Landlords, agents and facilities managers
Where a tenant occupies the premises but the landlord owns the building, the lease normally sets out who maintains what. We’re happy to deal with either side, and the report can go to both.
We work for landlords, managing agents and facilities managers as well as the people running the site. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we are happy to quote for all of it.
About our TR19 inspection in Freemantle
Insurance policies often require evidence of TR19® cleaning and inspection. Without it, a claim can be refused or reduced. A TR19 audit sets out the system’s condition, with readings and photos, for sites in Freemantle and the rest of Southampton. Typical jobs include surveys needed before quoting a full clean and missing access panels found on survey, across post-clean checks, access surveys and wet film thickness tests.
Around a smaller place like Freemantle, kitchen extracts tend to belong to pubs, cafés, takeaways and school or care home kitchens. Quieter kitchens still collect grease in the duct, just more slowly, so the interval is set by hours of use and grease readings.
Think of the report as the system’s health record: a dated account with pictures of everything we did. Grease extract cleans are also certificated to TR19® Grease through the BESCA VHE portal and sits alongside the report.

When it’s something else
It’s worth knowing the limits before booking:
- Hidden runs that need access panels first
- Fan breakdowns, which need a repair visit
- Removing the grease, which is a separate clean
Not sure which it is? You can ring 0345 646 2711, or email photos and we will tell you honestly.

What staff can safely do
Staff cleaning and specialist work are not the same thing. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but grease that has passed the filters is out of reach. Reaching it takes a specialist with the right equipment.
Away from the kitchen, the in-house job is mainly checking: clear grilles, a log of filter changes and reporting anything odd. Cleaning inside ducts and units is specialist work.

Your questions about TR19 inspection in Freemantle
Can school kitchens in Freemantle be cleaned in the holidays?
Yes, and it’s the easiest time to do it. Food Standards Agency records list about 26 schools, colleges and universities with registered kitchens within about a mile and a half of Freemantle. Tell us your holiday dates and we will book the visit for when the site is empty.
Is TR19 inspection any different in a coastal place like Freemantle?
It can. Being within about 1 mile of the sea means more corrosion on metalwork in Freemantle than inland. Corroded fixings and housings are noted on the report so they can be dealt with.
How do you keep the site clean during the work?
We start with protection: sheeting over floors, worktops and anything close to the work. We tidy up and take our waste away before we leave.
What is a WFTT or DTT grease test?
WFTT and DTT are the two methods for measuring grease thickness, in microns. We take readings at set points from canopy to fan.
Which kinds of sites do you work on?
We work for restaurants, pubs, hotels, schools, colleges, hospitals, care homes, offices and shops, as well as food production and leisure sites.
Which accreditations do you hold?
Duct Doctor is a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we carry full insurance.
What do you do with what you remove?
Waste is contained during the work and removed when we leave, from grease and debris to used cleaning water. We do not leave it behind.
How much does TR19 inspection cost?
We do not publish prices, because the cost depends on the job: the size of the system, its condition, access and when we can work. You get a fixed price before any work starts.

Aftercare tips
Aftercare is simple, and it helps at the next visit:
- Look out for grease drips round the canopy edge
- Clean grease off the canopy between professional cleans
- Flag changes in how much frying the kitchen does
- Store grease readings where your insurer can see them
Keep the verification report next to the certificate it relates to. Together they show the system was cleaned and checked.
Keep all TR19 records together so you can produce them quickly.
TR19 inspection in Freemantle: the local picture
Freemantle is within about 1 mile of the coast. Metal on the roof weathers faster close to the coast, and the extract fan and cowl are no exception. Food Standards Agency records list about 266 cafés, restaurants and staff canteens and about 96 takeaways and sandwich shops within about 1.5 miles of central Freemantle. Where they cook under a canopy, a grease reading is the way to tell whether the extract is due a clean. Freemantle sits within the area of Hampshire and Isle of Wight Fire and Rescue Service. The Fire Safety Order puts the duty on whoever runs a kitchen to control its fire risk, and a greasy duct is fuel.
Kitchens that cook twelve hours or more a day, as some healthcare kitchens do, fall into BESA’s three-monthly minimum; Western Community Hospital is the nearest hospital to Freemantle, about 1.3 miles north-west. Term dates shape school work: for a school like Freemantle Church of England Community Academy, an extract clean fits neatly into a half-term or summer break.

When to call us in Freemantle
TR19® is the benchmark that insurers, fire officers and EHOs refer to. It isn’t legislation; the legal duty comes from the Fire Safety Order 2005, under which the responsible person must reduce fire risk, and in a kitchen that means keeping grease under control.
Look out for these warning signs:
- Systems cleaned on a calendar with no measurements
- Pre-clean surveys before a first TR19 clean
- Ductwork where grease may be over the TR19 limits
- Insurers asking for TR19 evidence
For kitchens close to Millbrook (Hants) station, where the day often starts early and ends late, the extract can be cleaned overnight.
What to look for in a quote
- Whether they recommend a next date
- What paperwork you get at the end
- Whether a survey comes first
- Whether the price is fixed
How the visit works
Night work is normal for us. A lot of visits happen overnight or at weekends, so the site can open as normal afterwards. On site, the work takes a morning or less for one kitchen, more where there are several systems. For a place like Freemantle, we load the van from the survey notes so the work can be done in one visit where possible.
- Post-clean verification is booked once the clean is done.
- We open the access points used on the clean.
- We repeat the WFTT or DTT readings.
- We photograph each area to record how it was left.
- The results are reported, with anything missed flagged.
How to prepare
- Mention any parking or loading restrictions
- Move anything stored near the system
- Tell us the best time to work, such as after service or at a weekend
