Ventilation duct cleaning in Fish Island

Everyone in the building breathes the air the ventilation brings in. Keeping the ducts clean is a sensible part of looking after them, as much as clean filters and a well-kept AHU. The work covers toilet extract systems, supply ductwork and grilles and diffusers, and the jobs we see most are ductwork never cleaned since it was installed and stuffy rooms and stale air.

In London, plant rooms are often in basements or on roofs reached through occupied floors, so work in Fish Island is often done in the evening or at weekends. Parking and loading are agreed with the building in advance.

Think of the report as the system’s health record: a dated account with photos of everything we did. Grease extract cleans are also certificated to TR19® Grease through the BESCA VHE portal and sits alongside the report.

Honest limits

We will not sell you work that doesn’t address the problem, so here are the limits:

  • Ventilation that’s undersized for the building
  • Damp or mould problems coming from the building fabric
  • Controls and BMS faults that affect the system

If you’re not sure, just ring 0345 646 2711 or email us and we will give you a straight answer before booking.

Where we work

  • General extract ductwork
  • Grilles and diffusers
  • Toilet extract systems
  • Offices and schools
  • Supply ductwork
  • Hospitals and care homes

How we price ventilation duct cleaning

You will get a fixed price before any work starts. It’s based on:

  • The condition of the system
  • Access, including roofs, risers and ceiling voids
  • A single visit or a regular plan
  • Where the site is and how we reach it

You will not find a price list here, because each job is priced on what it involves. For a fixed quote, phone us on 0345 646 2711 or email us, and we’ll talk you through it.

Asking for a quote

When you contact us, these details help:

  • When the site is open and when it’s quiet
  • Where the site is and what kind of site it is
  • Wide photos of the system and the area around it
  • Detail shots of panels, filters and grilles

To get a fixed quote, call 0345 646 2711 or send us an email and tell us the type of site, your opening hours and roughly what the system looks like. Photos and the last report, if you have one, make the quote quicker. We usually come back within one working day.

Keeping the system healthy

A little care between visits keeps the system in better shape. Our advice:

  • Keep vents and grilles clear of shelving and stock
  • Protect the system from construction dust
  • Wipe grilles and diffusers during routine cleaning
  • Get leaks near ductwork fixed quickly

Before any works, think about the ducts. Switch it off or cover the grilles while dusty work goes on.

TR19® Air works through regular inspection. Inspecting on a schedule catches build-up before it becomes a big clean.

In-house cleaning or a specialist?

Staff cleaning and specialist work are not the same thing. Wiping filters daily and washing them weekly keeps the visible parts in order, but they do not reach the grease that builds up further in. Reaching it takes a specialist with the right equipment.

Logging matters as much as cleaning. A dated log of in-house cleaning and checks shows an inspector that the system is looked after between visits, alongside our reports.

Multi-site and managed buildings

Running several sites is easier with one contractor. We work across London and the South East, so visits at different addresses can be planned together and kept on a regular cycle.

Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, and that can be the employer, the owner, a landlord, a facilities manager or a managing agent. With shared responsibility, good records help everyone.

The process

A visit follows the same order every time: sheeting and protection first, isolate whatever needs isolating, carry out the ventilation duct cleaning, clear away and leave you the report. On site, the work takes from one overnight visit to a phased programme over several weeks. In Fish Island, as across London, we typically work overnight or at weekends and hand the site back ready to open.

  1. We agree timings that suit the building, including evenings and weekends.
  2. We open the ductwork through its access panels.
  3. Before photos are taken and the ducts cleaned section by section.
  4. We clean the grilles and diffusers and put them back.
  5. We take after photos and send the certificate and report.

Getting ready for the visit

  • Arrange a key holder or contact on site
  • Allow time for equipment near the work to be turned off and cool down
  • Clear the space around the work

Getting a quote

Here’s what helps us quote: the address, the type of site and when it’s open, photos of the system and the last certificate or report, if there is one. Once you have those, call us on 0345 646 2711 or drop us a line.

Advice

Fish Island questions

Can parking be tricky for a job in Fish Island?

A loading bay, a visitor permit or off-street space near the site in Fish Island makes the visit easier to plan. If the building has a loading slot system, we will book into it.

Do you work overnight in Fish Island?

Yes. We work evenings, overnight and at weekends. Your customers, staff or residents in Fish Island needn’t be disturbed. Your opening times are the first thing we ask for.

How long does ventilation cleaning take?

Typically, the work takes a shift or two for a small system, longer for a whole building. Bigger sites are split into stages, and we will confirm the plan when we quote.

Do you provide a report?

Yes. You get a TR19® certificate and a report with before and after photos. BESA advises keeping certificates in the maintenance log.

Is a quote from pictures possible?

Yes, for many jobs. Send a few wide photos plus close-ups of panels, filters or grilles, and a fixed quote typically follows within one working day. Some sites still need a visit, and we will say so.

Is TR19 a legal requirement?

No. TR19® itself isn’t law; it’s a BESA specification. The legal duty comes from the Regulatory Reform (Fire Safety) Order 2005: the responsible person must assess and reduce fire risk, and cleaning to TR19® is the recognised way to show grease is under control.

Which sectors do you work in?

Restaurants and pubs, hotels, schools and colleges, hospitals and care homes, offices and retail, plus food production and leisure sites.

What is TR19® Air?

TR19® Air is the part of BESA’s TR19® that covers general supply and extract ventilation, rather than kitchen extract. It’s risk-based and led by inspection, and kitchen extract falls under TR19® Grease.

Going by the FSA’s register, there are about 50 schools, colleges and universities, about 48 caring premises (care homes, nurseries and hospitals) and about 13 hotels and B&Bs serving food within about 1.5 miles of central Fish Island. Classrooms, bedrooms and care spaces are often served by ducted air, and that ductwork collects dust over time. For Fish Island, the closest hospital is St Clement's Hospital, roughly 1 mile south. Healthcare buildings depend on clean supply and extract ventilation, and the same applies to surgeries, clinics and care homes. Getting kit to a London plant room normally means lifts, stairs and an agreed loading slot.

If you run an office near Hackney Wick station, its supply ductwork can gather dust for years before anyone looks inside. Healthcare buildings such as St Clement's Hospital, about 1 mile south, depend on their ventilation; if you manage a surgery, clinic or care home near Fish Island, yours matters too. For schools like Mossbourne Riverside Academy, the holidays are the usual time to inspect and clean ventilation.

What the work involves, part by part

Supply ductwork

Supply runs are inspected at set points first before deciding what to clean.

Extract ductwork

Extract ducts take air out of toilets, washrooms and general areas. Lint, dust and fibres gather inside and restrict the flow over time.
