- Designing the building’s fire compartments

Fire damper testing for kitchens and businesses in Woodlands
BESA guidance is that fire dampers should be tested by a competent person when they’re installed and at least annually after that. Spring-operated dampers need testing every year as a minimum. We carry out fire damper testing for buildings in Woodlands and give you the records to show it’s been done. If you are dealing with dampers that stick or won’t close fully and rusted damper blades and springs, we can put it right, from hospitals and care homes, offices and schools and motorised smoke dampers onwards.
In a village or hamlet like Woodlands, there may be only a few buildings with fire dampers. Each damper still needs testing at least once a year.
Accreditations are easy to claim and worth checking. Ours are BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease, plus CHAS, SafeContractor and ISO 9001, and we’re fully insured.

Looking after it afterwards
No system stays clean for ever, but care slows the build-up. A few tips:
- Act on failed dampers rather than leaving them on file
- Don’t let anything obstruct a damper’s blade
- Book the next test before the year runs out
- Keep the damper register up to date after any building work
Any damper that failed is listed with the reason, along with an offer to repair or replace them. Once the work is done, the damper is tested again and the record updated.
A simple register of every damper helps a great deal: location, type, last test date and result. It means nothing gets forgotten when staff or contractors change.
Landlords, agents and facilities managers
If you look after several sites, we can plan visits across the whole estate and price them together. Every building has its own written report, so records stay tidy.
Facilities teams in offices, schools and healthcare sites book us too in Woodlands and across Kent. Larger estates can be phased building by building around the people who use them.
Woodlands: your questions answered
Do you do school damper testing in Woodlands in the summer holidays?
Yes, out-of-term visits are normal for schools. Around Woodlands, the Food Standards Agency lists about 3 schools and colleges with registered kitchens within a mile and a half or so. Just call 0345 646 2711 or drop us a line with your term dates and we’ll plan around them.
Which fire authority looks after Woodlands?
Kent Fire and Rescue Service is the fire and rescue service for Woodlands. If a fire safety officer audits the building, they may ask for the latest damper test records.
Do you carry out smoke damper testing?
Yes, as well as drop testing fire dampers. Smoke and fire dampers are reported together, so you have one record.
How much notice should we give?
The more notice, the better, especially for out-of-hours work. Quotes normally come back within one working day, and emergencies are covered by our 24/7 line.
Is there a survey before the work?
Yes. Photos often do the job, while bigger or harder-to-see systems are surveyed on site.
Can you set up regular visits?
Yes, of course. Tell us what you have and how it’s used, and we will suggest a schedule and quote for it.
What accreditations do you have?
We’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we are fully insured.
Can you test out of hours?
Yes, we plan around how the building is used. We can work evenings, overnight or at weekends where daytime access is difficult.
What the work involves, part by part
Fusible link fire dampers
Most fire dampers are held open by a fusible link. When the link reaches its set temperature it melts, and the blade drops to close the duct. Testing means dropping the blade, checking the full close and resetting it.
Smoke dampers
Testing smoke dampers sometimes needs input from whoever looks after the control system. We agree the arrangements with you in advance.
What else we do in Woodlands
How the visit works
We start by comparing what we find with the survey or your photos. Anything unexpected is raised with you before we go further. From there, it takes a morning or an afternoon for a small number of dampers, longer where there are many. Somewhere as small as Woodlands, the date and timings are agreed with you well before the day.
- We go through the damper schedule and any previous faults.
- Each damper is found and checked for access.
- Fire dampers are drop tested, and smoke dampers are tested through their controls.
- Dampers that pass are reset, and failures are logged with what we found.
- We report the results and offer remedials on failed dampers.
Getting ready for the visit
- Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas
- Let us know about parking and loading
- Move anything stored near the system
How to get a quote
There’s no standard price list, because every site is different. We look at your system first, from photos or on a visit, and then send you a fixed quote. To start, ring 0345 646 2711 or use the quote form.
Advice
Do you need fire damper testing in Woodlands?
Over time, dust builds up on the blade, the runners and the spring. Where the duct carries grease or cooking vapour, grease coats them too, and either one can hold the blade part-open.
Any of these means the system needs a check-up:
- Dirty dampers that may not close
- Smoke dampers that need testing through their controls
- Missing or out-of-date damper records
- Rusted damper blades and springs
Healthcare buildings such as Sevenoaks Hospital (about 3.3 miles south-west) rely on fire compartments, and the dampers in them need testing at least annually.
Before you book anyone

- Whether the whole system is included, or only the parts that are easy to reach
- When the next visit should be, and why
- Proof of insurance
