Fire damper testing in Harlow

Fire damper testing in Harlow

A drop test is simple in principle: we release the blade, watch it close fully, then reset it. We test dampers for sites in Harlow and the rest of Essex, keeping a log for each damper so there’s a history to look back on. The work covers wall and floor dampers, offices and schools and motorised smoke dampers, and common reasons people get in touch are buildings with no damper register and dampers flagged on a fire risk assessment.

Many building managers in towns like Harlow find out about their dampers through a fire risk assessment. A first test normally starts with tracing the ductwork and recording every damper and its access.

Nothing is signed off by word of mouth: a dated report with photos of the work, plus a certificate through the BESCA Vent Hygiene Elite portal when the work is a TR19® Grease clean. It shows what was done and what, if anything, couldn’t be reached.

What fire damper testing cannot fix

Before you book, it helps to know what’s not included:

  • Fire risk assessments, which need a fire risk assessor
  • Control wiring problems outside the damper itself
  • Approving the building’s fire strategy

Not sure which it is? You can give us a ring on 0345 646 2711, or send details by email and we’ll tell you honestly.

Fixed quotes for fire damper testing in Harlow

Sites vary more than people expect. The main factors:

  • Whether it’s a one-off visit or part of a schedule
  • How big the system is
  • Any permits to work or inductions
  • Parking and loading at the site

You will not find a price list here, because the cost depends on the site in front of us. Call for a fixed quote, and we will talk you through it.

Asking for a quote

Photos let us diagnose from a distance. The most useful are:

  • The times we could work without disrupting the site
  • Where the site is and what kind of site it is
  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • Any symptoms, from odd noises to smells or leaks

To help us quote: where the site is, what it is and its opening hours, photos of the system and the last certificate or report, if there is one. Then phone us on 0345 646 2711, or email photos.

Keeping the system healthy

Think of this as the after-treatment advice, in brief:

  • Tell contractors where dampers are before they start work
  • Book the next test before the year runs out
  • Keep damper test reports with the fire safety log
  • Act on failed dampers rather than leaving them on file

Dampers we couldn’t reach are listed with the reason, such as no access panel or a blocked hatch. Access panels can be fitted so those dampers are tested on the next visit.

Deal with leaks and condensation near dampers quickly. Corrosion is a common reason blades stick.

Part by part

Access panels

Access panels sometimes get painted over, screwed shut or hidden by new ceilings. Letting us know where they are speeds the visit up.

Smoke dampers

Smoke dampers are motorised and run by a control system. Testing means operating them from the controls to confirm the blade moves all the way.

Signs you need fire damper testing in Harlow

Fusible links and springs do not last for ever. Damaged or painted links and weak springs mean the blade may stop short, which only shows up when the damper is dropped.

Most sites get in touch when they notice one of these:

  • Fire dampers with no recent test record
  • Dampers clogged with dust or grease
  • Damper actions from a fire risk assessment
  • Dampers hidden with no access panel or hatch

The nearest hospital, Princess Alexandra Hospital, is about 1.2 miles west; healthcare buildings like it are a reminder that dampers protect people who cannot move quickly.

Before booking anyone

  • If they look at the system before pricing
  • Whether they recommend a next date
  • Whether the figure could change on the day
  • What hours they’ll be on site

Our hiring checklist

Fire dampers in Harlow buildings

Food Standards Agency data includes about 30 schools, colleges and universities, about 39 care, childcare and hospital premises and about 5 hotels and guest houses within about 1.5 miles of central Harlow. Many buildings of this kind have ductwork through fire-resisting walls and floors, and the dampers at those points need testing at least annually. Harlow’s nearest hospital, Princess Alexandra Hospital, is about 1.2 miles west. Healthcare buildings rely on fire compartments to protect people who can’t easily move, and dampers keep those compartments sealed. Harlow sits within the area of Essex County Fire and Rescue Service. Under the Fire Safety Order, the responsible person has to keep fire safety systems, dampers included, in working order, and the fire authority enforces that in most non-domestic premises.

If you manage a school site such as Cooks Spinney Primary Academy and Nursery, any fire dampers can be tested in the holidays.

Leave it or put it right?

Until a damper has been dropped, you can’t say whether it works. A test gives you a clear answer, and we can offer remedials for any that fail, and that is something you can plan around. A fresh certificate on file is the best thing to have when someone asks to see your records.

The cost depends on how big the system is, the condition it’s in and how easy it is to reach. You get a fixed price before we start, so you know where you stand.

What we do, step by step

Night work is normal for us. Evenings, nights and weekends are when much of our work happens, so a kitchen or building can carry on as usual the next day. On site, the work takes a morning or an afternoon for a small number of dampers, longer where there are many. Photos taken on a phone are normally enough for us to plan a job in Harlow and give a fixed quote.

  1. We go through the damper schedule and any previous faults.
  2. We locate every damper and note any we cannot reach.
  3. Fire dampers are drop tested, and smoke dampers are tested through their controls.
  4. Passes are reset and any failures recorded with the reason.
  5. The report sets out the results, and we can quote to repair or replace failed dampers.

Preparing for the visit

  • Mention any locked doors, roof access or ceiling voids
  • Tell us about site rules, permits or sign-in
  • Mention any parking or loading restrictions

Ask for a quote

The quickest way to a quote is to send photos: the system from a couple of angles, plus any access panels or hatches. Add the site type and your opening hours, and many jobs can be priced from that alone.

Common questions in Harlow

Can you work in Harlow outside opening hours?

Yes. We work evenings, overnight and at weekends. Your customers, staff or residents in Harlow needn’t be disturbed. Tell us your opening hours when you ask for a quote.

Who is the fire and rescue service for Harlow?

Essex County Fire and Rescue Service is the fire and rescue service for Harlow. BESA guidance is that every fire damper is tested at least once a year, so an officer or insurer may expect a report less than a year old.

Do you have insurance?

Yes. Full insurance covers our work, and we have been trading since 2009.

Is there a survey before the work?

Yes. Every job is surveyed first, either from photos and details you send or on a site visit. Then you get a fixed quote.

What is TR19?

It’s BESA’s specification and the benchmark insurers, fire officers and EHOs look to. It sets out inspection, cleaning and record keeping and expects a risk-based approach.

Our accreditations are CHAS, SafeContractor and ISO 9001, alongside BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. The Vent Hygiene Elite scheme is run by BESCA and audited independently.

What if a damper has no access panel?

We don’t leave it off the report; we note it as not reached. Once there’s a panel or a way through the ceiling, it can be tested.

Can you look after several sites?

Yes. Send the list of sites and the work at each and you’ll get one fixed quote.
