Fire damper testing in Castle Hill

Smoke dampers work differently from fire dampers. Smoke dampers are motorised and are opened and closed by a control system, so testing means running them through their controls and confirming every blade travels fully and comes back. The work covers motorised smoke dampers, wall and floor dampers and fusible link fire dampers, and common reasons people get in touch are blades that jam part-way when released and dampers affected by leaks or condensation.

Somewhere as small as Castle Hill, fire dampers are normally found in a school, a care home, a hotel or a converted building, wherever there is one. Each damper still needs testing at least once a year.

Think of the report as the system’s health record: a dated account with photos of everything we did. For TR19® Grease cleans, the certificate comes through the BESCA Vent Hygiene Elite portal and sits alongside the report.

What the work involves, part by part

Fusible link fire dampers

Most fire dampers are held open by a fusible link. When the link reaches its set temperature it melts, and the blade drops to close the duct. Testing means dropping the blade, checking the full close and resetting it.

Ceiling voids and risers

Damp plant areas are hard on dampers. Signs of corrosion or water are recorded so the cause can be tackled.

What staff can safely do

Logging matters as much as cleaning. A dated log of in-house cleaning and checks shows an inspector that the system is looked after between visits, next to our reports.

Good housekeeping makes our visits easier, not unnecessary. Regular in-house cleaning slows the build-up, but hidden parts of the system still need specialist attention.

How it works

Your staff do not need to do much on the day. A contact on site lets us in at the agreed time and points us to the system, and the rest is down to us. Afterwards, the area is left tidy and the written report follows. If the van will struggle with a lane or gateway near Castle Hill, let us know and we’ll plan around it.

  1. Before the visit, we agree access, timings and any areas with restrictions.
  2. Ceiling tiles and hatches are opened and each damper’s access panel removed.
  3. The blade is released and watched to make sure it closes fully.
  4. We reset it and record any dirt, corrosion or damage.
  5. We close everything up and send the results in a report.

Before we arrive

  • Clear the space around the work
  • Tell us the best time to work, such as after service or at a weekend
  • Arrange a key holder or contact on site

What affects the quote in Castle Hill

The quote reflects the site in front of us. We take into account:

  • The condition of the system
  • Travel, parking and unloading
  • A single visit or a regular plan
  • Access, including roofs, risers and ceiling voids

Whatever the type of site, the quote works the same way: how much there is, how we reach it, what state it’s in and when we can work. Ask for a fixed quote and we’ll explain each part.

Helping us quote

What to send for a quote:

  • Your opening hours and when the area is out of use
  • Photos showing the whole system and its surroundings
  • The paperwork from the last visit, if you have it
  • How we’d reach plant on a roof or in a plant room

We don’t publish a price list, because no two systems are the same. Instead, we look at your site first, from photos or a survey, and then give you a fixed quote. To get going, call us on 0345 646 2711 or use the quote form.

Fire damper testing in Castle Hill: local notes

Food Standards Agency data includes about 3 hospitals, care homes and childcare premises in and around Castle Hill, up to about a mile and a half out. Many buildings of this kind have ductwork through fire-resisting walls and floors, and the dampers at those points need testing at least annually. The fire and rescue service for Castle Hill is Kent Fire and Rescue Service. Healthcare buildings rely on fire compartments to protect people who can’t easily move, and dampers keep those compartments sealed.

Healthcare buildings such as Tunbridge Wells Hospital (about 4.7 miles west) rely on fire compartments, and the dampers in them need testing at least annually. Site managers at schools such as Brenchley and Matfield Church of England Primary School normally find the summer break the easiest time for ceiling work like damper testing.

A sticking blade caught on an annual test can be a small repair. Left for years, corrosion and build-up can turn it into a full damper replacement. Planning a trip to Castle Hill ahead is easier for everyone than a rushed one.

When the work has to happen, how we reach it and how big the site is all affect the cost. Each of those is built into the quote and give you a fixed price before any work starts.

Honest limits

A few issues sit outside what this work can do:

  • Designing the building’s fire compartments

Your questions about fire damper testing in Castle Hill

Which fire authority looks after Castle Hill?

Castle Hill is in the area of Kent Fire and Rescue Service. A report listing every damper, its location and its result is the easiest way to show the dampers are maintained.

Can the work in Castle Hill be done at night or at weekends?

Yes. We work evenings, overnight and at weekends. It means the site in Castle Hill keeps running as normal. Let us know the hours you’re closed and we will book within them.

Can you come out in an emergency?

Yes, day and night, every day of the year. Our office is open from 8am to 6pm on weekdays, with the emergency line covering every other hour.

Do we lose a day’s trading?

Not normally. We work when the area is out of use, such as evenings, overnight, early mornings or weekends, so you keep your normal hours.

Do you offer maintenance contracts?

Yes. Scheduled maintenance plans are part of what we do, set at the interval the system needs. Each report recommends when the next visit should be.

What accreditations do you have?

CHAS, SafeContractor, ISO 9001 and BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. We have been trading since 2009 and we are fully insured.

Can one contract cover all our sites?

Yes. We work across South East England and London, so we can schedule a run of sites on one programme. Each site gets its own report and pictures.

What happens if you can’t reach some of it?

We never leave them off the paperwork. You will know exactly which parts weren’t reached and why, along with a quote to put access in.

Between visits

Looking after the system between visits is straightforward, and it helps at the next visit:

  • Store test records alongside the fire risk assessment
  • Add new dampers to the register as they’re fitted
  • Get remedials done soon after a failed test
  • Don’t let anything obstruct a damper’s blade

Pass the report to whoever keeps your fire risk assessment up to date so their assessment matches what was found. Faults on the report are worth closing off quickly.

Where a damper sits in ductwork that collects dust or grease, keeping that ductwork clean helps. Duct cleaning and damper testing can be planned side by side.
