Between visits

Simple habits between visits make a real difference. Our advice:

  • Never cook with filters missing
  • Book the next test on the date in the report
  • Send TR19 audit reports to your insurer on request
  • Store grease readings where your insurer can see them

The report recommends when the system should next be cleaned and tested, based on the readings and how the kitchen is used.

Test grease regularly instead of relying on the calendar. It spots changes in how fast grease builds.

TR19 inspection in Finsbury

Post-clean verification is a check carried out once the cleaning is done, with new readings and photos of the cleaned areas. It shows whether the system was left in the condition the paperwork describes. If you’re dealing with surveys needed before quoting a full clean and heavy grease suspected in the plenum or ducts, we can put it right, from post-clean checks, deposit thickness tests and access surveys onwards.

In London, few kitchens can spare a day to close, so extract cleaning in Finsbury is typically done overnight, after the last service. Before the clean, we agree loading, parking and roof access with whoever manages the building.

Our accreditations include CHAS, SafeContractor and ISO 9001, and we are fully insured. We are also a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

FAQs for Finsbury

Which fire authority looks after Finsbury?

It’s London Fire Brigade, which covers Finsbury. TR19® is not law, but it’s the benchmark many fire officers and insurers look to when they ask how often the extract is cleaned.

Which council inspects kitchens in Finsbury?

Kitchens in Finsbury are inspected by the City of London Corporation’s environmental health officers. An officer may look up into the canopy, so clean filters on the day and a recent certificate on file both help.

Do you cover Finsbury?

Yes. We cover Finsbury and the rest of Greater London, within our South East and London area. For a fixed quote, ring 0345 646 2711 or email us.

Do you offer emergency callouts?

Yes. There’s a 24/7 emergency line for anything that cannot wait until a planned visit. Call us any time and explain what’s happened.

Can you verify a clean after it’s been done?

A post-clean check records grease readings and photos after the work, for our cleans and other firms’ alike.

Will you produce a report for our insurer?

Yes. We inspect the system and produce a report with grease readings, pictures and any inaccessible areas. It’s set out for your insurer or broker.

What is grease thickness testing?

It’s a measurement of how much grease is coating the inside of the extract, by WFTT or DTT. The results are given in microns.

Is TR19 a legal requirement?

No. TR19® is BESA’s specification and the industry benchmark, not legislation. The legal duty comes from the Regulatory Reform (Fire Safety) Order 2005, which requires the responsible person to reduce fire risk, and insurers, fire officers and EHOs look to TR19® as the benchmark.

What your team can do, and what needs us

When your team notices a problem between visits, such as dripping grease, a noisy fan, a smell or a filter that will not come clean, it’s best reported rather than tackled in-house. We will take a look and send you a fixed quote.

Some jobs should never be done in-house: entering ducts, working on fans, testing dampers and taking grease readings need training, the right equipment and safe access. That’s our job.

What a clean will not put right

In fairness, some problems need a different fix:

  • Sections with no access, until panels are fitted
  • The responsible person’s own fire risk assessment
  • Design faults in the extract system

Not sure which it is? You can call 0345 646 2711 or drop us a line and we will tell you honestly.

What the work covers

  • Pre-clean surveys
  • Access surveys
  • Insurer audits
  • Wet film thickness tests
  • Post-clean checks
  • Deposit thickness tests

The process

A visit follows the same order every time: sheeting and protection first, make the system safe, carry out the TR19 inspection, tidy up and leave you the report. The visit itself takes a morning or less for one kitchen, more where there are several systems. In a London area like Finsbury, parking, loading and building access are planned before the day of the work.

  1. The visit is arranged for when the kitchen is not busy.
  2. Every part of the system is examined, end to end.
  3. Grease readings are taken at set points using WFTT or DTT.
  4. We photograph the test points and record any sections we can’t reach.
  5. We send a report setting out the readings, pictures and next steps.

How to prepare

  • Let us know about parking and loading

What affects the quote in Finsbury

The survey tells us what the work involves. We look at:

  • What state the system is in
  • How big the system is
  • One-off work versus a regular cycle
  • Travel, parking and unloading

What you pay reflects the actual work. That’s why we survey first, from photos or on site, and the price is agreed before work begins.

What we need to know

When you contact us, these details help:

  • A few general shots of the system
  • The roof, plant room or outside wall the system runs to
  • Where the site is and what kind of site it is
  • Any symptoms, from odd noises to smells or leaks

Want a quote for TR19 inspection? Please call us on 0345 646 2711, or email photos and tell us about the site. We will explain what we’d do and send a fixed quote before anything is booked.

How the job changes from site to site

Horizontal duct runs

Sections without access are recorded so it can be fixed before the clean.

Extract fan and discharge

The discharge at the end of the system is checked as well, as grease can build up there too.

TR19 inspection around Finsbury

According to Food Standards Agency records, there are about 547 pubs and bars and about 144 hotels and B&Bs across Finsbury and its immediate surroundings (about a mile and a half). Wherever they cook, the canopy, duct and fan collect grease just as a restaurant’s do. Kitchens in Finsbury get their food hygiene inspections from the City of London Corporation. Extraction counts as kitchen equipment, so its condition can come up on the day. Before-and-after photos from each clean are a simple way to show the extract is in hand. Finsbury is covered by London Fire Brigade. Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and in a kitchen that fire risk includes the grease in the extract.

For kitchens close to Old Street station, where the day often starts early and ends late, the extract can be cleaned overnight. Kitchens that cook twelve hours or more a day, as some healthcare kitchens do, fall into BESA’s three-monthly minimum; St Luke's Hospital for Lunatics is the nearest hospital to Finsbury, about within half a mile north-east. Bursars and site managers at schools such as Prior Weston Primary School and Children's Centre tend to book extract cleaning for when the kitchen is empty.

Multi-site and managed buildings

Where a tenant occupies the premises but the landlord owns the building, it’s worth checking the lease for who maintains the systems. We are happy to deal with either side, and the report can go to both.

Running several sites is easier with one contractor. We work across London and the South East, so visits at different addresses can be planned together and kept on a regular cycle.
