Fire damper testing in Abridge

In a fire, ductwork can act as a shortcut for flame and smoke from one part of a building to the next. That depends entirely on the blade closing all the way. Regular drop testing is how that gets checked for the dampers in your building. We’re often asked to deal with fire dampers nobody can get to and fire dampers that fail to drop shut, on motorised smoke dampers, fusible link fire dampers and hospitals and care homes.

For a building in or near Abridge, the visit is planned ahead, with access agreed in advance, and every damper is drop tested, reset and recorded, the same as anywhere.

We have been trading since 2009, as a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we are fully insured.

How it works

The visit has three parts: set-up, the treatment itself and the sign-off. Set-up means sheeting and making equipment safe, while signing off means the written report and photos. The middle part takes longest, which takes a few hours for a single floor, with bigger buildings phased over more than one visit. Somewhere as small as Abridge, the date and timings are agreed with you well before the day.

  1. First we look at any damper register, drawings or earlier test reports.
  2. Dampers are located one by one and reached through their access panels.
  3. We release each fire damper blade and operate smoke dampers from their controls.
  4. Each one that passes is reset, ready to work.
  5. We report on every damper, with faults and suggested remedials set out.

Getting ready for the visit

  • Plan for cooking equipment or plant to be off before we arrive
  • Make sure someone can let us in and lock up afterwards
  • Mention any parking or loading restrictions

How to get a quote

For a fixed quote, call us on 0345 646 2711, or send details by email and tell us the type of site, your opening hours and roughly what the system looks like. A few pictures and your last certificate or report help a lot. You will typically have a quote within one working day.

Advice

Landlords, agents and facilities managers

Managing agents often deal with us directly. Tell us the site, the work and the access arrangements and we will come back with a fixed quote.

When the building owner and the occupier are different, the lease normally sets out who maintains what. We are happy to deal with either side and send the paperwork to whoever needs it.

What affects the quote in Abridge

The diagnosis comes before the price. The main factors are:

  • Any permits to work or inductions
  • Working hours and out-of-hours timing
  • Whether we need access equipment or extra panels
  • One-off work versus a regular cycle

Leaving it longer rarely makes the work cheaper. Problems in a system tend to grow, and a neglected system can mean more work. If you’re unsure, call 0345 646 2711 or send us an email and we will give you an honest view and a fixed quote.

What we need to know

Many jobs can be priced from pictures and some basics. Send what you can of the following:

  • Wide pictures of the system and the area around it
  • When the site is open and when it’s quiet
  • Any access panels or hatches you can see
  • Where the plant sits or the system leaves the building, such as a roof or outside wall

Want a quote for fire damper testing? Please give us a ring on 0345 646 2711 or send us an email with a few details about the site. We’ll talk you through the work and give you a fixed quote before anything is booked.

Why deal with it now?

Putting testing off doesn’t change whether the dampers will close; it just means you do not know. The guidance from BESA is at least once a year, and a skipped year leaves a hole in your records as well. Equipment tucked in a roof space or outbuilding near Abridge rarely gets looked at unless someone books it.

What you pay depends on the size of the system, what state it’s in and how easy it is to reach. You get a fixed price before work begins, so there are no surprises.

Honest limits

A few issues sit outside what this work can do:

  • Approving the building’s fire strategy
  • Control wiring problems outside the damper itself
  • Fire risk assessments, which need a fire risk assessor

If you’re not sure, just ring 0345 646 2711, or send details by email and we’ll give you a straight answer.

What the work covers

  • Fusible link fire dampers
  • Wall and floor dampers
  • Hospitals and care homes
  • Motorised smoke dampers
  • Offices and schools
  • Riser dampers

Keeping the system healthy

So the system stays in good health:

  • Diary the annual test well ahead
  • Report leaks or condensation near ductwork quickly
  • Warn anyone working in ceiling voids about the dampers
  • Make sure access panels stay clear and usable

Make sure trades working in ceilings and risers know where the dampers sit, and ask them not to run cables through or wedge them. If a damper has been disturbed, have it tested again.

The simplest way to avoid failures is to test on time, every year. A blade that is just starting to stick is easier to deal with than a seized one.

Fire damper testing in Abridge: local notes

The FSA’s food hygiene register lists about 5 schools, colleges and universities and about 3 hospitals, care homes and childcare premises with registered kitchens or food service within 1.5 miles or so of the middle of Abridge. If any of them has ducted ventilation, its dampers need an annual drop test at least. Abridge’s nearest hospital, St. Margaret's Hospital, is about 3.8 miles north. Smaller healthcare sites, from surgeries to care homes, need the same annual damper test as a hospital. Abridge sits within the area of Essex County Fire and Rescue Service. Its fire safety officers enforce the Fire Safety Order in most non-domestic buildings, and that covers fire safety systems such as dampers.

Hospitals such as St. Margaret's Hospital, about 3.8 miles north, are a good example of buildings with dampers on many floors; if you manage a clinic, surgery or care home near Abridge, the same annual testing applies. If you manage an older building converted to a hotel or venue, like many historic houses in the area (Hill Hall is about 2.2 miles north-east), finding every damper is the first job. School buildings such as Lambourne Primary School are usually tested in the holidays, wherever they have dampers.

Your questions about fire damper testing in Abridge

Which fire authority looks after Abridge?

That’s Essex County Fire and Rescue Service. Keep each damper test report with the fire risk assessment and the building’s log book, ready to show.

Can the work in Abridge be done at night or at weekends?

Yes, out-of-hours work is a big part of what we do. Your customers, staff or residents in Abridge needn’t be disturbed. Just call 0345 646 2711 or email us with your opening times and we will plan around them.

Who is the responsible person?

The Fire Safety Order 2005 calls them the responsible person: normally the employer or whoever controls the premises. Landlords, facilities managers and managing agents can also hold responsibility.

Do you offer emergency callouts?

Yes, day and night, every day of the year. Our office is open from 8am to 6pm on weekdays, and the emergency line covers the rest.

Is there a survey before the work?

Yes. Photos often do the job, and larger or hidden systems get a visit.

What do you need from me for a quote?

Where the site is, what it is and when it’s open, along with a few photos and any previous report.

Who has the duty to keep fire dampers working?

It sits with the building’s responsible person. Depending on the building, that can be the employer, owner, landlord or whoever manages it. Our part is the testing and the records that show it’s been done.

Can one contract cover all our sites?

Yes. We work across South East England and London, so we can schedule a run of sites as one programme. Each site gets its own report and pictures.

Part by part

Access panels

Access panels sometimes get painted over, screwed shut or hidden by new ceilings. Letting us know where they are speeds the visit up.

Schools, hospitals and care homes

In hospitals and care homes, people are there day and night. The sequence of testing is agreed with staff to keep disruption to a minimum.
