Kitchen extract cleaning in ME6: how it works

Duct Doctor has been cleaning kitchen extract systems since 2009. As a BESCA Vent Hygiene Elite member, we clean to BESA TR19® Grease, and we are fully insured, with CHAS, SafeContractor and ISO 9001. We’re often asked to deal with rancid smells from grease in the duct and grease drips onto cooking equipment, on horizontal duct runs, discharge points and vertical risers.

The first job on site is protection: floors, worktops and anything near the work are covered. After that, the system is made safe and the work begins. The work on site takes anything from a few hours to a full night, depending on the size of the system, and the area is cleaned down before we leave.

  1. We survey the system, from your pictures or on site, canopy to discharge.
  2. Grease thickness is measured and the price is fixed before work starts.
  3. On the night, the equipment is off and cool and the kitchen is sheeted.
  4. We work through the system from the canopy to the fan and discharge.
  5. Readings are repeated, photos taken, and your TR19 certificate and photo report issued.

How we quote

One small site or a whole estate, the quote is built the same way: the work involved, the access and the timing. The price is fixed before any work starts.

Local landmarks in Snodland

Around Snodland, our work takes us to kitchens and buildings near Snodland CofE Primary School, The Monks Head pub and Church of the New Jerusalem and the streets around them. Other local landmarks include The Holmesdale School (under half a mile south) and Holborough Marshes (0.7 miles north-east). There’s a railway station in Snodland itself: Snodland station. Well-known places in the area include Leybourne Castle (1.9 miles south-west) and Medway megaliths (2.8 miles east). For a walk, there’s Burham Down and Blue Bell Hill.

Kitchen extracts across ME6

In ME6, a busy kitchen in a place such as Snodland, Holborough and Paddlesworth and a quiet village kitchen need very different cleaning intervals. The right interval comes from hours of use and grease readings.

Much of our work across London and the South East happens in the evening, overnight or at weekends, so sites in ME6 can keep trading.

Snodland: If you look after a school kitchen, at a school such as Snodland CofE Primary School or anywhere near Snodland, the holidays are the usual time for a TR19® clean. If you run a church or community hall kitchen, near Church of the New Jerusalem or elsewhere in Snodland, its extract still collects grease from every lunch and event.

For landlords and multi-site operators

Where a tenant occupies the premises but the landlord owns the building, it’s worth checking the lease for who maintains the systems. We can quote either party, and the report can go to both.

Records are where multi-site compliance often slips. Each visit ends with a dated report and photos, so you can show an insurer or inspector what was done at each site.

Staff cleaning versus specialist work

Staff cleaning and specialist work aren’t the same thing. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they don’t reach the grease that builds up further in. Reaching it takes a specialist with the right equipment.

Some jobs should never be done in-house: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease call for the right kit, training and safe access. Leave those to us.

Why deal with it now?

Leaving the clean until the next refit does not make the grease go away. Fat that was soft and easy to remove hardens with heat and time, and that takes more work to shift. Staying on a regular cycle keeps each clean manageable.

Comparing quotes

  • Which accreditations they hold, and whether you can check them
  • How VAT is shown on the quote
  • How they set the interval to the next visit
  • Whether the work can be done while the site is closed

When it’s something else

We will always give you a straight diagnosis, so here’s what this work can’t put right:

  • Extraction that cannot cope with the cooking because of its design
  • Ductwork that is corroded, split or leaking (that’s for a ductwork contractor)
  • Fire dampers that will not close (that needs damper testing and remedials)

Common problems we fix in ME6

Hours of cooking are the biggest factor. BESA guidance sets minimum cleaning intervals of every 3 months for 12 to 16 hours a day, 6 months for 6 to 12 hours, and 12 months for 2 to 6 hours. Those are minimums, and grease readings can show a kitchen needs cleaning sooner.

Common reasons sites call us are:

  • Rancid smells from grease in the duct
  • Cleaning needed before an insurance renewal or survey
  • A new tenancy or takeover with no cleaning history
  • Fat running down the canopy edge

ME6: your questions answered

Will I get a certificate after the clean?

You get both a certificate and a photo report. They belong in the maintenance log so they’re to hand when an insurer asks.

Can you set up regular visits?

Yes. Tell us what you have and how it’s used and we will propose a schedule with a fixed quote.

Is TR19 a legal requirement?

The legal duty sits in the Fire Safety Order 2005 rather than in TR19 itself. TR19 is the industry benchmark for meeting that duty in a kitchen extract, and an insurer may refuse or reduce a claim without it.

What information do you need?

A short description and a few photos, with the address and opening hours. If we need more, we’ll ask.

What do you do with what you remove?

Waste is contained during the work and removed when we leave, including grease, debris and dirty water. None of it is left on site.

How long will the clean take?

It takes anything from a few hours to a full night, depending on the size of the system. The survey tells us how long your system will need.

Do we have to close the kitchen for the clean?

Cleans are timed to avoid service. Most kitchens book us overnight or at weekends, so you do not lose a service.
