How we handle fire damper testing in River

The idea behind drop testing is straightforward: we release the blade, watch it close fully, then reset it. We test dampers for sites in River and the rest of West Sussex, logging each one so the record builds year on year. We are often asked to deal with fire dampers that haven’t been tested for over a year and motorised smoke dampers due for testing, on fusible link fire dampers, riser dampers and motorised smoke dampers.

Rural buildings that have been converted or extended can have ducts passing through fire-resisting walls, and the dampers in them are easily forgotten. The first visit starts by locating each damper.

Nothing is signed off by word of mouth: a dated report with pictures of the work, plus a certificate through the BESCA Vent Hygiene Elite portal when the work is a TR19® Grease clean. It shows what was done and what, if anything, couldn’t be reached.

Signs you need fire damper testing in River

Over the life of a building, owners, tenants and contractors come and go, and the damper records don’t always go with them. With no register, it’s hard to say how many dampers exist, let alone when they were tested.

Any of these means the system needs a check-up:

  • Dampers that can’t be reached without an access panel
  • Missing or out-of-date damper records
  • Motorised smoke dampers due for testing
  • Dampers flagged on a fire risk assessment

Historic houses near River, with Petworth House about 2.4 miles east, are a reminder that older buildings can hold dampers in unexpected places.

  • Whether the figure could change on the day

What your team can do, and what needs us

In-house cleaning and specialist cleaning do different jobs. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but grease that has passed the filters is out of reach. That part needs specialist access and equipment.

Away from the kitchen, the in-house job is mainly checking: clear grilles, a log of filter changes and reporting anything odd. Cleaning inside ducts and units is specialist work.

River buildings and fire safety

River is about 42 miles from central London, well within the area we cover across London and the South East. We work evenings, overnight and at weekends, so the visit fits around the site. Fire safety in River falls to West Sussex Fire and Rescue Service. Its fire safety officers enforce the Fire Safety Order in most non-domestic buildings, and that covers fire safety systems such as dampers.

Healthcare buildings such as Midhurst Community Hospital (about 3.2 miles west) rely on fire compartments, and the dampers in them need testing at least annually.

River is about 12 miles east of Petersfield, in West Sussex. Whether your site is in the middle of River or further out, we cover fire damper testing for every kind of premises, from small sites to large estates. Our West Sussex coverage runs to 371 places, and River is one of them. Guildford is in our area too, around 17 miles away.

Work in GU28 follows the same survey, fixed quote and written report as everywhere else we cover. If your site is just outside River, we cover Upperton (1 mile east), Selham (2 miles south), Tillington (2 miles south-east), South Ambersham (2 miles south-west) and Hampers Green (2 miles east). Further out, we also cover Bognor Regis (14 miles south), Chichester (12 miles south-west), Littlehampton (14 miles south-east), Rustington (15 miles south-east), Storrington (11 miles south-east) and Billingshurst (9 miles east).

For landlords and multi-site operators

Records are where multi-site compliance often slips. Each visit produces a dated report with photos, so you can show an insurer or inspector what was done at each site.

From a single site to a large estate, the standard is the same: a survey first, a fixed quote, the work timed around the site and a report with photos.

How it works

A visit follows the same order every time: sheeting and protection first, make the system safe, carry out the fire damper testing, tidy up and leave you the report. The visit itself takes a morning or an afternoon for a small number of dampers, longer where there are many. A quick note on how to find the site and where to park makes a visit to River run smoothly.

  1. Before the visit, we agree access, timings and any areas with restrictions.
  2. We open up ceilings and hatches and take off each access panel.
  3. We release each blade and check it shuts all the way.
  4. The damper is reset and its condition noted.
  5. We close everything up and send the results in a report.

How to prepare

Why it’s worth doing now in River

Faults found early are often simpler to put right. Years of corrosion and dirt can mean the whole damper needs replacing instead. Equipment tucked in a roof space or outbuilding near River rarely gets looked at unless someone books it.

When the work has to happen, how we reach it and how big the site is all affect the cost. We take each of them into account and give you a fixed price before any work starts.

Why us?

  • A written report with photos after every visit

What fire damper testing cannot fix

Fire damper testing can’t fix everything, and we’ll tell you before we start. It does not solve:

  • Gaps in the wall or floor around the damper
  • Sign-off of the whole building’s fire safety
  • Fire risk assessments, which need a fire risk assessor

If you are not sure, just call 0345 646 2711, or email photos and we will give you a straight answer.

Where we work

  • Hospitals and care homes
  • Fusible link fire dampers
  • Motorised smoke dampers
  • Riser dampers
  • Offices and schools
  • Wall and floor dampers

Different parts, different methods

Fusible link fire dampers

For dampers closed by a spring, BESA guidance is annual testing as a minimum. A weak spring or a sticking blade shows up when the damper is dropped.

Schools, hospitals and care homes

In schools and colleges, testing fits well into holidays and weekends, when ceilings can be opened without disturbing lessons.

Common questions in River

Do you work in villages like River?

Yes. River is within the area we cover across London and the South East. The journey is planned ahead, so a few details about the route help.

Do you work overnight in River?

Yes, evening, overnight and weekend work is normal for us. That way a site in River doesn’t have to lose a day’s trading. When you phone us on 0345 646 2711 or drop us a line, mention when the site is quiet.

What happens to the waste?

Waste is contained during the work and removed when we leave, from grease and debris to used cleaning water. We don’t leave it behind.

What does TR19 mean?

TR19® is the BESA specification for keeping ventilation systems clean. TR19® Grease, a standalone specification since 2019, covers grease in kitchen extract systems, and TR19® Air covers general supply and extract systems.

What happens to dampers you can’t get to?

Any damper we can’t reach is listed on the report so nothing is quietly missed. Fitting an access panel is the usual fix, and we can quote to fit one.

What if parts of the system cannot be reached?

We never leave them off the paperwork. You’ll know exactly which parts weren’t reached and why, and we can quote to improve the access.

How much does fire damper testing cost in River?

We do not publish prices, because the cost depends on the job: the size of the system, its condition, access and when we can work. You get a fixed price before any work starts.

Can one contract cover all our sites?

Yes. You deal with one contact for every site across London and the South East, and visits can be set on a regular cycle.
