Fire damper testing in Twyford

How we price fire damper testing

We quote each job individually. This is what makes a difference:

  • A single visit or a regular plan
  • The scale of the work
  • The condition of the system
  • Site requirements such as sign-in and permits

Several systems or sites on one quote often makes better use of the time. Mention every system or site you need covered and we will price it together.

Helping us quote

To speed up the quote, please include:

  • Detail shots of panels, filters and grilles
  • A few general shots of the system
  • Where the site is and what kind of site it is
  • The roof, plant room or outside wall the system runs to

Photos are the quickest way to a quote: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Add the site type and your opening hours, and many jobs can be priced from that alone.

Fire damper testing in Twyford, done properly

In a fire, ductwork can act as a shortcut for flame and smoke from one part of a building to the next. That depends entirely on the blade closing all the way. Regular drop testing is how that gets checked in each part of the building. If you’re dealing with dirty dampers that may not close and buildings with no damper register, we can help, from motorised smoke dampers, offices and schools and riser dampers onwards.

Buildings around Twyford may have just a handful of dampers, but each one still needs drop testing at least once a year, with a record of every result.

Nothing is signed off by word of mouth: a written report, dated and illustrated with pictures, plus a certificate through the BESCA Vent Hygiene Elite portal when the work is a TR19® Grease clean. Any parts we couldn’t reach are recorded on it too.

Fire damper testing in Twyford: local notes

The FSA’s food hygiene register lists about 4 schools, colleges and universities and about 7 hospitals, care homes and childcare premises with registered kitchens or food service within about 1.5 miles of central Twyford. If any of them has ducted ventilation, its dampers need an annual drop test at least. For Twyford, the closest hospital is Royal Berkshire Hospital, roughly 4.5 miles south-west. Healthcare buildings rely on fire compartments to protect people who cannot easily move, and dampers keep those compartments sealed. The fire and rescue service for Twyford is Royal Berkshire Fire and Rescue Service. Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and keeping dampers working is part of the responsible person’s duty.

If you manage offices, shops or flats near Twyford station, the ductwork in them may pass through fire-resisting walls and floors, and any dampers need testing at least once a year. Royal Berkshire Hospital, about 4.5 miles south-west of Twyford, is the kind of building where dampers protect every compartment; smaller care sites need the same annual tests. If you manage a school site such as Polehampton Church of England Infant School, any fire dampers can be tested in the holidays.

Twyford: your questions answered

Which fire and rescue service is responsible for Twyford?

That is Royal Berkshire Fire and Rescue Service. A report listing every damper, its location and its result is the easiest way to show the dampers are maintained.

Can the work in Twyford be done at night or at weekends?

Yes, nights and weekends are routine for us. That way a site in Twyford doesn’t have to lose a day’s trading. Tell us your opening hours when you ask for a quote.

Can you look after several sites?

Yes. You deal with one contact for every site across London and the South East, and visits can be set on a regular cycle.

How much time does a damper test visit need?

As a guide, it takes a few hours for a single floor, with bigger buildings phased over more than one visit. It comes down mainly to how many dampers there are and how easy they are to get to.

Can you price the work without visiting?

In many cases, yes. Photos of the system and the access, plus your opening hours and last report, are often enough. Where we cannot see enough, we arrange a survey.

Can you come out in an emergency?

Yes, any time. For anything urgent, such as a fan failure or damage after a fire, ring the 24/7 line, and we’ll advise on what to do next.

What if a damper has no access panel?

It goes on the report as inaccessible, with the reason. Access panels can be installed so it’s tested on the next visit.

Do you have insurance?

Yes, we’re fully insured. CHAS and SafeContractor accreditation sit alongside it, for sites that check contractor safety.

What happens if it’s left?

If a damper cannot close, the wall it sits in has a hole in it during a fire. Everything else about the compartment can be right and the duct still lets it down. It’s far better to find that out on a test than in a fire. A site near Twyford that has to close at short notice is hard to cover for.

One small site or a whole estate, we price it on the same basis: the work involved, the access and the timing. You’ll have a fixed price before work begins.

Why us?

  • Work around your opening hours, with 24/7 emergency cover
  • Survey first, then a fixed quote

Honest limits

Fire damper testing cannot fix everything, and we’d rather say so up front. It will not put right:

  • Approving the building’s fire strategy
  • Missing dampers that a designer needs to specify
  • Gaps in the wall or floor around the damper

Not sure which it is? You can phone us on 0345 646 2711 or email us and we will tell you honestly before booking.

What the work covers

  • Hospitals and care homes
  • Riser dampers
  • Fusible link fire dampers
  • Offices and schools
  • Wall and floor dampers
  • Motorised smoke dampers

How the visit works

When we arrive, we check the system against the survey or the photos you sent. Anything unexpected is raised with you before we go further. After that, the work takes anything from a couple of hours for a handful of dampers to a full day for a large building. Everything the job in Twyford needs is worked out beforehand, from the survey.

  1. Before the visit, we agree access, timings and any areas with restrictions.
  2. Ceiling tiles and hatches are opened and each damper’s access panel removed.
  3. We release each blade and check it shuts all the way.
  4. The damper is reset and its condition noted.
  5. Panels and tiles go back, and the results are written up.

Before we arrive

  • Mention any locked doors, roof access or ceiling voids
  • Clear the space around the work
  • Make sure someone can let us in and lock up afterwards

Getting a quote

Getting a quote does not take long. Send a few details and pictures, and we typically reply with a fixed quote within one working day. Where a survey is needed, we arrange a time that suits the site.

Advice

Between visits

No system stays clean for ever, but care slows the build-up. Our tips:

  • Keep an eye out for damp around dampers
  • Keep ceiling hatches and duct panels easy to open
  • Keep cables and fixings away from damper blades
  • Tell contractors where dampers are before they start work

Pass the report to whoever keeps your fire risk assessment up to date so their assessment matches what was found. Faults on the report are worth closing off quickly.

A simple register of every damper helps a great deal: location, type, last test date and result. It means nothing gets forgotten when staff or contractors change.

What staff can safely do

Keep a record of what your team does. A dated log of in-house cleaning and checks helps show that the system is managed between specialist visits, next to our reports.

When your team notices a problem between visits, like drips, unusual noise, smells or damaged filters, they should report it rather than try to fix it. We will take a look and give you a fixed quote.

Different parts, different methods

Offices and retail

Multi-let buildings may have dampers inside tenant areas. We agree access with the managing agent before the visit.

Access panels

Testing depends on getting to the damper. Most need an access panel in the duct and a hatch in the ceiling or wall.
