Extract fan cleaning for sites in Bix

How we handle extract fan cleaning in Bix

The fan is cleaned as part of every full TR19® Grease clean, but some fans need cleaning between full cleans, especially when it has started to vibrate or sound rough. A fan-only clean is recorded as exactly that. The work covers fan housings, discharge points and in-line fans, and common reasons people get in touch are a fan that hums, whines or rumbles and a fan motor running hot under a coat of grease.

In a village or hamlet like Bix, the kitchens that need extract cleaning are usually a pub, a school, a care home or a hall kitchen, wherever there is one. Every one of them still needs its extract kept clear of grease.

Accreditations are easy to claim and worth checking. We are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we hold CHAS, SafeContractor and ISO 9001, and we’re fully insured.

Your questions about extract fan cleaning in Bix

Can you work in Bix outside opening hours?

Yes, out-of-hours work is a big part of what we do. That way a site in Bix does not have to lose a day’s trading. Let us know the hours you are closed and we will book within them.

Do you work in villages like Bix?

Yes, Bix is part of our area, however small the site. Photos of the system and directions to the site help us plan the visit.

How often should the extract fan be cleaned?

The fan follows the full system’s interval, from every 3 months for 12 to 16 hours of cooking a day to every 12 months for 2 to 6 hours. Readings may show it needs cleaning more often.

What paperwork do I get after a fan clean?

A photo report, including the fan’s condition and the next clean date. Keep it with your maintenance log.

How much does extract fan cleaning cost in Bix?

The cost depends on the size of the system, its condition, access and timing. Ask us for a fixed quote and we will usually reply within one working day.

Do you look at the system first?

Yes. Every job is surveyed first, from your photos and details, or with a visit where necessary. A fixed quote follows.

Which accreditations do you hold?

Duct Doctor is a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we are fully insured.

Can one contract cover all our sites?

Yes. We work across South East England and London, so we can schedule a run of sites as one programme. Each site gets its own report and photos.

Bix kitchens: local notes

Bix is about 37 miles from central London, well within the area we cover across London and the South East. The visit is fixed around your opening hours, not ours. Bix is covered by Oxfordshire Fire and Rescue Service. Its fire safety officers can audit commercial kitchens, and grease in the extract is part of a kitchen’s fire risk.

Greys Court, about 1.3 miles south, is one of the historic houses near Bix; if you run event catering at a venue like that, cleans can be booked between functions.

Bix is about 6 miles north of Caversham, in Oxfordshire. Bix gets the same approach as every site we work on: diagnosis first, a fixed price, out-of-hours working where necessary and a written report with photos. Our area takes in 443 places across Oxfordshire, from busy centres to quieter spots. You can also see our page for Reading, roughly 8 miles from Bix.

We cover every part of RG9 for extract fan cleaning and the roads nearby. Whether your site is on White Lane and Rectory Lane or anywhere close by, our technicians can take on the work. Other places close to Bix include Middle Assendon (1 mile north-east), Lower Assendon (1 mile south-east), Fawley Bottom (1 mile north-east), Catslip (2 miles north-west) and Shepherd's Green (2 miles south-west). Further out, we also cover Didcot (13 miles west), Thame (13 miles north), Henley-on-Thames (3 miles south-east), Benson (8 miles north-west), Chinnor (10 miles north) and Tilehurst (8 miles south-west).

Keeping the system healthy

To keep the system working properly between visits:

  • Keep the fan on whenever the range is lit
  • Keep each photo report with the maintenance log
  • Make sure the fan is included each time
  • Look for grease stains near the discharge

Where the fan needs repair rather than cleaning, the report says so. We also repair and replace extract fans, so you have one point of contact.

Run the fan throughout cooking. Grease settles faster when the air stops moving, so keeping it running helps keep it clean.

What a clean will not put right

It’s worth knowing the limits before booking:

  • Electrical faults in the fan’s supply or controls (an electrician’s job)
  • A fan that’s too small for the system (a design question)
  • A cracked or broken impeller (it needs replacing)

If you are not sure, just phone us on 0345 646 2711, or send details by email and we will give you a straight answer before you book.

What staff can safely do

Away from the kitchen, the in-house job is mainly checking: clear grilles, a log of filter changes and reporting anything odd. Cleaning inside ducts and units is specialist work.

Logging matters as much as cleaning. A dated log of in-house cleaning and checks helps show that the system is managed between specialist visits, next to our reports.

What the work involves, part by part

Fan housings and motors

Inside the casing, grease is thrown onto the walls. We clean it along with the blades.

Kitchens with long cooking hours

A long-hours kitchen cannot afford a fan failure. Keeping the fan clean is part of avoiding that, and our 24/7 emergency callout is there if it happens anyway.

Why it’s worth doing now in Bix

Cleaning the fan in Bix now is a short job: the work takes an hour or two for most single fans. Leaving it means more wear, more noise and a bigger clean later. In a small place like Bix, a system that fails can take a site out of use.

We don’t list prices on the website, because the cost depends on the site in front of us. For a fixed quote, ring 0345 646 2711 or drop us a line, and we will explain what it covers.

Why book with us

How the visit works

The visit has three parts: set-up, the treatment itself and the sign-off. Getting ready means protecting surfaces and switching off what needs to be off, and the sign-off is a written report with photos. Most of the time goes on the work itself, which takes an hour or two for most single fans. Rural roads and tight entrances are worth telling us about before a visit to Bix.

  1. Diagnosis first: we look for grease, noise and vibration.
  2. Once isolated, we open the fan up.
  3. The impeller is cleaned blade by blade so it runs balanced.
  4. Housing, outlet and the area around the motor are cleaned.
  5. We run the fan and note its condition in the photo report.

Before we arrive

  • Agree a time when the area can be out of use
  • Let us know about permits to work or site inductions
  • Arrange a key holder or contact on site

How to get a quote

Quoting starts with a diagnosis, from your photos and details or, where that isn’t enough, a survey on site. Then we send a fixed price, before any work starts.

Common problems we fix in Bix

A fan in Bix builds up grease at a rate set by the kitchen, not the location: how many hours a day the kitchen runs and what it cooks. BESA guidance sets minimum intervals of 3, 6 or 12 months for the whole system by daily use.

If you notice any of these, it’s worth a diagnosis:

  • Hot, greasy smells near the fan
  • A noisy fan that has got louder over time
  • An extract fan that vibrates or rattles
  • An extract fan with no cleaning record

Where a hall near Church of St James, or anywhere in Bix, hosts lunch clubs or events, its extract gathers grease just as a café’s does.

What your quote should include

  • What paperwork you get at the end
  • Proof of insurance
  • How VAT is shown on the quote
  • Proof of accreditation you can verify
