extract fans, and people most often call us about an extract that has never been cleaned to TR19 and missing paperwork after a change of operator.
We work around your opening hours, not the other way round. Most visits are booked for when the area is out of use, such as evenings, overnight, early mornings or weekends. Once we’re in, the area is sheeted and anything that has to be off is turned off and cooled, and the work takes anything from a few hours to a full night, depending on the size of the system.
- Diagnosis comes first, with a survey of the system and how it’s reached.
- Grease readings set the baseline, and a fixed quote follows.
- After the kitchen closes, we sheet the area and set up to contain grease and water.
- Heavy deposits are scraped by hand and the system degreased to TR19® Grease.
- Then the clean bill of health: readings, a TR19 certificate and a photo report with the next date.
What you’ll pay
You will not find a price list here, because each job is priced on what it involves. For a fixed quote, give us a ring on 0345 646 2711 or send us an email, and we’ll explain what it covers.

Some systems can be priced from photos; others need a survey. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, the quote is fixed before any work is booked.

The nearest railway station is Bexhill station, about 0.6 miles south-east. Where we work in TN39
Our kitchen extract cleaning work across TN39 takes in places such as Bexhill-on-Sea, Sidley and Lunsford's Cross and the villages in between. Every place on our TN39 list (4 in all) is covered, with cleans booked around trading hours.
TN39 is within the area we cover, which takes in London and the South East. Each job starts with a survey and a fixed quote. Near the coast in TN39, salt and damp speed up corrosion in fans, ducts and dampers, and corrosion is one of the things that can stop a fire damper closing.
Bexhill-on-Sea: Healthcare kitchens cannot easily close, so their extracts are cleaned overnight or between meal services; the nearest hospital to Bexhill-on-Sea is Bexhill Hospital, about 0.5 miles north-east. Term dates shape school work: for a school like King Offa Primary Academy, an extract clean fits neatly into a half-term or summer break.
When it’s something else
We will always give you a straight diagnosis, so here’s what this work cannot put right:
- Damaged duct sections that need replacing
- A fan motor or bearings that have failed (that needs a fan repair or replacement)
- Fire dampers that will not close (that needs damper testing and remedials)
What your team can do, and what needs us
Some jobs should never be done in-house: entering ducts, working on fans, testing dampers and taking grease readings call for the right kit, training and safe access. That is our job.
Staff cleaning doesn’t replace a specialist visit; it supports it. Regular in-house cleaning slows the build-up, but the parts you cannot see still need a specialist at the right interval.
Managing agents and facilities teams in TN39
For anyone managing more than one site, we can plan visits across the whole estate and price them together. Each site gets its own report and pictures, so records stay tidy.
Records are where multi-site compliance often slips. Each visit ends with a dated report and pictures, so you can show an insurer or inspector what was done at each site.
Aftercare tips
Aftercare is simple, and it helps at the next visit:
- Keep the cleaning records where you can find them
- Keep grease collection points emptied
- Wash or exchange the filters often
- Report grease drips, smells or fan noise straight away
We hand the kitchen back clean, with the sheeting removed and waste taken away. Grease and dirty water are collected and taken off site, so you can start cooking as normal.
Stick to the cleaning interval on the certificate. BESA guidance links the minimum interval to daily cooking hours, so a change in hours may mean a change in interval, and grease readings will show it.
Common problems we fix in TN39
Cooking fat leaves the pan as a fine vapour. Once it cools inside the ductwork, it condenses onto every surface it touches, building a layer that gets thicker with every service. The grease filters stop some, never all of it.
If you notice any of these, it’s worth a diagnosis:
- Missing paperwork after a change of operator
- Heavy grease build-up inside the duct runs
- Fat running down the canopy edge
- Cleaning needed before an insurance renewal or survey
Questions from TN39
Do you clean the whole extract system or just the canopy?
Every part the air passes through, as far as access allows. Where there aren’t enough access panels to reach a section, it’s recorded, and we can fit new ones.
Do you work with multi-site operators?
Yes. Tell us the addresses and what each needs and we’ll quote them together.
What’s TR19?
TR19® is the BESA specification for keeping ventilation systems clean. TR19® Grease, a standalone specification since 2019, covers grease in kitchen extract systems, while TR19® Air covers other supply and extract ductwork.
Which sectors do you work in?
Commercial premises of every kind: kitchens, offices, schools, healthcare, retail, leisure and food production. Work is timed around how each site runs.
What accreditations do you hold?
We’re members of Vent Hygiene Elite, the scheme run by BESCA, and we clean to BESA TR19® Grease. We hold CHAS, SafeContractor and ISO 9001 too, and we are fully insured.
How much notice do you need?
It depends on the time you need and how big the job is. Mention your preferred dates with your enquiry, and for anything urgent, ring our 24/7 emergency line.
Where does the waste go?
Waste is contained during the work and removed when we leave, from grease and debris to used cleaning water. None of it is left on site.
