What the work involves, part by part

Many AHUs sit on roofs or in plant rooms with limited access. Access is planned during the survey so the quote reflects it.
About our AHU cleaning in Woodlands
The fan pushes every bit of air in the system, so dirt on the impeller and housing gets spread around. Fan, housing and the surrounding panels are cleaned as part of the job, once the unit has been shut down and isolated. If you’re dealing with intake sections clogged with outdoor debris and stale or musty smells from the ventilation, we can help, from internal panels, filter sections and heating and cooling coils onwards.
Somewhere as small as Woodlands, ducted ventilation is usually limited to a school, a care home, a surgery or a converted business building, wherever there is one, but where it’s fitted, it needs the same inspection and cleaning as anywhere.
Duct Doctor has been trading since 2009, and we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we carry full insurance.

What happens on the day
On the day, we arrive at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Equipment that has to be off is switched off and allowed to cool before we start, and the area around the work is covered and protected. On site, it takes a single shift for a typical unit, longer for large or heavily soiled ones. If you can send pictures, we can arrive in Woodlands knowing what to expect.
- The survey covers the unit, its access and how it can be shut down.
- We sheet the area and the unit is isolated.
- Each section is cleaned of dust, debris and slime.
- Coils and trays are cleaned and the condensate drain cleared.
- The unit is closed up and handed back, with a report to follow.
Getting ready for the visit
- Agree a time when the area can be out of use
- Let us know how we reach the system, including roofs, risers and plant rooms
- Make sure someone can let us in and lock up afterwards

What a clean will not put right
In fairness, there are a few things this work won’t fix:
- Ductwork downstream of the unit, which is a separate clean
- Mechanical faults with motors, belts or bearings
- Building management system faults
Not sure which it is? You can ring 0345 646 2711 or email us and we will tell you honestly before booking.

Fixed quotes for AHU cleaning in Woodlands
We quote each job individually. These are the things that affect it:
- How many systems or sites are involved
- How easy every part is to reach
- One-off work versus a regular cycle
- Parking and loading at the site
Working hours, access and the scale of the site all affect the cost. Each of those is built into the quote, and the price is fixed before any work starts.
What to send for a quote
To speed up the quote, please include:
- Where the site is and what kind of site it is
- Any symptoms, from odd noises to smells or leaks
- Your last certificate, test record or report
- Photos showing the whole system and its surroundings
Getting a quote does not take long. Send a few details and photos, and we usually reply with a fixed quote within one working day. If we need to see the system first, we book a survey around your hours.

Woodlands questions
Do you cover smaller places like Woodlands?
Yes, smaller places are covered as well as towns. Let us know about access, parking and anything unusual about getting there when you book.
Do you work overnight in Woodlands?
Yes, we can come after you close and finish before you open. Your customers, staff or residents in Woodlands needn’t be disturbed. When you phone us on 0345 646 2711, or email photos, mention when the site is quiet.
Do you have insurance?
Yes. Full insurance covers our work and have been trading since 2009.
Where does the waste go?
We contain it and take it with us. Grease, debris and waste water are collected as the work goes on rather than letting it spread.
Is a quote from pictures possible?
Yes, if we can see what we need. Otherwise, we book a survey at a time that suits the site, and the quote follows that.
How often should an air handling unit be cleaned?
TR19® Air takes a risk-based approach, so it depends on inspection rather than a fixed interval. We recommend a next date in each report.
What is TR19?
It’s the industry benchmark for cleaning ventilation and kitchen extract systems, written by BESA. It covers how systems are inspected, cleaned and checked, and it takes a risk-based approach.
How much does AHU cleaning cost in Woodlands?
Every site is different, so each gets its own fixed quote. For a quote, ring 0345 646 2711 or email us and tell us about the site and its opening hours.
Between visits
Here’s the after-treatment advice, short and simple:
- Check the drain tray is emptying during routine visits
- File each AHU report in the maintenance log
- Keep filter changes on time and recorded
- Clear leaves and litter away from the intake
The report suggests a date for the next inspection or clean, taking into account how dirty it was. TR19® Air is risk-based, so the interval depends on the unit and how the building is used.
Make sure access doors and panels on the unit open easily. Sections that are awkward to open are the ones that get skipped.
In-house cleaning or a specialist?
Keep a record of what your team does. A simple log of filter washes, wipe-downs and checks helps show that the system is managed between specialist visits, next to our reports.
A few tasks are always specialist work: entering ducts, working on fans, testing dampers and taking grease readings need training, the right equipment and safe access. Leave those to us.
Landlords, agents and facilities managers
Records are where multi-site compliance often slips. Every visit ends with a dated report and photos, so you can show an insurer or inspector what was done at each site.
For anyone managing more than one site, we can plan visits across the whole estate and price them together. Every building has its own written report, so records stay tidy.
