Fire damper testing near Gidea Park

Fire damper testing in Gidea Park: local notes

Food Standards Agency data includes about 22 schools, colleges and universities, about 63 care, childcare and hospital premises and about 6 hotels and guest houses in and around Gidea Park, up to about a mile and a half out. Buildings like these often have ducted ventilation, and wherever a duct crosses a fire-resisting wall or floor there should be a damper, tested at least once a year. Harold Wood Hospital is the nearest hospital, about 1 mile east of Gidea Park. Where patients or residents may need help to leave a building, working dampers matter all the more. London Fire Brigade covers Gidea Park. Under the Fire Safety Order, the responsible person has to keep fire safety systems, dampers included, in working order, and the fire authority enforces that in most non-domestic premises.

If you manage a care home or clinic near Gidea Park, the testing that a hospital like Harold Wood Hospital (about 1 mile east) relies on applies to your dampers too. If you manage an older building converted to a hotel or venue, like many historic houses in the area (Hare Hall is about 0.6 miles south-east), finding every damper is the first job.

Gidea Park is about 1 mile north-east of Romford, in Greater London. Across the RM2 area, we can carry out fire damper testing at your premises. Our area takes in 764 places across Greater London, from busy centres to quieter spots. Our London page covers sites nearby (14 miles or so).

How we handle fire damper testing in Gidea Park

In a fire, ductwork can act as a shortcut for flame and smoke from one part of a building to the next. A damper only does its job if the blade can drop fully. Regular drop testing is how that gets checked in each part of the building. The work covers wall and floor dampers, riser dampers and fusible link fire dampers, and common reasons people get in touch are dampers hidden with no access panel or hatch and dampers affected by leaks or condensation.

Many London buildings have been through several fit-outs, and dampers are often left behind new ceilings with no way to reach them. Locating each damper in a building in Gidea Park is the first part of a proper test.

The report is your system’s health record: a dated account with photos of everything we did. For TR19® Grease cleans, the certificate comes through the BESCA Vent Hygiene Elite portal, ready for your insurer.

Gidea Park: your questions answered

Which fire authority looks after Gidea Park?

Gidea Park is in the area of London Fire Brigade. Keep each damper test report with the fire risk assessment and the building’s log book, ready to show.

Can fire dampers in schools around Gidea Park be tested in the holidays?

Yes, out-of-term visits are normal for schools. With about 22 schools and colleges on the FSA’s register within roughly a mile and a half of Gidea Park, it pays to plan holiday dates ahead. You can ring 0345 646 2711, or send details by email with the dates the site is empty.

What information do you need?

Only a few details: the address, the site type, your opening hours and how we reach the system. Photos and any previous paperwork make it quicker. Then call 0345 646 2711, or email photos.

What happens to dampers you cannot get to?

It goes on the report as inaccessible, with the reason. We can fit an access panel so it’s tested on the next visit.

What if parts of the system can’t be reached?

Anything we cannot reach goes on the report, with a note of where it is, and we tell you what would make it reachable, for example new access panels.

Do you offer maintenance contracts?

Yes. Scheduled maintenance plans are part of what we do, set at the interval the system needs. Each report recommends when the next visit should be.

Who is responsible for fire safety on the premises?

It depends on the building. The Fire Safety Order 2005 puts the duty on the responsible person, which may be the employer, owner, landlord, facilities manager or managing agent.

Which accreditations do you hold?

BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease, plus CHAS, SafeContractor and ISO 9001. We are fully insured and have been trading since 2009.

What we do, step by step

We work around your opening hours, not the other way round. Most visits are booked for when the area is out of use, such as evenings, overnight, early mornings or weekends. When the team arrives, the work area is protected and the relevant equipment is switched off to cool, and the work takes a couple of hours for a few dampers, and a day or more across a big site. Expect the work in Gidea Park to happen after your last customer leaves, not during trading.

  1. First we look at any damper register, drawings or earlier test reports.
  2. Each damper is located and reached through its access panel.
  3. Every fire damper is dropped, and every smoke damper is tested through its controls.
  4. Each one that passes is reset, ready to work.
  5. You get a report listing each damper, its result and any remedials needed.

Before we arrive

  • Move anything stored near the system
  • Tell us where we can park and unload
  • Let us know when the site is closed or quiet

Photos are enough for some jobs, while others need a look on site. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, the quote is fixed before any work is booked.

Advice

What affects the quote in Gidea Park

Some jobs are bigger than they look, and some smaller. The main factors:

  • Site requirements such as sign-in and permits
  • Travel, parking and unloading
  • Whether it’s a one-off visit or part of a schedule
  • How easy every part is to reach

A single site or a whole portfolio, the quote is built the same way: the work involved, the access and the timing. The price is fixed before work begins.

What we need to know

A few details help us quote accurately. With your enquiry, please include:

  • Photos showing the whole system and its surroundings
  • The paperwork from the last visit, if you have it
  • The postcode and the type of business
  • Problems your staff have spotted

For a fixed quote, phone us on 0345 646 2711 or email us with the site type, your trading hours and a short description of the system. Photos and the last report, if you have one, make the quote quicker. You will normally have a quote within one working day.

Aftercare tips

To keep the system working properly between visits:

  • Brief other trades about dampers in ceilings and risers
  • Keep an eye out for damp around dampers
  • File every damper report where your assessor can find it
  • Never wedge or tie a damper open

Failed dampers are set out separately, each with the fault we found, along with an offer to repair or replace them. Once the work is done, the damper is tested again and the record updated.

Deal with leaks and condensation near dampers quickly. Corrosion is a common reason blades stick.

Managing agents and facilities teams in Gidea Park

Facilities teams in offices, schools and healthcare sites book us too in Gidea Park and across Greater London. Larger estates can be phased building by building around the people who use them.

Keeping records across a portfolio is half the battle. Each visit produces a dated report with pictures, ready to show insurers, fire officers or EHOs.

When it’s something else

Before booking, it helps to know what’s not included:

  • Gaps in the wall or floor around the damper
  • Ductwork crossing a fire wall with no damper fitted
  • Fire risk assessments, which need a fire risk assessor

If in doubt, give us a ring on 0345 646 2711, or email photos and we’ll say what we think.

Where we work

  • Riser dampers
  • Hospitals and care homes
  • Offices and schools
  • Wall and floor dampers
  • Fusible link fire dampers
  • Motorised smoke dampers

What your team can do, and what needs us

Some jobs should never be done in-house: entering ducts, working on fans, testing dampers and taking grease readings need training, the right equipment and safe access. That is our job.

Staff cleaning and specialist work are not the same thing. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they do not reach the grease that builds up further in. Reaching it takes a specialist with the right equipment.

Do you need fire damper testing in Gidea Park?

The law puts a duty on the responsible person to keep fire safety systems, dampers included, in working order. Whoever that is, whether employer, owner, landlord, facilities manager or managing agent, needs to be able to show the dampers work.

It’s time to book a visit if you see:

  • Smoke dampers with no recent test
  • Dampers that stick or won’t close fully
  • Fire damper items raised by an assessor
  • Fire dampers that haven’t been tested for over a year

If you manage offices, shops or flats near Gidea Park station, the ductwork in them may pass through fire-resisting walls and floors, and any dampers need testing at least once a year.

Before booking anyone

  • Whether the quote is based on a survey or pictures
  • If the quote is a fixed price or an estimate
  • How they set the interval to the next visit
