How we handle fire damper testing in Epping
BESA guidance is that fire dampers should be tested by a competent person when they’re installed and at least annually after that. Spring-operated dampers need testing every year as a minimum. We carry out fire damper testing for buildings in Epping and give you the records to show it’s been done. We’re often asked to deal with fire dampers with no recent test record and smoke dampers with no recent test, across riser dampers, fusible link fire dampers and motorised smoke dampers.
In smaller places like Epping, dampers are often in the ductwork serving kitchens, plant rooms and escape routes. Testing is planned around residents, pupils or guests.
We’ve been trading since 2009, and we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we carry full insurance.

Leave it or put it right?
Until a damper has been dropped, you cannot say whether it works. A test gives you a clear answer, and we can offer remedials for any that fail, which is far easier to plan for. Even a site near Epping that is only busy part of the week needs its system checked on a schedule.
Kitchens, offices, schools and hospitals are all priced the same way: the size of the job, access, condition and working hours. Ask for a fixed quote and we’ll go through it with you.

The process
A visit follows the same order every time: protect the area, make the system safe, do the work, clear away and hand over the paperwork. On site, the work takes a few hours for a single floor, with bigger buildings phased over more than one visit. In a smaller place like Epping, parking is rarely the issue, but tell us about gates, roof access and opening hours.
- We go through the damper schedule and any previous faults.
- Each damper is found and checked for access.
- Fire dampers are drop tested, and smoke dampers are tested through their controls.
- Dampers that pass are reset, and failures are logged with what we found.
- We report the results and offer remedials on failed dampers.
Before we arrive
- Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas
- Let us know about permits to work or site inductions
- Mention any parking or loading restrictions

Multi-site and managed buildings
For anyone managing more than one site, we can schedule visits across all of them on one quote. Every building has its own written report, so records stay tidy.
From a single site to a large estate, the standard is the same: diagnosis, a fixed price, work booked around your hours and a written report with photos.
How we price fire damper testing
There’s no set price list, because sites vary so much. The quote depends on:
- The condition we find in the survey
- Where the site is and how we reach it
- How easy every part is to reach
- The number of sites or systems
Several systems or sites on one quote often makes better use of the time. Tell us about everything you’d like looked at, and you will get one fixed quote.
Asking for a quote
What to send for a quote:
- Any access panels or hatches you can see
- Any symptoms, from odd noises to smells or leaks
- Your opening hours and when the area is out of use
- Photos showing the whole system and its surroundings
Quotes are quick. Call or email with a few details and you will usually have a fixed price within one working day. If we need to see the system first, we book a survey around your hours.
What fire damper testing looks like in Epping
There are about 4 schools, colleges and universities and about 12 care, childcare and hospital premises on the FSA’s food hygiene register within 1.5 miles or so of the middle of Epping. Buildings like these often have ducted ventilation, and wherever a duct crosses a fire-resisting wall or floor there should be a damper, tested at least once a year. St. Margaret's Hospital is the nearest hospital, about 0.7 miles north-east of Epping. Healthcare buildings rely on fire compartments to protect people who cannot easily move, and dampers keep those compartments sealed. Epping sits within the area of Essex County Fire and Rescue Service. Its fire safety officers enforce the Fire Safety Order in most non-domestic buildings, and that covers fire safety systems such as dampers.
If you manage a care home or clinic near Epping, the testing that a hospital like St. Margaret's Hospital (about 0.7 miles north-east) relies on applies to your dampers too. If you manage a historic building in the area (Hill Hall is about 2.5 miles south-east), dampers fitted during conversions can be hard to reach and need recording. A school like Epping Primary School can have any dampers tested over half-term without disturbing lessons.
Epping is about 4 miles north-east of Loughton, in Essex. Sites in Epping get the same service as everywhere we cover: diagnosis first, a fixed price, out-of-hours working where needed and a written report with photos. Work in CM16 is surveyed, quoted and booked the same way as anywhere else. Local streets include High Street, Station Road and Twankhams Alley, and we cover them all for fire damper testing. Different parts, different methods
Ceiling voids and risers
Where ductwork runs up through a building, there are often dampers at every floor. We work through them floor by floor so nothing is missed.
Smoke dampers
A smoke damper that doesn’t respond to its controls is recorded as a fault, with a note of what we found.

In-house cleaning or a specialist?
Keep a record of what your team does. A dated log of in-house cleaning and checks helps show that the system is managed between specialist visits, alongside our reports.
Staff cleaning and specialist work aren’t the same thing. Wiping filters daily and washing them weekly keeps the visible parts in order, but they do not reach the grease that builds up further in. Reaching it takes a specialist with the right equipment.
What a clean won’t put right
A few issues sit outside what this work can do:
- Control wiring problems outside the damper itself
- Deciding where dampers should be fitted
- Sign-off of the whole building’s fire safety
Not sure which it is? You can call us on 0345 646 2711 or use the quote form and we’ll tell you honestly.
