TR19 kitchen extract cleaning in Bix
Few kitchens can stop cooking for a day so the extract can be cleaned. We work evenings, overnight and at weekends, or during holidays where a site closes for them. With the equipment off and cool and the area sheeted, we clean and hand the kitchen back ready for the next service. The work covers discharge points, vertical risers and extract fans, and the jobs we see most are extraction mentioned at an environmental health visit and cleaning needed before an insurance renewal or survey. Kitchen extract cleaning, TR19 cleaning, extraction cleaning: whatever you call it, in Bix it means the same thing to us: the whole system, cleaned and certificated.
Before we clean, we look at where the grease is: grease readings at set points tell us where the heaviest deposits are, and the same readings after the clean show the result.
Somewhere as small as Bix, commercial kitchens are few: perhaps a pub, a school or care home kitchen, or a hall used for events. Every one of them still needs its extract kept clear of grease.
Duct Doctor has been trading since 2009, as a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we are fully insured.

What the work involves, part by part
Schools, hospitals and care homes
School, hospital and care home kitchens often have fixed hours and long holidays, so cleans can be planned for holidays or quiet times. The certificate and report suit estates and compliance files.
Ductwork and risers
Long flat runs of duct are where grease collects. We open access panels along the route and clean each section, recording any that can’t be reached.
When something else is needed
Before you book, it helps to know what’s not included:
- A broken extract fan that will not run
- A grease trap that needs emptying
- Faulty fire dampers in the duct
If in doubt, phone us on 0345 646 2711 or use the quote form and we’ll say what we think before booking.

- Discharge points
- Horizontal duct runs

What we do, step by step
Your staff do not need to do much on the day. Someone lets us in at the agreed time and shows us where everything is, and the rest is down to us. Before we leave, the area is tidied and the paperwork follows. We agree a date with you, plan the drive to Bix and turn up when the site is quiet.
- We survey the system first, from your pictures and details or on a site visit.
- Grease readings are taken at set points and you get a fixed quote.
- Once the kitchen has closed and the equipment has cooled, we sheet and protect the area.
- We clean the canopy, plenum, filters, ducts, risers, fan and discharge.
- Finally the system is re-tested and photographed, and the certificate and report follow.
Preparing for the visit
- Mention any sign-in, permit or induction we need
- Tell us where we can park and unload
- Clear loose items from the work area
How to get a quote
There’s no standard price list, because every site is different. We look at your system first, from pictures or on a visit, and then send you a fixed quote. To get going, call 0345 646 2711 or drop us a line.

Managing agents and facilities teams in Bix
For anyone managing more than one site, we can plan visits across the whole estate and price them together. Each site gets its own report and pictures, so each one has its own record.
We work for landlords, managing agents and facilities managers as well as the people running the site. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we are happy to quote for all of it.
Kitchen extract cleaning in Bix: the local picture
In Bix, food businesses are inspected by environmental health officers from South Oxfordshire council. The cleanliness of the kitchen and its equipment, extraction included, is part of what they check. Keeping each certificate and photo report on file helps show the extract is looked after. Bix is covered by Oxfordshire Fire and Rescue Service. Its fire safety officers can audit commercial kitchens, and grease in the extract is part of a kitchen’s fire risk.
Older buildings often hide long, awkward duct runs, and if you run a kitchen at a historic venue in the area (Greys Court is about 1.3 miles south), access may need planning.

What affects the quote in Bix
The survey tells us what the work involves. The main factors are:
- What state the system is in
- The times the site is available
- Travel, parking and unloading
- How big the system is
Kitchens, offices, schools and hospitals are all priced the same way: how much there is, how we reach it, what state it’s in and when we can work. Ask for a fixed quote and we will explain each part.
What to send for a quote
What to send for a quote:
- Problems your staff have spotted
- The roof, plant room or outside wall the system runs to
- Where the site is and what kind of site it is
- Wide pictures of the system and the area around it
Quoting starts with a diagnosis, either from photos and details you send or from a site visit. Then we send a fixed price so you know the cost before any work starts.
Questions from Bix
Which fire authority looks after Bix?
That’s Oxfordshire Fire and Rescue Service. It’s worth keeping your fire risk assessment, TR19® certificates and photo reports together, ready to show.
Will you come out to Bix?
Yes, we work in villages as well as towns, and Bix is covered. Just mention lanes, gates or anything else about the site when you book.
Can you set up regular visits?
Yes. Scheduled maintenance plans are part of what we do, with visits at the interval your system needs. The report from each visit recommends the next date.
How much notice should we give?
Earlier is better, especially for out-of-hours work. We typically quote within one working day, and emergencies are covered by our 24/7 line.
Why do insurers care about extract cleaning?
Because a dirty extract can spread a fire through a building. Many policies say the extract must be cleaned to TR19, and a claim may be reduced without proof, so keep every certificate.
Are you accredited for kitchen extract cleaning?
Duct Doctor is a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we’re fully insured.
What’s the right cleaning interval for a kitchen extract?
BESA guidance sets minimums by daily cooking hours: every 3 months for 12 to 16 hours, 6 months for 6 to 12 hours and 12 months for 2 to 6 hours. Measured grease levels set the real interval.
How long does a kitchen extract clean take?
Short systems are done in a few hours, while long runs and tall risers take longer and may need more than one visit. We’ll tell you how long when we quote.
Signs you need kitchen extract cleaning in Bix
Cooking fat leaves the pan as a fine vapour. As the air cools on its way through the duct, the fat condenses and sticks, and the layer grows a little with every meal cooked. Filters catch some of it, but never all.
Any of these means the system needs a check-up:
- Grease smells coming from the extract
- A smoky, hot kitchen with weak extraction
- Years of baked-on grease in the ducts
- A kitchen with no current TR19 certificate
Where a hall near Church of St James, or anywhere in Bix, hosts lunch clubs or events, its extract gathers grease just as a café’s does.
What to look for in a quote
- Whether the quote is based on a survey or photos
- Whether the figure could change on the day
- Their accreditations, such as BESCA Vent Hygiene Elite, CHAS or SafeContractor
- What insurance they carry
Why deal with it now?
Every week without a clean adds another layer. Under BESA guidance, grease shouldn’t exceed a mean of 200 microns between cleans, and anywhere reaching 500 microns or more needs a spot clean right away. The longer it’s left, the bigger the job becomes. A fault that closes a site in a village like Bix affects everyone who depends on it.
What you pay reflects the actual work. That’s why we survey first, from pictures or on site, and why the quote is fixed before we start.
