Fire damper testing in Mile Oak
Testing finds the dampers that won’t close. When one sticks, has a damaged link or is corroded, we report it and offer remedials, so the fault doesn’t just sit on a list. If you are dealing with smoke dampers with no recent test and blades that jam part-way when released, we can help, from offices and schools, fusible link fire dampers and hospitals and care homes onwards.
In a village or hamlet like Mile Oak, there may be only a few buildings with fire dampers. Wherever there are dampers, each one needs testing at least annually.
Think of the report as the system’s health record: a dated account with photos of everything we did. For TR19® Grease cleans, the certificate comes through the BESCA Vent Hygiene Elite portal and sits alongside the report.

Multi-site and managed buildings
Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, which may be the employer, owner, landlord, FM or managing agent. Where responsibility is shared, records matter even more.
Keeping records across a portfolio is half the battle. Each visit produces a dated report with photos, so you can show an insurer or inspector what was done at each site.
Your questions about fire damper testing in Mile Oak
Do you cover smaller places like Mile Oak?
Yes, smaller places are covered as well as towns. A survey first, from photos or a visit, means we arrive with the right kit.
Can the work in Mile Oak be done at night or at weekends?
Yes, evening, overnight and weekend work is normal for us. The site is handed back ready to open. Your opening times are the first thing we ask for.
What accreditations do you have?
We hold CHAS, SafeContractor and ISO 9001, and we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. The Vent Hygiene Elite scheme is run by BESCA and audited independently.
Which kinds of sites do you work on?
We work for restaurants, pubs, hotels, schools, colleges, hospitals, care homes, offices and shops, plus food production and leisure sites.
How long does fire damper testing take?
It takes a couple of hours for a few dampers, and a day or more across a big site. Access is the biggest factor, so we’ll confirm the time when we quote.
What does fire damper testing cost?
Every site is different, so each gets its own fixed quote. For a quote, phone us on 0345 646 2711 or send us an email with the site type, opening hours and a few photos.
Do you offer maintenance contracts?
Yes. Send details of the systems and how they’re used and we will propose a schedule with a fixed quote.
Can you look after several sites?
Yes. Tell us the addresses and what each needs and we’ll quote them together.
Why deal with it now?
When something goes wrong, people ask what checks were in place. A damper test log helps show the responsible person kept on top of things, and you can only produce records for tests that took place. Our emergency line runs 24/7, but a planned visit to Mile Oak is calmer for everyone.
What you pay depends on how big the system is, the condition it’s in and access to every part of it. We give you a fixed price before we start, so there are no surprises.

Signs you need fire damper testing in Mile Oak
Dampers are hidden above ceilings, inside risers and behind boxing. If there’s no hatch to reach them, they slip off everyone’s list, and anything nobody can get to goes untested.
Most sites get in touch after spotting something like this:
- Fire dampers that haven’t been tested for over a year
- Fire dampers nobody can get to
- Dampers that stick or won’t close fully
- Damper actions from a fire risk assessment
Tunbridge Wells Hospital, about 4.3 miles west of Mile Oak, is the kind of building where dampers protect every compartment; smaller care sites need the same annual tests.

Staff cleaning versus specialist work
Some jobs should never be done in-house: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease call for the right kit, training and safe access. Leave those to us.
Good housekeeping makes our visits easier, not unnecessary. Regular in-house cleaning slows the build-up, but the parts you cannot see still need a specialist at the right interval.
Honest limits
A few issues sit outside what this work can do:
- Fire-stopping gaps around the duct where it passes through the wall
- Sign-off of the whole building’s fire safety
- Ductwork crossing a fire wall with no damper fitted
If you are not sure, just call 0345 646 2711 or email us and we’ll give you a straight answer.
What the work covers
- Hospitals and care homes
- Wall and floor dampers
- Motorised smoke dampers
- Offices and schools
- Fusible link fire dampers
- Riser dampers
The process
The first job on site is protection: floors, worktops and anything near the work are covered. Then we make the system safe and start. It takes a morning or an afternoon for a small number of dampers, longer where there are many, and the area is cleaned down before we leave. Pictures of the system and its access let us plan the work in Mile Oak before we set off.
- We plan access and timing with you first, including any out-of-hours work.
- Ceiling tiles and hatches are opened and each damper’s access panel removed.
- The blade is released and watched to make sure it closes fully.
- We reset it and record any dirt, corrosion or damage.
- Panels and tiles go back, and the results are written up.
How to prepare
- Let us know about permits to work or site inductions
- Make sure someone can let us in and lock up afterwards
- Let us know when the site is closed or quiet
Getting a quote
Here’s what helps us quote: where the site is, what it is and its opening hours, a few pictures and any previous report or certificate. Once you have those, phone us on 0345 646 2711 or send us an email.

Keeping the system healthy
Simple habits between visits make a real difference. Our advice:
- Close off damper faults promptly
- Tell contractors where dampers are before they start work
- Keep ceiling hatches and duct panels easy to open
- Keep cables and fixings away from damper blades
Make sure trades working in ceilings and risers know where the dampers sit, and that they mustn’t tie, wedge or obstruct them. Anything they disturb should be checked again.
Clean ductwork means less dust and grease reaching the dampers. It makes sense to plan duct cleaning and damper testing together.
