Managing agents and facilities teams in New England

Managing agents often deal with us directly. Tell us the site, the work and the access arrangements and we will come back with a fixed quote.

We work for landlords, managing agents and facilities managers as well as the people running the site. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we are happy to quote for all of it.

Kitchen duct cleaning in New England

A kitchen extract system is far more than the canopy you can see. Beyond the filters run the plenum, the ducts and risers, the fan and the point where air leaves the building, and grease settles in every one of them. Our clean follows the air from canopy to discharge, cleaning to BESA TR19® Grease. If you’re dealing with proof of cleaning requested by an insurer and a new tenancy or takeover with no cleaning history, we can put it right. When a restaurant in New England asks for duct cleaning, it’s nearly always the kitchen extract they mean, and that is our main job: canopy to fan, to TR19® Grease.

Most kitchens in New England fall into one of BESA’s three bands: 3-monthly for heavy use, 6-monthly for moderate use and yearly for light use, with grease readings setting the real interval.

In a village or hamlet like New England, the kitchens that need extract cleaning are typically a pub, a school, a care home or a hall kitchen, wherever there is one. Each still has a canopy and duct that collect grease, whatever the size of the place.

We are CHAS and SafeContractor accredited, we hold ISO 9001 and we are fully insured. We are also a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we have been trading since 2009.

Common questions in New England

Will you come out to New England?

Yes. Villages and rural sites across the South East are part of our work, New England included. Let us know about access, parking and anything unusual about getting there when you book.

Who is the fire and rescue service for New England?

That’s Essex County Fire and Rescue Service. If a fire safety officer visits a commercial kitchen, they may ask about the fire risk assessment and how the extract is kept clean.

What is TR19?

A BESA specification in two main parts: TR19® Grease for kitchen extracts and TR19® Air for supply and extract systems. It isn’t legislation, but it’s the standard people check against.

How far ahead should we book?

For planned work, earlier is better, especially if the next clean or test is due soon. Emergencies are different, because our line is open 24/7.

What do you do with what you remove?

We take it away at the end of the visit. During the work, it’s contained so the area stays clean.

Why do insurers care about extract cleaning?

Because a dirty extract can spread a fire through a building. Many insurers require TR19 cleaning, and may refuse or reduce a claim without proof, so keep every certificate.

What does kitchen extract cleaning cost?

Every site is different, so each gets its own fixed quote. To get one, ring 0345 646 2711 or send us an email and tell us about the site and its opening hours.

How long does a kitchen extract clean take?

Length of duct, grease levels and access all affect it. Most jobs take as long as the system needs, from a few hours to several planned visits.

What affects the quote in New England

A fixed price needs a few facts first. We look at:

  • Parking and loading at the site
  • The number of sites or systems
  • How easy every part is to reach
  • Working hours and out-of-hours timing

Leaving it longer rarely makes the work cheaper. Problems in a system tend to grow, and a neglected system can mean more work. If you are not sure what’s needed, call 0345 646 2711 or send us an email and we will give you an honest view and a fixed quote.

Asking for a quote

When you contact us, these details help:

  • Detail shots of panels, filters and grilles
  • Any symptoms, from odd noises to smells or leaks
  • The roof, plant room or outside wall the system runs to
  • Where the site is and what kind of site it is

Photos are enough for some jobs, while others need a look on site. Big or complicated sites, and systems that are hard to see in pictures, get a survey first. Either way, you get a fixed price before work begins.

How it works

When we arrive, we check the system against the survey or the pictures you sent. If anything is different, we talk it through with the person on site before carrying on. After that, the work takes anything from a few hours to a full night, depending on the size of the system. A quick note on how to find the site and where to park makes a visit to New England run smoothly.

  1. Diagnosis comes first, with a survey of the system and how it’s reached.
  2. We record grease levels at set points, then fix the price.
  3. After the kitchen closes, we sheet the area and set up to contain grease and water.
  4. The treatment: heavy grease scraped out, then every part degreased to TR19® Grease.
  5. Then the clean bill of health: readings, a TR19 certificate and a photo report with the next date.

Preparing for the visit

  • Dig out any earlier paperwork for the system
  • Clear the space around the work
  • Let us know about parking and loading

How to get a quote

There’s no standard price list, because no two systems are the same. Instead, we look at your site first, from photos or a survey, then send a fixed quote. To start, call 0345 646 2711 or send us an email.

In-house cleaning or a specialist?

Some jobs should never be done in-house: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease need training, the right equipment and safe access. That’s our job.

If your staff spot something between visits, such as dripping grease, a noisy fan, a smell or a filter that will not come clean, it’s best reported rather than tackled in-house. We will take a look and give you a fixed quote.

Aftercare tips

Here’s the after-treatment advice, short and simple:

  • Never cook with filters missing or out of place
  • Keep to the recommended cleaning interval
  • Don’t let the canopy gutters overflow
  • Keep the extract on whenever the range is lit

You get a photo report after every clean. Before and after pictures show each part of the system, alongside a list of what was cleaned, anything out of reach and the recommended next clean date.

Keep the fan on throughout service. Switching it off early leaves vapour to settle on the canopy and plenum, and the next clean has more to do.

Part by part

Grease filters

Between TR19 cleans, filters still need regular cleaning and we offer a filter exchange service for that. Keeping them clean helps the rest of the system stay cleaner.

Schools, hospitals and care homes

Even a kitchen that cooks only a few hours a day needs cleaning at least every 12 months under BESA guidance. School holidays are an easy time to do it.

Do you need kitchen extract cleaning in New England?

Grease filters are the first line of defence, and they’re often the weak point. Filters that are bent, badly fitted, missing or left uncleaned let more fat into the plenum and duct, and from there it travels on to the fan.

Clients usually contact us when they notice one of these:

  • An overdue clean flagged by an EHO or fire officer
  • A TR19 certificate needed for the insurer
  • Fat running down the canopy edge
  • An extract that no longer clears the smoke

Whether the kitchen is in New England itself or nearby, a TR19® clean covers the whole system, canopy to discharge.

What your quote should include

  • How areas they can’t reach will be recorded
  • What records you’ll receive afterwards
  • If they look at the system before pricing
  • Which accreditations they hold, and whether you can check them
