Fire damper testing in Ockham, done properly

Fire dampers sit inside ductwork where it passes through a fire-resisting wall or floor. Most are held open by a fusible link that melts at a set temperature, letting the blade drop and close the duct. Drop testing proves that this still happens, and we record the result for every damper we test. The work covers motorised smoke dampers, hospitals and care homes and fusible link fire dampers, and the jobs we see most are corroded dampers in damp risers and plant rooms and dampers that can’t be reached without an access panel.

In a village or hamlet like Ockham, there may be only a few buildings with fire dampers. Wherever there are dampers, each one needs testing at least annually.

We are CHAS and SafeContractor accredited, we hold ISO 9001 and we are fully insured. We’re also a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we have been trading since 2009.

What we do, step by step

We are used to working while the site is closed. Evenings, nights and weekends are when much of our work happens, so a kitchen or building can carry on as usual the next day. On site, the work takes a few hours for a single floor, with bigger buildings phased over more than one visit. In a small place like Ockham, the journey is planned ahead and the visit arranged around the site’s hours.

  1. We plan access and timing with you first, including any out-of-hours work.
  2. We open up ceilings and hatches and take off each access panel.
  3. We release each blade and check it shuts all the way.
  4. We reset it and record any dirt, corrosion or damage.
  5. Panels and tiles go back, and the results are written up.

Before we arrive

  • Agree a time when the area can be out of use
  • Let us know how we reach the system, including roofs, risers and plant rooms
  • Mention any parking or loading restrictions

Ockham is covered by Surrey Fire and Rescue Service. Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and keeping dampers working is part of the responsible person’s duty.

School buildings such as Ripley Court School are usually tested in the holidays, wherever they have dampers. Historic buildings that have had ventilation added later can hide dampers in awkward places; Byfleet Manor, about 2.3 miles north, is one of the historic houses in the area around Ockham.

Part by part

Fusible link fire dampers

Spring-operated fire dampers need testing at least once a year. A weak spring or a sticking blade shows up when the damper is dropped.

Access panels

Over time, hatches and panels get covered up. Letting us know where they are speeds the visit up.

Aftercare tips

After the visit, a few habits help the work last:

  • Keep cables and fixings away from damper blades
  • Act on failed dampers rather than leaving them on file
  • Brief other trades about dampers in ceilings and risers
  • Make sure access panels stay clear and usable

Pass the report to whoever keeps your fire risk assessment up to date so their assessment matches what was found. Faults on the report are worth closing off quickly.

Good access is half the battle. If a damper has no access panel, have one fitted before the next test.

What staff can safely do

Staff cleaning does not replace a specialist visit; it supports it. Clean filters and tidy surfaces slow the build-up, but hidden parts of the system still need specialist attention.

Staff cleaning and specialist work aren’t the same thing. Wiping filters daily and washing them weekly keeps the visible parts in order, but grease that has passed the filters is out of reach. Reaching it takes a specialist with the right equipment.

Questions from Ockham

Can you test school fire dampers in Ockham out of term?

Yes, holiday work suits schools best. With about 2 schools and colleges on the FSA’s register within roughly a mile and a half of Ockham, it pays to plan holiday dates ahead. Tell us your holiday dates and we’ll book the visit for when the site is empty.

Will you come out to Ockham?

Yes, Ockham is part of our area, however small the site. The journey is planned ahead, so a few details about the route help.

Do we lose a day’s trading?

Not typically. The area we are working in has to be out of use while we are there, so we book a time when it would be closed anyway.

Who is responsible for fire safety on the premises?

It depends on the building. Under the Fire Safety Order 2005, it’s the responsible person, which may be the employer, owner, landlord, facilities manager or managing agent.

Whose job is it to make sure fire dampers are tested?

The Regulatory Reform (Fire Safety) Order 2005 puts it on the responsible person. Testing at least yearly and keeping the reports is how they can show it’s being done.

What does TR19 mean?

TR19® is BESA’s specification for ventilation hygiene. TR19® Grease, a standalone specification since 2019, covers grease in kitchen extract systems, while TR19® Air covers other supply and extract ductwork.

What happens if a damper fails its test?

The failure goes on the report, along with what caused it, whether that’s a stuck blade, rust or a damaged link. We offer remedials to repair or replace it, and it’s tested again once the work is done.

Which kinds of sites do you work on?

Commercial premises of every kind: kitchens, offices, schools, healthcare, retail, leisure and food production. Work is timed around how each site runs.

Do you need fire damper testing in Ockham?

Over time, dust builds up on the blade, the runners and the spring. Where the duct carries grease or cooking vapour, grease coats them too, and either can stop the blade dropping fully.

It’s time to book a visit if you see:

  • Fire dampers that fail to drop shut
  • Dirty dampers that may not close
  • Buildings with no damper register
  • Dampers hidden with no access panel or hatch

Hospitals such as Woking Community Hospital, about 4.4 miles west, are a good example of buildings with dampers on many floors; if you manage a clinic, surgery or care home near Ockham, the same annual testing applies.

Our hiring checklist

What affects the cost of fire damper testing

A fixed price needs a few facts first. We look at:

  • How easy every part is to reach
  • The number of sites or systems
  • How big the system is
  • Site requirements such as sign-in and permits

The cost depends on how big the system is, the condition it’s in and access to every part of it. You get a fixed price before we start, so you know where you stand.

Asking for a quote

To speed up the quote, please include:

  • Close-ups of filters, grilles, hatches or access panels
  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • The postcode and the type of business
  • The times we could work without disrupting the site

Here’s what helps us quote: where the site is, what it is and its opening hours, a few photos and the last certificate or report, if there is one. Then ring 0345 646 2711 or send us an email.

What fire damper testing can’t fix

We won’t sell you work that does not address the problem, so here are the limits:

  • Approving the building’s fire strategy
  • Ductwork crossing a fire wall with no damper fitted
  • Control wiring problems outside the damper itself

Not sure which it is? You can ring 0345 646 2711 or email us and we’ll tell you honestly before you book.
