How kitchen extract cleaning works in PO17

Insurers often want evidence of regular TR19 cleaning, and some may refuse or reduce a claim when it’s missing. The certificate and photo report from each clean in PO17 give you that record for the maintenance log. The work covers extract fans, canopies and hoods and horizontal duct runs, and common reasons people get in touch are rancid smells from grease in the duct and extraction mentioned at an environmental health visit.

We are used to working while the site is closed. Evenings, nights and weekends are when much of our work happens, so the site can open as normal afterwards. The visit itself takes anything from a few hours to a full night, depending on the size of the system.

  1. First comes a survey of the whole system, by photos or a visit.
  2. Set points are tested for grease thickness and the quote is fixed before any work starts.
  3. With the kitchen closed and equipment off and cool, the area is sheeted.
  4. We clean the canopy, plenum, filters, ducts, risers, fan and discharge.
  5. Readings and pictures are taken again, and you receive a TR19 certificate and photo report.

Kitchen extract cleaning across PO17: local notes

Our kitchen extract cleaning work across PO17 takes in places such as Portchester, Wickham and Wallington and the villages in between. Every place on our PO17 list (19 in all) is covered, with cleans booked around trading hours.

We work across London and the South East, and PO17 is part of that area. Each job starts with a survey and a fixed quote, wherever it is in PO17. Parts of PO17 are on or near the coast, where salt air is hard on rooftop fans, discharge cowls and fixings. Fans and cowls on sea-facing roofs are worth checking at every visit.

Wickham: Volunteers running a hall kitchen near Church of St Nicholas, or anywhere in Wickham, may not know when the extract was last cleaned, and a grease test settles it. Bursars and site managers at schools such as Wickham Church of England Primary School tend to book extract cleaning for when the kitchen is empty.

For landlords and multi-site operators

Running several sites is easier with one contractor. We cover South East England and London, so visits at different addresses can be planned together and kept to a regular schedule.

Keeping records across a portfolio is half the battle. Each visit ends with a dated report and photos, ready to show insurers, fire officers or EHOs.

What the work involves, part by part

Schools, hospitals and care homes

School kitchens can look lightly used but still need a TR19 clean at least every 12 months under BESA guidance. School holidays are an easy time to do it.

Ductwork and risers

Long flat runs of duct are where grease collects. Each run is cleaned through its access panels, recording any that cannot be reached.

What your team can do, and what needs us

Keep a record of what your team does. A simple log of filter washes, wipe-downs and checks helps show that the system is managed between specialist visits, next to our reports.

Day-to-day cleaning is something your team can do: wiping down canopy surfaces, cleaning filters and keeping a simple log. What they cannot safely do is clean inside the ductwork, the fan or the risers, which is where we come in.

Signs you need kitchen extract cleaning

Cooking fat leaves the pan as a fine vapour. As the air cools on its way through the duct, the fat condenses and sticks, and the layer grows a little with every meal cooked. Filters catch some of it, but never all.

These are the problems we see most often:

  • Grease drips onto cooking equipment
  • Grease smells coming from the extract
  • A TR19 certificate needed for the insurer
  • An extract that no longer clears the smoke

Between visits

No system stays clean for ever, but care slows the build-up. Our tips:

  • Give the canopy a daily wipe
  • Empty any grease troughs or cups on the canopy
  • Clean the grease filters regularly between TR19 cleans
  • Book the next clean before the date on the report

When the clean is finished, grease readings are taken again at the same points, giving you before and after readings alongside the pictures. Your TR19 certificate is then issued through the BESCA Vent Hygiene Elite portal.

Clean the grease filters often, not just on clean day. A filter that is clean and seated properly stops more grease getting into the plenum, so the ductwork stays cleaner for longer.

PO17: your questions answered

How often should a kitchen extract be cleaned?

The minimum is set by BESA guidance on daily use, from 3-monthly to 12-monthly. Kitchens that fry or grill a lot may need cleaning sooner, and readings will tell you.

Do insurers need proof of extract cleaning?

Many policies require TR19 cleaning, and insurers often ask to see the certificate. An insurer may refuse or reduce a claim if there’s no evidence, so it’s worth checking your policy wording.

Do you work in PO17?

Yes. Our area takes in London and the counties of South East England, PO17 included.

Are you a BESCA Vent Hygiene Elite member?

We are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 sit alongside that, and we are fully insured.

Can we book visits on a schedule?

Yes. Send details of the systems and how they’re used, and we’ll suggest a schedule and quote for it.

What does a TR19 kitchen extract clean include?

The whole system: the canopy, the plenum behind the filters, the filters, horizontal ducts, vertical risers, the fan and the discharge, plus attenuators where fitted. Any part without access is noted.

What if parts of the system can’t be reached?

The report shows them clearly. Often the fix is extra access, such as new panels in ductwork, and we can fit those.
