What ventilation duct cleaning looks like in St Ann's
Food Standards Agency data includes about 48 schools, colleges and universities, about 50 hospitals, care homes and childcare premises and about 3 hotels and guest houses within roughly a mile and a half of the centre of St Ann's. Where buildings like these have air handling units, filters, coils and drain trays need regular attention. Many London buildings have had their ductwork altered through several fit-outs, so an inspection comes first. St Ann's’s nearest hospital, City of London Maternity Hospital, is about 1.7 miles south-west. If you run a surgery, clinic or care home, your ventilation deserves the same care as a hospital’s, on a smaller scale.
Healthcare ventilation, from large hospitals like City of London Maternity Hospital (about 1.7 miles south-west) to small clinics, depends on clean filters, coils and ducts. Workplaces around Seven Sisters station with an air handling unit need the filters, coils and drain tray looked at, as well as the ducts. For schools like St Ann's CE Primary School, the holidays are the usual time to inspect and clean ventilation.

Ventilation duct cleaning in St Ann's, done properly
Every ventilation system has ducts bringing air in and ducts taking it out. Dust and debris build up in both, and some of it is blown back into the building. We clean the ductwork, grilles and diffusers to TR19® Air. The work covers supply ductwork, offices and schools and grilles and diffusers, and common reasons people get in touch are stuffy rooms and stale air and dust marks around grilles and ceiling diffusers.
London buildings tend to keep their plant on the roof or below ground, so ventilation cleaning in St Ann's is normally planned out of hours. Loading and parking are planned with the building first.
We are CHAS and SafeContractor accredited, we hold ISO 9001 and we are fully insured. We’re also a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

What staff can safely do
A few tasks are always specialist work: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease need training, the right equipment and safe access. Leave those to us.
Staff cleaning doesn’t replace a specialist visit; it supports it. Clean filters and tidy surfaces slow the build-up, but hidden parts of the system still need specialist attention.
Why it’s worth doing now in St Ann's
Starting with an inspection means you only clean what needs it. Putting the inspection off just means you do not know where you stand. A busy site in St Ann's builds up dirt and wear quickly, so putting it off makes the eventual job larger.
You will not find a price list here, because the cost depends on the site in front of us. For a fixed quote, call us on 0345 646 2711 or email us, and we’ll talk you through it.

What affects the cost of ventilation duct cleaning
The diagnosis comes before the price. We look at:
- The times the site is available
- Site requirements such as sign-in and permits
- A single visit or a regular plan
- Parking and loading at the site
Every site is different, so each one gets its own fixed quote. The size of the job, how we reach it, its condition and the working hours all make a difference.
What to send for a quote
Many jobs can be priced from pictures and some basics. Send what you can of the following:
- The postcode and the type of business
- Problems your staff have spotted
- The roof, plant room or outside wall the system runs to
- The paperwork from the last visit, if you have it
The quickest way to a quote is to send photos: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Add the site type and your opening hours, and we can price many jobs without a visit.
Between visits
Think of this as the after-treatment advice, in brief:
- Wipe grilles and diffusers during routine cleaning
- Report leaks or damp near ceilings and risers
- File each ventilation report with the building records
- Make sure nothing is stacked against extract grilles
A TR19® certificate and photo report follow every clean. Keep them in the maintenance log, with the date, location and technician recorded.
Fit access panels where the ductwork can’t be reached. The worst build-up tends to be where no one can look.
Honest limits
In fairness, there are a few things this work will not fix:
- Building management settings that run the plant
- Design problems with the ductwork layout
- Leaks from roofs, pipes or walls into the ductwork
If in doubt, call us on 0345 646 2711 or send us an email and we’ll say what we think before booking.
Parts of the system we cover
- Supply ductwork
- Toilet extract systems
- Hospitals and care homes
- General extract ductwork
- Grilles and diffusers
- Offices and schools
What the work involves, part by part
Offices and retail
Fit-outs in offices and shops leave dust in the ventilation. A clean before handover is a sensible step.
Extract ductwork
A dirty extract duct makes its fan work harder. Clearing the duct helps the fan do its job.

What happens on the day
When we arrive, we check the system against the survey or the photos you sent. If anything is different, we talk it through with the person on site before carrying on. From there, it takes a day or less for a small system and a series of visits for a large one. A name and number for whoever controls access to the building in St Ann's saves time on the night.
- We agree timings that suit the building, including evenings and weekends.
- Access panels are opened along each run.
- We photograph the ducts, then clean each section in turn.
- We clean the grilles and diffusers and put them back.
- After photos are taken and the certificate and report issued.
Preparing for the visit
- Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas
- Move anything stored near the system
- Dig out any earlier paperwork for the system
How to get a quote
Getting a quote doesn’t take long. Call or email with a few details and you’ll typically have a fixed price within one working day. If we need to see the system first, we book a survey around your hours.
