Fire damper testing near Old Ford

About our fire damper testing in Old Ford

For every damper, we record where it is, whether it passed and the state it’s in. Passes are reset and left ready to work, while failures are flagged with what we found. That record belongs with the building’s fire safety paperwork. Common call-outs are for dirty dampers that may not close and missing or out-of-date damper records, across hospitals and care homes, riser dampers and offices and schools.

London’s offices, hotels, hospitals and blocks of flats are full of ductwork crossing fire-resisting walls and floors. In a larger building in Old Ford, that can mean dampers on every floor, many of them above ceilings or in risers.

We are CHAS and SafeContractor accredited, we hold ISO 9001 and we’re fully insured. On top of that, we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

What fire damper testing cannot fix

We will always give you a straight diagnosis, so here’s what fire damper testing will not do:

  • Signing off a building’s overall fire safety
  • Fire-stopping gaps around the duct where it passes through the wall
  • Control wiring problems outside the damper itself

If in doubt, give us a ring on 0345 646 2711, or send details by email and we will say what we think before booking.

Parts of the system we cover

  • Offices and schools
  • Fusible link fire dampers
  • Riser dampers
  • Hospitals and care homes
  • Motorised smoke dampers
  • Wall and floor dampers

How the visit works

There are three stages on the day: getting the area ready, doing the work and signing it off. Getting ready means protecting surfaces and switching off what needs to be off, while signing off means the written report and pictures. The middle part takes longest, which takes a few hours for a single floor, with bigger buildings phased over more than one visit. In a London area like Old Ford, parking, loading and building access are planned before the day of the work.

  1. First we check the schedule and the last set of results.
  2. Each damper is found and checked for access.
  3. Fire dampers are drop tested, and smoke dampers are tested through their controls.
  4. Passes are reset and any failures recorded with the reason.
  5. We report the results and offer remedials on failed dampers.

Before we arrive

  • Mention any locked doors, roof access or ceiling voids
  • Dig out any earlier paperwork for the system
  • Make sure equipment near the work can be switched off and left to cool

Multi-site and managed buildings

Multi-site operators often want one contractor and one number. We work across London and the South East, so visits at different addresses can be planned together and kept on a regular cycle.

We regularly work with managing agents. Send the address, what’s needed and how access works, and we will send a fixed quote.

Common questions in Old Ford

Which fire authority looks after Old Ford?

That’s London Fire Brigade. A report listing every damper, its location and its result is the easiest way to show the dampers are maintained.

Can a school’s dampers in Old Ford be tested out of term time?

Yes. Half-terms and the summer break are the natural time for school work. Around Old Ford, the Food Standards Agency lists about 61 schools and colleges with registered kitchens within a mile and a half or so. Booking early in the term gives the best choice of holiday dates.

How much does fire damper testing cost?

Every site is different, so each gets its own fixed quote. For a quote, call 0345 646 2711 or drop us a line and tell us about the site and its opening hours.

Will we have to shut during the visit?

Normally not. Out-of-hours visits keep the disruption down. Larger jobs can be phased over several visits to keep things running.

Who has the duty to keep fire dampers working?

It’s the responsible person, under the Fire Safety Order 2005. Annual testing by a competent person, with written records, is a practical way to show the duty is being met.

Is Old Ford in your area?

Yes. Our technicians work in Old Ford, within the South East and London area we cover.

How much time does a damper test visit need?

It takes anything from a couple of hours for a handful of dampers to a full day for a large building. How easily we can reach the dampers makes the most difference, so we will confirm the time when we quote.

Who is the responsible person?

The law calls them the responsible person. It’s normally the employer, or whoever controls the building, and where several people have control, each can have duties. If you are not sure, check your lease and fire risk assessment.

Part by part

Offices and retail

Offices and shops often have dampers above ceilings that are rarely opened. We can test in the evening, overnight or at weekends so the space stays open.

Fusible link fire dampers

A damaged or painted link can stop a damper doing its job. We check its condition during the test and note anything that is not right.

Staff cleaning versus specialist work

Some jobs should never be done in-house: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease call for the right kit, training and safe access. Leave those to us.

For ventilation and air handling systems, in-house care is mostly about checks: keeping grilles clear, noting unusual noise or smells and logging filter changes. Cleaning inside ducts and units is specialist work.

What affects the quote in Old Ford

Your quote is based on your site. We take into account:

  • Any permits to work or inductions
  • Travel, parking and unloading
  • How big the system is
  • The condition of the system

When the work has to happen, how we reach it and how big the site is all affect the cost. Each of those is built into the quote, and the price is fixed before work begins.

Asking for a quote

To help us quote quickly, send us:

  • A few general shots of the system
  • Problems your staff have spotted
  • The site address and the type of premises
  • Any previous report or certificate

There’s no standard price list, because every site is different. Instead, we look at your site first, from pictures or a survey, and then give you a fixed quote. To get going, give us a ring on 0345 646 2711 or drop us a line.

Signs you need fire damper testing in Old Ford

Building work often happens right next to dampers. Cables get run through them, links get knocked and blades get wedged open, and any of those can stop a damper closing.

Look out for any of the following:

  • Dampers that stick or won’t close fully
  • Corroded dampers in damp risers and plant rooms
  • Fire dampers nobody can get to
  • Dampers clogged with dust or grease

If you manage a care home or clinic near Old Ford, the testing that a hospital like St Clement's Hospital (about 0.7 miles south-west) relies on applies to your dampers too.
