What your team can do, and what needs us
Logging matters as much as cleaning. A simple log of filter washes, wipe-downs and checks shows an inspector that the system is looked after between visits, next to our reports.
For ventilation and air handling systems, in-house care is mostly about checks: keeping grilles clear, noting unusual noise or smells and logging filter changes. Cleaning inside ducts and units is specialist work.
Fire damper testing in Three Bridges, done properly
BESA guidance is that fire dampers should be tested by a competent person when they’re installed and at least annually after that. For spring-operated types, annual testing is the minimum. Our job is to do the testing and hand you the paperwork that shows it. If you are dealing with fire dampers with no recent test record and buildings with no damper register, we can help.
In smaller places like Three Bridges, dampers are often in the ductwork serving kitchens, plant rooms and escape routes. We plan the work around the people using the building.
The paperwork matters as much as the work. Each visit is written up with photos, covering the work done, any areas we couldn’t access and a recommended next date. Keep it with your fire safety records so it’s ready for an insurer, fire officer or EHO.

FAQs for Three Bridges
Do you cover smaller places like Three Bridges?
Yes. Three Bridges is within the area we cover across London and the South East. A survey first, from pictures or a visit, means we arrive with the right kit.
Can you come to Three Bridges after we close?
Yes, evening, overnight and weekend work is normal for us. The site is handed back ready to open. Tell us your opening hours when you ask for a quote.
What should I send you?
Just the basics: where it is, what kind of site, when it’s open and the access. Photos and any previous paperwork make it quicker. After that, simply give us a ring on 0345 646 2711 or drop us a line.
How often should fire dampers be tested?
BESA’s guidance is a test on installation and at least once a year after that. Your fire risk assessment may call for some dampers to be tested more often.
What happens if a damper fails its test?
We note the failure and what we found. A repair or a replacement can follow as a remedial job with a fresh test at the end.
Do you offer maintenance contracts?
Yes. Scheduled maintenance plans are part of what we do, set at the interval the system needs. Each report recommends when the next visit should be.
Are you fully insured?
Yes. Duct Doctor is fully insured, and we can share the details when you need them.
Whose job is it to make sure fire dampers are tested?
Under the Fire Safety Order 2005, it’s the responsible person, such as the employer, owner, landlord or managing agent. They must keep fire safety measures, including dampers, in working order.

What we are called out for in Three Bridges
Corrosion is another common cause of failure. Water leaks, condensation and damp plant areas attack the casing, blade and spring, so a damper can seize without anyone noticing.
Keep an eye out for any of the following:
- Rusted damper blades and springs
- Missing or out-of-date damper records
- Dampers overdue for their annual drop test
- Dampers hidden with no access panel or hatch
Historic houses near Three Bridges, with Gravetye Manor about 4.9 miles south-east, are a reminder that older buildings can hold dampers in unexpected places.
Questions to ask before you book
- Whether the whole system is included, or only the parts that are easy to reach
- How they set the interval to the next visit
- Whether a written report and pictures are included
- Whether a survey comes first
Looking after it afterwards
Results last longer with the right care. Here’s what we suggest:
- Keep to at least yearly testing
- Update the register when ductwork changes
- Warn anyone working in ceiling voids about the dampers
- Act on failed dampers rather than leaving them on file
When we finish, we send a report covering every damper on the visit, with where it is and whether it passed. Keep it with the building’s fire safety records so it’s ready when your assessor or insurer asks.
Keep a damper register: where each damper is, what kind it is and when it was last tested. It stops dampers getting lost as the building changes.
Different parts, different methods
Ceiling voids and risers
Plant rooms and risers can be damp, which leads to corrosion. Signs of corrosion or water are recorded so the cause can be tackled.
Schools, hospitals and care homes
Where residents can’t easily get out, holding fire and smoke back matters even more. Annual damper testing is part of keeping that in place.
What affects the quote in Three Bridges
You will get a fixed price before any work starts. It’s based on:
- How big the system is
- Travel, parking and unloading
- Any permits to work or inductions
- The times the site is available
Whatever the type of site, the quote works the same way: how much there is, how we reach it, what state it’s in and when we can work. Call for a fixed quote and we will go through it with you.
What we need to know
You do not need the technical terms. It helps if you can send:
- Your opening hours and when the area is out of use
- A few general shots of the system
- The site address and the type of premises
- How we’d reach plant on a roof or in a plant room
Need a price for fire damper testing? Please give us a ring on 0345 646 2711 or send us an email with a few details about the site. We’ll explain what we’d do and send a fixed quote before you commit to anything.
What we do, step by step
We’re used to working while the site is closed. Evenings, nights and weekends are when much of our work happens, so a kitchen or building can carry on as usual the next day. The visit itself takes a couple of hours for a few dampers, and a day or more across a big site. Because the survey comes first, a visit to Three Bridges can normally be finished without a second trip.
- We gather what’s known about the dampers, from drawings, registers or past reports.
- We find every damper and open it up through the access panel.
- Fire dampers are drop tested and smoke dampers are run through their controls.
- We reset every damper that passes and check it’s left open.
- The results go into a report, with failed dampers and remedials listed.
Preparing for the visit
- Clear loose items from the work area
- Name a contact who can let us in at the agreed time
- Mention any locked doors, roof access or ceiling voids
Getting a quote
Some systems can be priced from pictures; others need a survey. Big or complicated sites, and systems that are hard to see in photos, get a survey first. Either way, you get a fixed price before any work starts.

Multi-site operators often want one contractor and one number. We work across London and the South East, so visits at different addresses can be planned together and kept to a regular schedule.
