Ventilation duct cleaning for kitchens and businesses in Hawthorn
Dust in ventilation ductwork is not only a cleanliness issue. It can restrict airflow, make the system work harder and send dust back into occupied rooms. Cleaning restores the clear airway the system was designed with. If you’re dealing with construction dust left in ducts after a refit and ductwork that hasn’t been inspected, we can put it right.
For a building in or near Hawthorn, access is agreed in advance and the visit is planned around the journey, and the ventilation is inspected, cleaned and recorded the same as anywhere.
We’ve been trading since 2009, and we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we are fully insured.

What we do, step by step
We turn up at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Anything that needs to be off for the work is switched off and left to cool first, and the area around the work is covered and protected. The work itself takes a weekend for a modest system, with large buildings phased floor by floor. If you can send pictures, we can arrive in Hawthorn knowing what to expect.
- We agree timings that suit the building, including evenings and weekends.
- Access panels are opened along each run.
- We photograph the ducts, then clean each section in turn.
- Grilles and diffusers are cleaned and refitted.
- After pictures are taken and the certificate and report issued.
How to prepare
- Plan for cooking equipment or plant to be off before we arrive
- Let us know about parking and loading
- Let us know how we reach the system, including roofs, risers and plant rooms
Getting a quote
Some systems can be priced from photos; others need a survey. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, you get a fixed price before we start.
Advice
Looking after it afterwards
Think of this as the after-treatment advice, in brief:
- Book the next inspection on the date the report recommends
- Watch for water stains around grilles
- Flag any dust coming out of the vents
- Stick to the filter change schedule
Share the report with whoever looks after the building’s maintenance, so the history stays together. Over time, it shows how quickly the system gets dirty.
Protect the system during building work by switching it off or covering the grilles.
What affects the quote in Hawthorn
Every site gets its own quote. This is what makes a difference:
- The condition we find in the survey
- How many systems or sites are involved
- Any permits to work or inductions
- How easy every part is to reach
Every site is different, so each one gets its own fixed quote. Size, access, the condition of the system and when we can work all play a part.
What to send for a quote
You don’t need the technical terms. It helps if you can send:
- The site address and the type of premises
- Detail shots of panels, filters and grilles
- Your opening hours and when the area is out of use
- A few general shots of the system
Getting a quote does not take long. Call or email with a few details and you will typically have a fixed price within one working day. Where a survey is needed, we arrange a time that suits the site.
Common questions in Hawthorn
Do you work in villages like Hawthorn?
Yes. Villages and rural sites across the South East are part of our work, Hawthorn included. Let us know about access, parking and anything unusual about getting there when you book.
Do you cover Hawthorn for ventilation duct cleaning?
Yes, Hawthorn is within the area we cover across London and the South East. To start, call us on 0345 646 2711, or send details by email with a few photos of the system.
When should our ventilation next be cleaned?
Under TR19® Air, the answer comes from inspecting the ducts. Heavily used buildings, or those with vulnerable occupants, may need attention more often.
Do you work with multi-site operators?
Yes. Tell us the addresses and what each needs and we’ll quote them together.
Do you have a 24/7 line?
Yes, 24/7. Office hours are Monday to Friday, 8am to 6pm, and the emergency line covers the rest.
Do we get a certificate after the clean?
Yes, both a certificate and a photo report. The report lists what was cleaned, anything not reached and the next inspection date.
Do you offer maintenance contracts?
Yes, of course. Send details of the systems and how they’re used and we will propose a schedule with a fixed quote.
What about areas you can’t get to?
We record them on the report, with photos where possible, and we explain what access is needed, such as extra access panels in ductwork.
When it’s something else
To be straight with you, some problems need a different fix:
- Damaged ductwork beyond cleaning
- Condensation caused by the building rather than the ducts
- Grease in kitchen extract systems, cleaned to TR19® Grease instead
If in doubt, call us on 0345 646 2711 or send us an email and we will say what we think before booking.

When to call us in Hawthorn
Most ductwork is out of sight, so nobody sees the build-up. Grilles may be wiped, but the ducts behind them rarely are.
If you notice any of these, it’s worth a diagnosis:
- Toilet and washroom extracts full of fluff
- Rooms that feel airless when the system runs
- Systems missing access panels
- Ductwork that hasn’t been inspected
Healthcare ventilation, from large hospitals like Whitstable and Tankerton Hospital (about 5.4 miles west) to small clinics, depends on clean filters, coils and ducts.
Before you book anyone
- Which accreditations they hold, and whether you can check them
- How they set the interval to the next visit
- What records you’ll receive afterwards
- What happens if part of the system can’t be accessed
Leave it or put it right?
Leave dust in the ductwork and it keeps building. The longer it’s left, the more there is to remove, and more of it finds its way back into the building. Planning a trip to Hawthorn ahead is easier for everyone than a rushed one.
The cost depends on how big the system is, the condition it’s in and how easy it is to reach. We give you a fixed price before we start, so there are no surprises.

What staff can safely do
When your team notices a problem between visits, like drips, unusual noise, smells or damaged filters, it’s best reported rather than tackled in-house. We can diagnose it and quote.
Staff cleaning does not replace a specialist visit; it supports it. Clean filters and tidy surfaces slow the build-up, but hidden parts of the system still need specialist attention.
