Multi-site and managed buildings

From a single site to a large estate, the standard is the same: the system surveyed, the price fixed, the visit fitted around trading and everything written up afterwards.

Facilities teams in offices, schools and healthcare sites book us too across Kent. Work can be phased by floor, building or site to keep disruption down.

About our fire damper testing in Pearson's Green

Some dampers haven’t been tested since the day they went in. Ceilings get lowered, hatches get boarded over and paperwork goes astray. We locate and test the dampers we can reach and record the ones we cannot, so you can see exactly what still needs access. If you have dampers that stick or won’t close fully and corroded dampers in damp risers and plant rooms, we can put it right.

Somewhere as small as Pearson's Green, fire dampers are normally found in a school, a care home, a hotel or a converted building, wherever there is one. Each damper still needs testing at least once a year.

Our accreditations include CHAS, SafeContractor and ISO 9001, and we’re fully insured. We’re also a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we’ve been trading since 2009.

Questions from Pearson's Green

Can you work in Pearson's Green outside opening hours?

Yes, evening, overnight and weekend work is normal for us. The work in Pearson's Green can fit around your hours. Tell us your opening hours when you ask for a quote.

Who is the fire and rescue service for Pearson's Green?

That’s Kent Fire and Rescue Service. Keep each damper test report with the fire risk assessment and the building’s log book, ready to show.

How do you keep the site clean during the work?

We cover floors and nearby surfaces with sheeting before any work starts, and waste is contained as we go. Before we leave, we tidy up and clean down.

Do we lose a day’s trading?

Not normally. Visits are timed for when the area is closed, such as overnight or at a weekend, so you keep your normal hours.

How often should fire dampers be tested?

BESA’s guidance is a test on installation and at least once a year after that. Your fire risk assessment may call for some dampers to be tested more often.

Can you price the work without visiting?

Yes, for many jobs. Send wide shots, close-ups of any access panels and anything that worries you, and a fixed quote normally follows within one working day. If pictures aren’t enough, we’ll survey first.

Can you come out in an emergency?

Yes. For anything urgent, such as a fan failure or damage after a fire, ring the 24/7 line and we will talk you through the next steps.

What types of premises do you cover?

All kinds of commercial and public premises: kitchens, offices, schools, healthcare, retail, leisure and food production. We fit the work around how the site operates.

Common problems we fix in Pearson's Green

Rust is a frequent reason a damper won’t close. Water leaks, condensation and damp plant areas attack the casing, blade and spring, so a damper can seize without anyone noticing.

If you notice any of these, it’s worth a diagnosis:

  • Dampers that can’t be reached without an access panel
  • Dampers flagged on a fire risk assessment
  • Blades that jam part-way when released
  • Dampers affected by leaks or condensation

Healthcare buildings such as Tunbridge Wells Hospital (about 5.1 miles west) rely on fire compartments, and the dampers in them need testing at least annually.

How the job changes from site to site

Offices and retail

Each new fit-out brings a risk of damaged or covered dampers. Testing after a fit-out shows whether anything was disturbed.

Smoke dampers

Smoke dampers are motorised and run by a control system. Testing means operating them from the controls and check each blade travels fully.

What happens on the day

We turn up at the time agreed with you, which is often after service, overnight or at a weekend. Anything that needs to be off for the work is switched off and left to cool before work begins, and floors and nearby surfaces are sheeted. On site, it takes anything from a couple of hours for a handful of dampers to a full day for a large building. Somewhere as small as Pearson's Green, the date and timings are agreed with you well before the day.

  1. First we check the schedule and the last set of results.
  2. Each damper is found and checked for access.
  3. We test fire dampers by dropping them and smoke dampers by operating them through the controls.
  4. Passes are reset and any failures recorded with the reason.
  5. The report sets out the results, and we can quote to repair or replace failed dampers.

Preparing for the visit

  • Clear the space around the work
  • Find the previous report, if there is one
  • Make sure someone can let us in and lock up afterwards

Photos are enough for some jobs, while others need a look on site. Big or complicated sites, and systems that are hard to see in pictures, get a survey first. Either way, you get a fixed price before work begins.

When something else is needed

It’s worth knowing the limits before booking:

  • Control wiring problems outside the damper itself
  • Sign-off of the whole building’s fire safety
  • Fire risk assessments, which need a fire risk assessor

If you’re not sure, just call 0345 646 2711, or email photos and we will give you a straight answer.

Parts of the system we cover

  • Hospitals and care homes
  • Offices and schools
  • Motorised smoke dampers
  • Riser dampers
  • Fusible link fire dampers
  • Wall and floor dampers

What your team can do, and what needs us

Good housekeeping makes our visits easier, not unnecessary. Regular in-house cleaning slows the build-up, but the parts you can’t see still need a specialist at the right interval.

In-house cleaning and specialist cleaning do different jobs. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but grease that has passed the filters is out of reach. Reaching it takes a specialist with the right equipment.

Between visits

So the system stays in good health:

  • Get remedials done soon after a failed test
  • Brief other trades about dampers in ceilings and risers
  • Keep the damper register up to date after any building work
  • Keep an eye out for damp around dampers

Dampers we couldn’t reach are listed with the reason, such as no access panel or a blocked hatch. We can fit access panels so they can be tested next time.

Good access is half the battle. If a damper has no access panel, have one fitted before the next test.
